Prices are for the property per week in UK Pounds, Euros are accepted at the current exchange rate.
No extra costs for Air conditioning on holiday lets of up to 1mth.
Long term lets at reasonable rates e.g. 6 months let Oct 11-March 12 = £699 mth plus, utility bills. 11-12mth let £699 per mth plus, utility bills.
Winter lets of one to three months = £720 per mth plus, utility bills.
Cancellation policy if you cancel your holiday up to 8 weeks before arrival date loss of deposit.
Changeover day
Changeover days are flexible, although Saturday is the preferred day with guests required to vacate at 11am. However, in order to suit flight pricing/restrictions change over can be any day or time with prior agreement and subject to other bookings.

Notes on accommodation
This property is suitable for both Golfers and families with children. And is a large 3 double bedroomed house on 3 levels and can accommodate 8 people.
For additional comfort the house is fitted with Air-conditioning.
The house has its own secure garden area with large patio, it is also set in a closed community with enclosed private gardens and looks out onto a large pool for the residents use, a pool attendant is in attendance during the pool opening period of 1st June to mid September.
Children’s park with toddler area & snack/drinks bar 150 yds from house, plus, 5-a-side football pitches.
Go-karting and water park nearby (10 mins by car).
2 Cots, baby toddler toys available, plus, 2 car seats = baby (0-1) toddler (2+) booster seat available at no extra charge.
The golf clubhouse has extensive amenities with restaurant, bar, pool & leisure facilities. The 4 star Hotel at entrance of golf complex has restaurants, bars, shops, spa facilities, pool, casino entertainment.
Accessibility
This property is on the small development of green/Hoya 4 and is frontline to golf course.
Facilities for babies with two good sized cots with baby linen provided, with some baby toddler type toys. Children and families are catered for in this gated community with enclosed private gardens, a selection of CDs and DVDs, bats, balls, buckets and spades. Two adult bikes.
However, the house does not have facilities for wheelchair users, as all bedrooms are spread over the second and third floors.
Outside
Extensive private gardens in a gated community are enclosed for sole resident use and only accessed by the group of townhouses.
The house has 3 large patios/terraces each on a different level:-
1. on the ground floor leading directly from the lounge to the gas barbacue, plus, wooden table and chairs for outdoor dining;
2 and 3 lead off bedrooms giving stunning views over the golf green 4, plus, the pool and gardens, each with garden furniture to include: table, chairs, sun beds & reclining chair.
A small private garden with an enclosed fence and a lockable gate.
The large swimming pool area is patrolled by a life guard and has enclosed fencing enabling access via a gate for child safety.
The house has two parking spaces in the secure under ground garage, under the complex. Please note - The swimming pool is large with a shallow end for children, is shared with other residents of this small group of townhouses however, it does not get crowded & is open June to mid September.
Coast/Beach
The Townhouse is a 10 minute walk through the golf complex to a wide clean sandy beach that is safe for children to play with swings and slides.
Beach and pool towels are provided free of charge to save on luggage space.
The beach runs for miles with good access along various points of the coastline, predominantly the beach is flat however, in places access to the beach can be via steps, or via driving down a slope. Walking access to beach bars & restaurants plus, night market in July & August
Golf
Nuevo portil was designed by Alfonso Vidaor and was opened in 2001. It is located near the beach and is set in an area of exceptional beauty with coastal lagoons, dunes and overlooks the natural park of 'Marismas del Piedras' and 'Flecha de el Rompido'. Fairways: Bermuda.

Green fees: November, February, March and October (high season) £31-£40; December, January and April-September (low season) £29-£35 (subject to change)
The course has wide fairways, several doglegs and gentle greens, making it a pleasant course to walk around.
Club house facilities, outdoor swimming pool, snack bar cafe, a la carte restaurant, gym, sauna and Turkish bath, hair salon and beauty treatments, massage and aromatherapy room, tv room and library, driving range, putting green, chipping green, bar, pro shop, resident professional, 18 hole golf course, club house swimming pool, club house lounge.

Special interest holidays
Two adult bikes are available upon request and with no extra charge. 1 male and 1 female bike well maintained. This area lends itself to cycling holidays as well as beach & golf, as the area has miles of newly constructed cycling pathways along the coastline, through duned beaches to neighbouring villagers and through the pine forests. Further bikes can be hired per day or for a week etc by a local supplier.

As we are local to the property we can provide you with a good service. We do not use managing agents. Information on golf club hire available.
Travel
Airport transfer for up to 5/6 provided for £80 each way. Car & driver available also for occasional day trip out eg to city of Seville 130 euros for the day.
Although car hire is recommended to take advantage of the lovely surrounding area and towns.
The house is about 80-90 minute drive from Faro airport, wherein a wide range of car hire companies are available, Avis, Holiday Autos etc.
Seville Airport also serves this area and is approximately 60-80 mins drive away from the house.
Distances
The uninhabited area of the Cota de Doñana National Park with its sand dunes and marshlands is a vitally important natural environment for endangered wildlife species (30 mins away).
Towns in the area:
El Rompido, a lovely traditional fishing village. Cartaya, a small typical Spanish town. Aljaraque, a lovely Arabic style town very oldy world.
Ayemonte, a lovely town with cafes and restful squares alongside the sea.
Seville. The regions capital city, an historic city well worth a visit.
Further details
The region is a typical Spanish holiday area, although more Brits are starting to discover this unspoilt area and as such Nuevo Portil and El Portil have the amenities you would come to expect such as banks, pharmacies, supermarkets, cafe bars, restaurants, golf, cycling, souvenir/holiday type shops etc.
Other amenities such as restaurants are available just a walk through the complex and on the coast road, traditional Spanish bars, cafes and tapas are very close in El Portil and El Rompido with those wonderful bars.
The area is uncommercialised and still retains its traditional Spanish appeal & authenticity.
Along the beach front there are many good sea food and other Spanish tapas cafe bars & sit down restaurants.
A 10 min drive away you can access a large water theme park and a Go-Kart track.
The local area is cycle friendly with newly constructed cycle ways through the woodlands, along the beach front to neighbouring towns(2 bikes available).
The beach is a 5 -10 mins stroll away through the golf complex. With wide, safe, sandy beaches enclosed from the sea by a sandy bar.
The beautiful white pueblo village of El Rompido is a 5-10min drive away, with its quaint fishing boats in the harbour, lots of good sea food restaurants.
A water park and go-karting track are 10-15 mins drive away and situated next to each other for children & adults alike they are good fun for the day.
The city of Seville is 50-60 mins drive away & full of history, culture and very good shopping with a lot of smaller boutique types of shops. Restaurants & tapas bars in Seville are wonderful places to eat & drink in with a fantastic Spanish atmosphere.

About the owner
Hello we are John & Hazel Cavanagh both from the North West area of the UK, married with 3 grown children.
We both have always wanted to own a home abroad we looked long & hard until we found this stunning location and bought a fantastic townhouse on a golf course then had a large detached villa built.
We then left our jobs as college lecturers in the UK 5 years ago for a better quality of life living in the fantastic area of the Costa De La Luz. (Coast of Light). We have gained a quality of life we love, our slower pace of life encourages us to fulfil hobbies & passions we love in this totally authentic part of Spain.
As we have a large family back in the UK we travel back at regular intervals to spend time with our families.
But always love to return to our peaceful Oasis.

Why the owner chose a home in this location
Upon searching mainland Spain we fell across the Costa De La Luz we had never been to this area before and found we loved the Spanish authenticity of this unspoilt area, with its fantastic green landscape, unspoilt beaches, closeness to the National park, to the airport in Faro on the Portuguese Algarve, and to Seville airport.
The icing on the cake for us was that a major historical city such as Seville was on our doorstep less that an hours drive away.
We had the villa built because of the peaceful location, the space it gave us & the fantastic views from the patios, the stunning beaches & the local towns.
Unique benefits of the property
The townhouse is located on one of the best developed golf courses in this area, and overlooks green 4, so the aesthetic outlook from the house is fantastic.
The long sandy beach with its bars, cafes and restaurants is a walkable distance from the house, or just hop on the tourist train which picks up & drops off outside the house, and runs into the town of El Portil, though the golf complex.
You will not be handled by any agents, you deal directly with us the owners.
The loan of two adult bikes as the area has miles of newly formed cycle ways running alongside the beach, through the dunes, it to the woodlands through to the many small villages that occupy this coastline.
Beach towels provided to save on luggage space. Airport pickups for up to 6 people provided at 85 euros each way.
