The Villa is in the superbly designed development La Ladera Del Golf with generous parking and service roads. Its fully fitted, and beautifully furnished for the owners use throughout with air conditioning. The villa is built on land that has been carved out of cliffs overlooking the golf course and the resort. These factors combine to create an extremely large terrace with a magnificent view. Below you the whole of the resort is laid out with the green of the golf course and the cream and terracotta low-rise buildings surrounding the marina with blue sea. Above, is the blue sky and a combination of colours that you never tire of as you enjoy the warm sunshine on the south-facing terrace. Everything in the resort is within walking distance and the attractive marina provides a wide range of restaurants and bars to suit your mood including top class cuisine in attractive locations overlooking the water.

Changeover day
Changeover day is frequently Saturday by client choice and sometimes Tuesday or Thursday for people flying in to Almeria. Changeover day is flexible as long as it fits in with existing rentals on either side.

Notes on accommodation
The elevated south-facing location of the house ensures that there is a good flow of cooling air from the front to the back of the house. Three-speed ceiling fans and lamps are provided in each bedroom. A three speed ceiling fan and lamp is also installed on the terrace. Air conditioning maintains cooling in the summer and heating in the winter. If a gourmet evening at home takes your fancy, the terrace, the dining area and kitchen is fully equipped to allow a substantial and stylish dinner party for 6 (or more) to be undertaken. The local area provides a wide variety of seafood, meat, cheese, wine, fruit and other wonderful produce to match your style and enthusiasm when eating-in. Eating-out in style is just 3 minutes away in the car or 15 minutes if you want some gentle exercise and a glance at the milky-way to guarantee a good night’s sleep.

Accessibility
The property is on ground floor level with reasonable wheelchair access to all rooms and the terrace. Most of the floor area is level apart from the patio and front door steps.

Outside
The main swimming pool, set in a large garden and surrounded by grass, shrubs and trees, is 150 feet long with a separate pool for children. From June until the end of September the pool is watched over daily by a lifeguard. There is an adjacent play area with apparatus for young children plus paddle tennis, boule and table tennis. The private large terrace provides sufficient space for a relaxed party accommodating the six sun loungers, six patio chairs, patio table, coffee table, BBQ and the dining table laid with a buffet and drinks. If you enjoy the combination of a stunning sunset, happy hour and a comfortable front row seat on the terrace then your early-evenings are already fully booked. The sunsets over the sea and the Sierras should not be missed. The front garden has a water feature and colourful flowers and shrubs. There is also an attractive back garden.

Coast/Beach
The beaches and the marina are 3 minutes away by car. Alternatively a pleasant 15 mins walk will get you there with a slightly higher heart rate but absolutely no trace of guilt, in fact, all the main features of the resort are within walking distance. If you are happy to just pass a few days in the resort just around the apartment, terrace and gardens, huge pool, beaches and the marina you could quite easily manage without a car.

Golf
Almerimar has an excellent 27-hole golf course designed by Gary Player in 1976. The Golf Hotel is friendly and the attractive restaurant provides excellent food for hungry golfers. Clubs, trolleys and buggies are available for hire. The Golf Club is clearly visible from the apartment terrace about 800 metres distant over two fairways the nearest of which is just a stiff par 3 distant and some 75 feet below. 2 minutes away in the car – it could not be more convenient. 30 minutes by road to the east towards Almeria are two more excellent courses, La Serena at Roquetas and La Envia just 10 minutes north of Roquetas in the mountains – not for the faint-hearted! An hour to the east is the new and highly rated Valle d’Este golf course and another 15 minutes east brings you to the legendary Desert Springs course - Almerimar is a golfer’s paradise.

Skiing
The apartment is just 2 hours away from the great Sky Station ski village resort near Granada in the Sierra Nevada range reached through breath-taking scenery on top class mountain motorways. The Ski resort has ski-runs going up to 3,300 metres altitude and a very attractive ski village with ample high quality accommodation at reasonable prices if you fancy staying over for a couple of nights. In the winter and spring, one-day skiing excursions are quite practical and excellent fun. Leave the apartment at 8am arrive at 10am, hire your skis have an early lunch and be on the slopes with your half-day pass by noon. Ski until 5pm. if you’re keen, have a nice relaxing apres-ski tea or something stronger and be back in Almerimar by 8pm. A nice warm shower, dress and be out by 9pm, ready for dinner in one of the best restaurants overlooking the marina, for less cost per head than a Friday night pub meal in the UK.

Travel
Malaga is about 200 km to the west and the journey to the airport by car currently takes around 2.5 hrs. Almeria Airport is 45 mins to the east and is now served by EasyJet, Ryanair and Monarch and other airlines from the UK. The Ancient City of Almeria is about 35 mins away. Murcia is 3 hrs to the east. For a real adventure you can reach Almerimar from the ferry at Santander in the north in around 12 hrs with breaks. Alternatively, make this drive really relaxing and get to know the real Spain.

Distances
Two hours to the west of Almeria is Granada and the Alhambra Palaces. The attractive Sky Station Ski Village resort is also here close enough to Almerimar for a skiing day excursion. Oasys, the Western Town and Indian Village where the Spaghetti Westerns were made in the Sierra Nevada foot-hills is also a good excursion at about 60 mins (45 miles) distance.

Further details
The marina area is the focus for all the local shops and the new supermarket. There are also banks, car rental shops and a good sprinkling of other retail therapy opportunities. There is also a wide variety of restaurants to suit your mood from good value tasty Spanish cuisine through seafood, Chinese, Italian to gourmet food served in great surroundings overlooking the water.
