Outside
Very private with no overlooking properties. Outstanding pool area with 10m long pool, surrounding area and terraces have a Hispano-Morrocan feel with sculptured rocks, lots of tosca, terracotta, and ceramics. Next to the house is a large, marble, crazy paved terrace. Furniture includes sunloungers, lounger tables, sun seats, patio table and chairs for 16.

The beach is 2 minutes drive.
Golf
The excellent 18 hole golf course at Oliva Nova is
20 minutes drive, approximately.
Travel
The house is located 5km from the A7 motorway, junction 60, taking you to Valencia airport in 45 minutes, and Alicante airport is 1 hour 15 minutes. Car hire is recommended. You will arrive at easy to find local estate agents. They will escort you to the house (2 minutes) and show you around.
Distances
The nearby town of Gandia is less than 15 minutes drive and offers all types of shopping. Gandia beach is just 3km from Gandia and is larger than Xeraco boasting lots of souvenir shopping, as well as plenty of clothes, leather goods, jewellery shops and stalls. For the sporty the marina, the yacht club and the large, busy beach offer all types of aquatic pursuits.
Further details
Xeraco Platya (beach) is just a few minutes drive from the house and offers kilometres of unspoilt golden sands and crystal clear waters, each year winning the Blue Flag clean beach award. There is no busy promenade at Xeraco just a natural beach that is too large to become crowded. The beach area is mostly made up of privately owned apartments but you won't see huge high rises as there is a height restriction enforced on building. Thus the beach remains attractive with a stylish, modern art-deco feel, and is indeed busy enough to provide restaurants, supermarkets, cafes, beach bars, ice cream parlours, seaside shops, souvenir shops, pharmacy, medical centre, bakeries, newsagent, tobacconist, large self-catering shop, small children's play area with rides, bars and a night club, (weekends only).
2km (5 minutes drive) inland is Xeraco town. Larger than the beach it has several banks and provides all the specialised shops you may require, and on Mondays a nice street market. Valanciana is famous for its fiestas and Xeraco celebrates these elaborate street parades to the full, many of which culminate in a firework display, and can be experienced throughout the summer months.
The Safor Mountains behind Xeraco boast small rustic villages such as Barx and Marquqera which are well loved by walkers and cyclists. Fishing and horse-riding are also available locally. Terra Mitica theme park with large rides, a water park and bird park, all lay behind the large resort of Benidorm, approximately 45 minutes from the house.
