Our single storey, southwest facing townhouse is in the select area of Pueblo Chimenea on a small headland at the east end of the popular Burriana Beach, a 5 minute walk away. The historic centre of Nerja is a further 20 minute stroll along the beach and sea front streets or a 5 minutes drive away. The comfortable accommodation offers 2 double sized bedrooms and a large living/dining room with separate kitchen and two bathrooms, one en-suite. From the private southwest facing garden terrace, which is surrounded by mature flowering plants and has views of the sea, an external spiral staircase gives access to the roof terrace which enjoys sun from early morning to late evening and views of the beach and mountains. The location is particularly quiet being distanced from road traffic and the hustle and bustle of the beach but close enough to the shore to enjoy an ambience of distant surf. We have made this is our winter home so it should satisfy both short and long stay holidays.

Prices are for the property per week in UK Pounds. If your holiday overlaps the rental charge bands, the cost will be charged proportionally for each band.
Changeover day
Preferred changeover day is Saturday, but this can be flexible. Your accommodation is available from 4pm on the date of your arrival and needs to be vacated by 10am on the date of your departure.

For our own privacy and comfort we have installed additional sound and thermal insulation on the ceilings and party walls.
Outside
The southwest facing garden is stocked with mature plants and shade is gained from a scrolling canopy and a parasol. There are 4 chairs, table and 2 reclining chairs and a BBQ. An external spiral staircase gives access to a roof sun terrace with stunning views of Burriana Beach. This terrace has a table, 4 chairs and 2 sun loungers and the sun can be enjoyed from early morning to late evening.
Coast/Beach
From Pueblo Chimenea the sunnier east end of Burriana Beach (late evening sun) is a 5 minute walk away. The famous paella bars are on the edge of the beach where paella is freshly prepared over wood fires and there are many other restaurants on its promenade. Sports facilities are available and other conveniences such as fresh water showers are strategically located along the beach. There are 8 other local beaches, all within a short drive.
Golf
The Baviera golf course in Torre del Mar is just 15 minutes drive away.
Skiing
The Sierra Nevada mountains are about 1.5 hours drive away and the famous slopes are open usually from November through to June.
Special interest holidays
This is a great area for walking in the Andalucian Mountains or the local hills which are preserved as a Nature Park, free of housing. Burriana beach offers water sports including a professional scuba diving school. Diving is particularly good along the coastline east of the beach which is a series of unspoilt coves and cliffs with Marine Nature Park status.
Travel
Malaga Airport is 45 minutes away by motorway. Car hire -the owners can recommend a low priced car rental company using up to 6 month old cars with direct pick up from Malaga Airport.
Distances
The town centre is a 25 minute walk or 5 minute drive away (ample car parking facilities are very close to the centre). The famous Balcon de Europa in the centre of Nerja is a focal point for strolling, street entertainers and refreshments. The local mountains are dotted with pretty Andalucian white villages, lakes, gorges and natural parks of outstanding beauty. Granada (Alhambra Palace) is 2 hours away and Seville and Cordoba a little further.

We are a retired couple who now spend our winters in this villa to enjoy the warm weather and excellent social activities available to long stay residents of Nerja.

Why the owner chose a home in this location
Just before we retired we were looking for long term winter rentals in Nerja but discovered this villa for sale and realised this was not an opportunity to be missed. It is one of a small group of villas built 30 years ago on one of the prime sites of Nerja. Being just above Burriana Beach you are aware of the sea and surf in its various moods but far enough away not to be disturbed by the crowds. With a passageway access from the road car noises are also remote so it is very quiet. Most of the adjoining villas are only used by the owners for holidays, so, although it is a terraced 'bungalow', it has all the qualities of a detached property for us.
Unique benefits of the property
Since buying the property we have carried out extensive renovation, in particular, soundproofing and thermally insulating the party walls and ceilings to give it that 'detached' quality for comfort and privacy. So, unlike most 'Spanish' build properties our heating bill in winter is negligible which should also be reflected in a cooler interior in summer.
Creating two new bathrooms is also very convenient for visiting friends. Two couples can share this villa with the privacy of en-suite bathrooms.
With separate garden and roof terraces you can be together or create your own space outside the property as well.
This is not a 'holiday let' property. Those creature comforts we need in the 5 months we are here in winter are available to guests during the rest of the year.
