Las Almendras is situated in a small select residential development in an elevated position with truly wonderful views across the orange and lemon groves, framed by mountains, to the Mediterranean beyond. The small village of Adsubia has a small supermarket, bar and good restaurant and is a few mins' drive away. The larger town of Pego is 10 minutes drive and Oliva, Denia and a choice of superb beaches are approximately 20 minutes drive. The upper floor of the house is open-plan with living and dining area, separate kitchen and door outside to a covered terrace. The bedrooms, bathroom and utility room are on the lower floor and a door leads from here to a further elevated terrace. Steps from here lead down to the pool and pool terrace. Although the house is elevated on a hillside, all the outside areas of the villa are safe for young children.There is an enclosed lower terrace with a gate and the pool terrace is also balconied and enclosed so you can relax and enjoy your stay.

Changeover day
Any changeover day is offered whenever possible. Arrival after 3pm and departure before 10am is requested though we will be flexible with us whenever possible.

(Bedroom 1 is very spacious and has plenty of room for an additional Z-bed in the sitting room area of the bedroom.)
Bathrooms: Shower room on the lower floor (bedrooms level) with wc and bidet.
Separate WC on the upper floor (living area).
Further shower room with wc in an annexe next to the pool terrace.
Kitchen: Cooker, hob, fridge/freezer, microwave, coffee maker.
Utility Room: Washing machine, iron and ironing board.
Living Rooms: Open-plan lounge and dining room with comfortable sofas and chairs and Sky Freeview TV, video, DVD player, air conditioning. Dining area and kitchen through archways off. A door opens from the dining area to a covered terrace.
Other: The kitchen is modern and well-equipped. From the open-plan living room, an archway takes you through to the landing where there is a WC, and the staircase leads down to the bedrooms. The property has a security alarm. Cot and highchair may be available.
Cleaning/towels/
linen/maid service:
Towels and linen are included and are changed weekly. Please provide your own beach/pool towels.

 

Notes on accommodation
The villa is centrally heated with radiators and there are air-conditioning units in the master bedroom and living area (cold and warm air). Gas portable heaters are also provided in the villa.
We have freestanding fans in the villa for use if you need them.
The satellite TV system is Sky freeview. Various News channels, shopping channels, Performance (arts), familar radio channels such as BBC Radio 1,2,3,4, World Service etc and Classic fm, Jazz fm.
The property has a security alarm.

Outside
The swimming pool is 8 x 4 metres with roman steps, underwater lighting and is private to the villa. The pool terrace has ample room to lounge or have a BBQ. We have a very useful pool terrace shower room and WC next to the pool. Steps lead up to lower terrace which has fine views and is enclosed by railings and a gate making it safe for young children. There is a BBQ and sunloungers and chairs for 6, an outside table and a parasol.

Coast/Beach
There are excellent beaches from about 15 minutes drive offering safe bathing and are sandy, clean blue-flag designated. Oliva and Piles are particular favourites and of course the 26 kilometres of beach extending south to Denia. There are beachside bars, cafes and restaurants offering excellent value snacks and meals and for those seeking quieter relaxation, there are many stretches of beach further north without this.

Golf
Oliva Nova, Severiano Ballesteros designed Championship golf course and excellent covered driving range - 20 minutes drive.
La Sella, Javea - 20/25 minutes drive.
Javea Golf course (9 holes but challenging) - 20/25 minutes drive.

Travel
The villa is situated halfway between Valencia and Alicante airports .. approximately 1 hour drive from either. Car hire is essential. There are an increasing number of low cost airlines now using Valencia from Coventry, Bristol, Stansted to name a few. We have been astonished at how low the fares are if you book well ahead and we particularly favour Valencia airport for its size and efficiency. We are happy to help with information about either low-cost airlines or car hire.

Distances
The local village of Adsubia is a few minutes drive away, or a stroll through the citrus groves, and has a small supermarket, bar, a good restaurant and a bank with ATM. Pego is a very Spanish town and is about 5/10 minutes drive with supermarkets, bars, excellent general shopping and eating choices .. well worth a wander.

Further details
Many leisure activities are available for the energetic .. cycling, fishing, golf, horse riding, mountain biking, fell walking, sailing, tennis. El Verger safari park is approximately 15 minutes drive away. The attractions of Benidorm can be reached in approximately 35 minutes drive .. Terra Mitica Theme Park (Spain´s answer to Disneyworld), Aqualandia Water Park. Alternatively, turn inland to the mountain villages and rustic restaurants providing hospitality and regional cuisine .. a taste of the real Spain.

25% deposit to confirm your booking. Balance is payable by 8 weeks prior to the date of your arrival together with a refundable security deposit of £150, refunded within 10 working days of your departure. We are able to accept payment by credit card through Paypal.
