It is furnished to a high standard, with full air conditioning, WiFi and has a landscaped garden with own pool (8x4m), terrace, patios and built in barbecue and is set in its own gated community with additional communal pool. The resort also boasts tennis courts, basketball, football pitch, a golf academy with two-tier range and a 6 hole practice course and a championship 18 hole course designed by Dave Thomas. The newly-opened Club House is tipped as one of the most impressive in south east Spain. Children's play areas and brand new assault course.

Changeover day
Changeover is normally on a Saturday but, when possible, we can be flexible to your needs, although when the villa has consecutive bookings the departure time is requested to be 10.30am.

Bedrooms: Bedroom 1 with double bed, fitted wardrobe, bedside tables, en-suite and views over the mountains.
Bedroom 2 with twin beds, fitted wardrobe, bedside, console table. HD 32"TV/DVD and en-suite.

Bathrooms: Large en-suite to bedroom 1 with shower, WC and hairdryer.

All bathrooms have under-sink cupboards, mirror and shaving point.
Kitchen: Ceramic hob, oven, fridge/freezer, washing machine, dishwasher, kettle, coffee maker and grinder. The kitchen is exceptionally well-equipped with a good range of high quality tableware and utensils. There is also an iron, ironing board and airer.
Living Rooms: Dining area has a wrought iron and glass round table that seats 6 people and has doors out onto main patio. Lounge has comfortable sofa/chairs with coffee table, side table and 32' LCD TV and surround sound with DVD and radio.
Other: Small mezzanine area opening to balcony, ideal to relax with a book and enjoy the stunning views. The villa has two 1st-floor balconies, as well as two patios: one from the kitchen and dining area, with the second next to the private pool.
Cleaning/towels/
linen/maid service:
Linen and towels are provided for each guest. The villa is cleaned and the linen changed weekly. Additional towels for use with the pool can be provided as an optional extra.

Notes on accommodation
The villa is in a gated community and is very safe for children. The entrance hall has space to store golf clubs etc. The villa is non-smoking.

Accessibility
The two twin bedrooms are on the ground floor. Front access is via two steps and rear access has a step (6 inches) over threshold. There are internal steps from the entrance hall to kitchen and lounge and dining area and the villa is thus not ideally suited to wheel-chair users.

Outside
The villa's beautiful landscaped garden is regularly maintained and is a calm and tranquil space throughout the year. The main patio has a built-in barbecue and an additional glass dining table with 6 chairs. There is a second circular patio overlooking the pool. There is also an outside shower next to the pool. In addition, the 8x4m pool is equipped with steps at the shallow end, a ladder at the deep end and has underwater lighting.

A garden parasol is provided. There are 6 reclining chairs for use around the pool and on the patios. The villa has external lighting on the patios and balconies. There is a drive-way and off-street parking.

Coast/Beach
The villa is about 45 minutes away by car from many of beaches on the Mar Menor. The historic port of Cartegena and the beaches of Mazzaron are 30-45 minutes away by car. There are many others beaches to the west on the way to Aguilas (about an hour by car).

Golf
The villa is in the stunning Hacienda Del Alamo Golf Resort. The Resort has an 18-hole championship course along with exceptional practice areas including putting, chipping, bunker and range facilities and a 6-hole practice course. Lessons can be arranged on an individual and group basis with the resident golf professionals. There is a superb club house and restaurant, bar and golf shop.

Skiing
The villa is 3 hours from the Sierra Nevada ski resort.

Travel
Served by two airports – San Javier (Murcia) 30 minutes and Alicante (one hour). Car hire is recommended.

Distances
The villa is between two historic cities - Cartegena 25 mins and Murcia 30 mins. Both have a number of attractions, including large shopping areas with many restaurants and bars.

The local town of Fuente Alamois 5 miminutes away by car, with supermarkets, restaurants and a busy weekly market.

There is a cash-point on the resort and the local town has several banks.

Further details
The Hacienda del Alamo Golf Resort is fairly new and whilst the sports facilities are developed it has few eating facilities on the site. It does, however, offer peace and relaxation in a superb setting and provides easy access to explore the South-east corner of Spain For the seasoned golfer, the Dave Thomas Championship course is simply superb, as is the variety of practice facilities.

The villa has been owned from new by the Smart family. Bought to give the the family the opportunity to enjoy holidays together. Jacqui works as a manager in the NHS, Stewart works in Quality and compliance. The two children are still at school

Why the owner chose a home in this location
The villa is in a gated community on a golf resort in the unspoilt and rural Spain. There are fantastic views from the villa and there is nothing I like more than sitting out on a warm evening sipping a glass of excellent local wine and surveying the view. Over the past four years the area has benefited from a new network of motorways and it is very easy to get around. Whilst away from normal tourist areas there is much to do and see. You can get into the mountains and walk, get to the beach, play golf, tennis, swim and relax at the resort or shop in the two lovely cities. If you want to get into the tourist areas, it is only a short drive to some see side towns.

Unique benefits of the property
This property has been fitted out as a second home so it has for example a good range cooking equipment and appliances that is often not available in other villas. The 28" TV and surround sound is also a great benefit for all the family as it the second TV and DVD allowing smaller children the opportunity to have their own space.
