The villa stands in its own grounds of around half an acre, with lawns and terraces. The BBQ is a building in the garden and can cook for more than 20. There is a beautiful annexe and the house is completely private with electric gates and high hedges and fences. The pool is very large at 12x6 metres. The house is in a quiet area 10 minutes from the town, beach and port areas. Moraira is also only 10 minutes away. It is 1 hour from Alicante and Valencia Airports. Very close to the Golf Course.

| Living Rooms: | Sofa and two arm chairs surround wood burner. There is satellite TV with English BBC ITV etc. A DVD player, CD player and video player. The Dining table has 8 chairs and additional seating is availble throughout the house. |
| Other: | The inside terrace has a table and 4 chairs plus two sofas and 2 armchairs. The outside covered naya has a table and 8 chairs with an additional table and 4 chairs for the outside terrace. |
| Cleaning/towels/ linen/maid service: |
Linen provided for the beds and changed weekly. Towels are provided for use at the house and are also changed weekly. The kitchen and bathrooms are cleaned after one week on rentals of more than one week. |
Notes on accommodation
There is air conditioning in every room and mosquito nets on all windows. There are also radiators in every room for winter lets. The house has cots and books and games for children plus some videos and DVDs.

Accessibility
The grounds are almost completely level with the odd step up to the pool area. There are two steps into the house at the rear and one at the front, but all could be ramped. The house is completely level inside.
Outside
The pool is very shallow at one end and is only 2 metres at the deep end and can be heated for cooler months. The BBQ is enormous and purpose built. There are countless sun loungers around the very private garden and tables and chairs provided for outdoor eating. The covered terrace (Naya) provides the perfect setting for alfresco dining.
Coast/Beach
The beach at Javea is 10 minutes away by car, but you can also visit Moraira's beaches in 15 minutes. There are countless beautiful unspoilt coves in the area and directions are given at the house. Javea and moraira both have sady safe beached with all the amenities you could want close to hand
Golf
The Javea Golf Course is two minutes away. It also has tennis courts and coaching availble. Visitors are welcome.
Travel
Alicante and Valencia arirports are both one hour away. Murcia is around 1 hour 40 minutes. All are by car. Taxis can be arranged or pre-booked.
Distances
Javea town, port and beach are all 10 minutes by car. There is a large Supermarket around 4-5 minutes away by car.
Further details
Javea has an amazing array of shops, supermarkets banks restaurants and bars. The same is true of Moraira. However, a car is essential in this area.
Booking notes
A non- returnable deposit of £150 is payable on booking. The final payment for the rental is due 6 weeks before departure, togerther with a £300 returnable damage deposit. The damage deposit is repaid within two weeks of return.

About the owner
I have 2 daughters. One is handicapped and the house was bought with her in mind, as it is level and in a lovely quiet area, yet only a few minutes from the Town, Beach and Port areas. I wanted my house to be a home and I think it is! The area around Javea is perfect for family holidays with a fantastic beach and good quality restaurants and bars. The town still retains its original character and the port has a thriving fishing fleet. I love my house and it is a pleasure to share it with others.

Why the owner chose a home in this location
The Alborada area of Javea is beautiful. It has retained its select appeal without being a gated community. The houses are all large, with private pools and extensive gardens. It is very well established with no new buildings. The Golf Course at Javea is 2 minutes away and visitors are welcome. Valencia and Alicante Airports are equidistant and 1 hour away and this helps when trying to find cheap and convenient flights.
Unique benefits of the property
This house is an established home, with satellite TV all mod cons and all the little extras you would find in a home rather than a holiday let. There is Air conditioning in all rooms for the summer months and full central heating together with a beautiful wood burner for winter evenings. There is even a heated swimming pool for spring and autumn visits. The house has one bedroom and ensuite in an annexe, which also has its own fridge microwave etc. The other 3 double bedrooms are all in the main house and have 2 bathrooms. Cots and high chairs are at the house and all linen is supplied.
