A beautiful, luxuriously furnished villa situated on the stunning residential estate of Las Laderas which is a small community of luxury detached 4/5 bedroom villas with play areas for small children. Las Laderas is only a 5-10 minute drive from the beach and there are numerous supermarkets all within a short drive. The villa has its own electric gate with secure parking. There are 4 large bedrooms, two of which are en-suite plus a family bathroom. Very spacious living accommodation includes lounge dining area, study, utility room and a large well equipped, cherry-wood kitchen with large American style fridge/freezer dispensing cold filtered drinking water and ice, built in oven, halogen hob, microwave, and dishwasher, ample solid granite work surfaces. Beautiful views of lush green hills and our stunning swimming pool, shaded naya, ample terracing and well maintained gardens complete with orange trees. Villa also has pool table, basketball hoop and board games.

Accessibility
The villa is all on one level apart from steps up to the front door which can be avoided by entering through rear french doors. There are some steps in the garden but again use of these can be avoided as the lower part of the garden can be entered by going around the front of the house. Therefore this property is ideal for those with reduced mobility and children.
Outside
The swimming pool is private and for the sole use of the villa. It is 10 x 5m in size and has two tiled shallow steps into the shallow end and a metal ladder in the deep end. It is a beautiful shade of deep blue and is kept immaculate by our pool cleaner who visits weekly. There is a pool shower as well. The pool is surrounded by ample terracing as well as a lovely shaded naya and is well kept low maintenance gardens with orange trees, palms and various other shrubs. There is a pool table on the naya and a basketball hoop in the lower garden. There is a crazy paved patio area which is shaded by a large chocolate tree - a perfect place to read your book. The naya has a table and chairs for eating alfresco plus sun chairs and sunbeds. There is a shaded car port for keeping the car out of the sun plus parking for another 2/3 cars on the drive. Further parking in the road outside is available. There is also a rotary washing line in the garden.
Coast/Beach
There are many bays/beaches around Javea the nearest being a five minute drive which will take you to the Arenal Beach. A sheltered bay, blue flag with warm shallow waters and litter free sand. Backing the beach are numerous bars, shops and restaurants. The beach has foot showers, toilet facilities and in high season boasts a floating pontoon to swim out to with slides on.
Golf
Javea Golf Club is a very short two minute drive down the lane at the back of the villa. It offers a nine hole course with a par of 72 (18 holes), two putting greens, a driving range, changing facilities and a caddy area. There is an 18 hole course in Denia, 15 minutes drive away and is part of the Denia Marriott La Sella Hotel. Half an hours drive away will take you to Real de Faula golf club in Benidorm which has two courses and was designed by Jack Nicklaus.
Travel
Javea is halfway between Alicante Airport and Valencia Airport both of which are approx a 1 hour drive. Personally I have always found flights in and out of Alicante to be slightly cheaper.
Distances
Beaches, harbours, old historical towns, sports, shopping, a whole host of leisure pursuits, markets, fiestas and festivals, go carting, horse riding, fishing, golf, theme parks, water parks. etc etc are all within a very short driving distance of the villa. Javea and the surrounding towns and villages offer everything you could want in a holiday. The only thing I haven't found yet is an ice rink!
