The property is cleaned weekly with both linen and bath and hand towels provided. Guest are required to bring their own pool and beach towels but these can be hired for a small additional fee if required.

Notes on accommodation
The villa has individual air-conditioning/heating units for each room as well as gas fired hot water & central heating radiators in all living rooms for off season occupancy. The property has attractive marble floors and stairs throughout with shag pile carpets in lounge and bedrooms.The dvd player in the lounge also plays CDs and a small quantity of these as well as DVD,s are provided for guests use.Outside on the patio area, young children would need constant close supervision due to the easy open access to the swimming pool. The kitchen has a convenient serving hatch to the dining area,which also has a sliding window giving access to the brickbuilt barbeque area (illuminated for late night cooking).

Accessibility
The villa is on two floors with no special disabled facilities,or ramps (the downstairs double bedroom and shower room can accommodate most people, including those who might have difficulty with stairs).

Outside
Patio area with h/quality cushioned outside furniture, 2 str.settee, 2 arm chairs and glass topped coffee table. Sun loungers & outdoor chairs. Lovely views overlooking private pool, golf course and woodlands. Brick built barbecue area with illuminated preparation area (a full range of BBQ tools and equipment is provided). There is an attractive 7.5 x 3.5m swimming pool with ladder steps as well as Roman steps. There is also an outdoor shower by the side of pool. The pool has a fully managed filtration system (and pool lighting is installed to add to your alfresco dining experience at night).There are external power points to plug in personal cd players/I pods and speakers if you wish to add a little mood music to the evening drinks atmosphere. The lawned area to the side of the garden & around the pool has its own sprinkler system to keep it green thru the year. The patio area has quality wooden slatted blinds installed (to lower for extra privacy or sun/breeze shelter if required).

Coast/Beach
The villa is only 4 or 5 minutes drive from the Los Narejos beach, with spectacular views over to the famous La Manga strip. The beach here is known to be one of the best sections of the 230 km of beautiful sandy beaches around the Mar Menor(a huge salt water lagoon sheltered by the La Manga strip from the cooler & slightly rougher waters of the Mediterranean beyond its barrier). From here stretches miles of picturesque promenade in either direction with many cafe's/restaurants & small marinas.

Golf
The villa is situated alongside the first fairway of Roda golf course. Set back from the semi rough area but still enjoying magnificent views across the course. The Roda golf course (designed by legendary Dave Thomas) is one of Murcia's best new 18 hole golf courses. The course is accredited by the PGA, with Sam Torrance as club captain (who has described the course as perhaps one of the best in Spain). There is a Driving range plus PGA teaching facilities and the new luxurious club house with truly stunning facilities offers fantastic quality meals and a lively bar/terrace.

Travel
Nearest airport is San Javier airport less than 5 minute drive along the motorway (one junction). Car hire is recommended due to location of villa on quiet far side of golf course complex.

Distances
Nearest village is Roda with restaurant facilities. Nightlife can be found 5 mins drive away at Los Narejos & Los Alcazares. Murcia city is about 30 mins drive away as are Cartagena and La Manga whilst Alicante is about 40 minutes drive up the coast. Cartagena & Murcia have wonderful areas of great historical interest as do many of the towns of inland Murcia.

Further details
Small on site supermarket which stock English newspapers and small selection of essential groceries and wines & spirits. A number of larger supermarkets and shops are to be found in the Los Alcazares or Los Narejos region. There are a number of fine restaurants in the Los Alcazares area Including an Indian restaurant and a pizzaria, most of these have outdoor dining areas in a pedestrianised Bistro area,as well as the normal indoor facilities.Ther are also several larger hotels that are delighted to welcome non guests to their excellent restaurants.

Booking notes
A 25% deposit is required with all bookings, with the balance being payable in full 12 weeks before departure. Any bookings made within 12 weeks of departure require full immediate payment. A £200 security deposit is payable with the balance and will be refunded to you immediately after changeover.
