This air conditioned property was constructed approximately 9 yrs ago, and forms part of an urbanization of typical Spanish residence. The house enjoys a small private tiled garden area, which overlooks some public gardens, and the town and coast beyond. Entrance hall leading into a lounge with (freeview) TV and the kitchen with utility room. Downstairs toilet. Stairs leading to small back bedroom to sleep 2, small build in wardrobe. There is also a long front mail double bedroom with a large built in wardrobe area, with a view of the sea and coastline. Main bath room and shower. This completes the 2nd floor. Leading up to the 3rd floor is a spiral staircase which leads to 2 bedrooms. There is a double bed and also patio door leading to sun terrace, another room with 1 single bed. Fitted wardrobes to service the two rooms and drawer space. The front bedroom has a TV, video and DVD player.

Changeover day
Sunday is the preferred changeover day, however we are prepared to be flexible with regards to this as flight availability plays a big part.

| Utility Room: | In the utility room, there is a washing machine and tumble dryer. This room is also where the gas canisters are stored. |
| Living Rooms: | Large lounge area with triple and double settees, coffee tables. There is also a home entertainment unit containing a TV, video and DVD player and sterio system. There is also a dining table with four chairs and a log fire for winter nights. |
| Other: | There is a large sun terrace on the top floor with views over the town, to the coast and the Donan'a National Park. To the front of the house there is a patio with garden plants and a table and four chairs. |

Notes on accommodation
The property enjoys air-conditioning to the lounge, main bedroom and top floor bedroom. The system also has a heating facility.
Accessibility
Due to a very steep hill leading from the town to the house, the property is probably not ideal for people with mobility problems. There is also no wheelchair access to the house.
Outside
There is a large garden table and chairs available on the sun terrace and the patio area. Comfortable sun loungers are also available on the terrace. Located under the stairs you will find beach chairs, a windbreaker, cold boxes and children's beach toys. There are also two bicycles, a man's and a lady's.
Coast/Beach
The beach of Sanlucar is a 10-15 minute walk from the house. The beach stretches for 2 miles and is made up of very fine sand. The beach benefits from bars, fresh food restaurants and life guards. As the beach is predominantly next to the estuary the water is very warm, shallow and safe.
Golf
There is a golf course available in Sanlucar which is a 5 minute drive from the house. Excellent courses also available in Jerez, Costa Bellina and Puerto Santa Maria. Green fees are usually highly competitive and reasonably easy to book on to. There are two sets of golf clubs available for use, in the house.

Travel
There are several airports that you could fly to, these include, Jerez, which is a 30 minute drive away. Seville, which is approx 1 hour from the house. Gibraltar airport is 1½ hours drive away. And lastly, Malaga airport is 2½ hours drive. Car hire is available from all of there airports, however, we do recommend that you book car hire in advance.
Distances
The world famous cities of Jerez, Cadiz and Seville are short driving distances away. Jerez is 30 minutes, Cadiz, 50 minutes, and Seville approximately 1 hours drive. Gibraltar is also about 1 hour away. There are many other towns and villages nearby that are worth visiting. These include, Medina Sidonia, Arcos de la Frontera, Puerto Santa Maria and Chiclana.
Further details
The region is famous for sherry production, sea food, religious festivals and carnivals. There are fantastic distilleries in Jerez to visit, wonderful festivals in Cadiz and world class history and shopping in Seville. In the hight of the summer temperatures reach around 90-95 degrees, however there is usually a cooling Atlantic breeze.
You can stroll into the town in about 15 minutes, passing through the old local shops and houses. This walk will lead you directly into a more modern shopping area but it still keeps the old Spanish appeal. This leads also into the old Spanish squares where you can sample the local Tapas and see all the Spanish way of life. Sanlucar is a very authentic Spanish town and is famous for it's seafood. Sanlucar is a working town and renowned for the local sherry which is called Manzanilla.

About the owner
We are a family that just love Sanlucar so we bought our holiday home there. It is a wonderful town and the people are warm and make you feel very welcome. We like to share Sanlucar with friends and family and just love to go to the wonderful beaches. We go on bike rides in Seville, what a great day out that is. We love to shop in Cadiz and Jerez. There are many more lovely places to visit and our house is very close to the Spanish National Park of Don'ana. We love to eat good food and Sanlucar is a wonderful fishing villiage where you can eat at the the finest fish restaurants.

Why the owner chose a home in this location
We bought our townhouse in Sanlucar because the Costa de la Luze is a very authentic Spanish area. Our house has views of the town, beach and sea. The roads are very good for travelling. The town of Sanlucar is just wonderful. It is the heart of everything. In the evenings families come out to eat with their children and parents and it is just a lovely sight to see. Lots of hustle and bustle. They eat tapas and just enjoy the warm evening air. The beaches are very clean and you get a lovely south west breeze to keep you cook.
Unique benefits of the property
We have a totally chilled and very relaxing time while we also enjoy the culture and visits to new places. The town has all the amenities you would wish for and is definatley not just stuck in the middle of nowhere.
