Notes on accommodation
Gas central heating throughout and electric underfloor heating except to the bedrooms. Water softener which is a real boon.

Accessibility
Level driveway access and only 4 steps down to the main living area which is all on one level and links to the principal terrace - hence, easy accessibility.

Outside
Private infinity pool (10 x 4) with Roman steps for easy access, barbecue and outside lounge and terrace furniture.

Coast/Beach
Sandy beaches stretch from Denia northwards - 12 minutes by car to Los Molins. Easy accessibility to Javea, Moraira and further south to Benidorm and the Terra Mitica theme park.

Golf
Marriott Hotel and La Sella golf club (27 hole course) within 5 minutes drive or 15 minute walk - excellent facilities open to the public - spa, gym, restaurants etc. Ping golf clubs, bag and trolley available for a nominal charge at the villa.

Travel
One hour by car on the motorway from either Alicante or Valencia airports - only 10 minutes off the motorway from Junction 62.

Distances
Car necessary - within 20 minutes are Denia, Javea, Moraira, Alcalali... beaches, mountains, water sports etc.

The urbanisation has a small supermarket, chemist, bar and restaurant, internet office, tennis courts and horse-riding.

Booking notes
Deposit of 25% on reservation and balance 6 weeks before holiday. Additional breakage bond of 200 euros per booking payable with final balance - to be returned by cheque immediately at end of holiday, assuming no problems.

About the owner
We purchased the villa about 6 years ago and, although many friends thought it unnecessary, carried out a complete refurbishment and re-fitting programme to bring it up to date as this was our home in Spain on a full-time basis. Subsequently we retired from work and decided to spend more time back in the UK and so, in 2009, decided to let the villa to holidaymakers. All of the furniture and fittings commensurate with a quality property remain as we would like our visitors to appreciate they are renting a home in the sun, not just a holiday home. That is why we are so confident you will enjoy yourselves in our villa.

Why the owner chose a home in this location
Denia is a mature Spanish town rather than a seaside resort that dies in the winter - in fact it is the main port to the Balearics. Our previous villa was in Javea which is particularly 'touristy' and about the same distance away - so you can have the best of both worlds. Going inland you are half an hour away from spectacular walking country. But you don't need to go that far as Montgo mountain, a local landmark, can be seen from the villa and offers both easy and challenging walks. The beaches are 10-15 minutes away, the motorway 15 minutes and there are trains to Benidorm, Alicante and Valencia.

Unique benefits of the property
The villa is in an established urbanisation - the community managers like to think this is the best on the Costa Blanca - with a shop, restaurant/bar, chemist, tennis courts and horse-riding. There is 24/7 security.
