This is a large and peaceful property, consisting of the main part of the house which has 5 en-suite bedrooms that can be rented on a nightly B&B basis (contact owners direct for details and availability), or which can be rented in its entirety as a self-catering villa, sleeping up to 12 people. Additionally, there is an independent self-catering apartment on a lower level of the house that can be rented for up to 4 people. Rent both units together, and a group of up to 16 people can be accommodated in comfort.

1 double and 1 twin room in the apartment, each with its own en-suite bathroom. Bedrooms have ample hanging and storage facilities. Recently refitted kitchen with washing machine, dishwasher, microwave, fridge/freezer and oven and hob (electric). Cosy living area and dining space with wood burning stove and satellite TV. Fully furnished to a high standard, and complete with all linen, towels, crockery, cutlery, etc. Central heating.

The main house is available to rent as a self-catering villa with a maximum capacity of 12 people across 5 air-conditioned bedrooms (each with with its own private en-suite bathroom). There are 2 double-bedded rooms, 2 twin-bedded rooms and one triple room with 3 single beds. An extra bed is available that can comfortably be placed in either a double or a twin room, thus providing sleeping accommodation for a total of 12. All bedrooms are well furnished with ample hanging and storage space. The house has a generously-sized, modern kitchen (2 dishwashers, 8 burner hob, 2 ovens, 2 fridge/freezers), a large lounge area with satellite TV and a beautiful glazed dining terrace. Fully furnished to a high standard throughout, and complete with all linen, towels, crockery, cutlery, etc.

The above units are available to rent either separately or together, giving
options for groups of up to 4, up to 12, or up to 16 people at any one time.

 

Notes on accommodation
The apartment (4 people) has full central heating for chilly winter evenings, is self-contained and very private, yet with all the facilities of the Guest House available to the occupier. The main house may sometimes be rented out as a self-catering villa, but at other times the apartment’s occupiers can use the guest house bistro facilities when they wish. All the gardens and the swimming pool are also available to use, although the apartment has its own designated private sun terrace. Set in a rural location, it is rare to find an apartment with such amenities on tap.

The main house has 5 en-suite air-conditioned bedrooms, and is available as a B&B guest house on a nightly basis, or may be rented as a luxury self-catering villa for larger groups with a minimum rental period of 3 nights.

Note: The main house and the apartment are independent of each other (the apartment is on a lower level of the same property), but the large gardens and pool area are common to both units.

Accessibility
The self-catering apartment may be accessed without having to use any garden steps or stairs. There is, however, a flight of 11 steps leading up to the entrance of the main house.

Outside
Extensive private gardens and large, beautifully refurbished swimming pool (12m x 6m) which is for the use of those staying in the Guest House (5 rooms) as well as the apartment. Large range of garden furniture and umbrellas supplied, as well as a private and secluded sun terrace for the use of guests in the apartment only. Barbeque facilities with separate dining terrace also available.

Coast/Beach
8kms from award winning (Blue Flag) beaches at Playa de Gandia, as well as other equally beautiful stretches along the coast. Children's facilities (play areas, etc) available at Gandia beach.

Golf
Seve Ballesteros designed 18 hole golf course at Oliva Nova within 15 kms.

Travel
Situated 45 minutes from Valencia airport and 1hr 20 mins from Alicante airport, with good motorway access to both. Good metro/train connections from Valencia airport to Gandia town. Car hire recommended to make full use of the facilities available in the area.

Distances
5kms from Gandia town, the property is also convenient for access to Valencia city (50 minutes from Gandia by train), as well as Benidorm (40 mins by car), and the Balearic ferry port of Denia (30 mins).

Further details
An extensive range of shops and restaurants are to be found in Gandia town, including supermarkets, cinemas, etc. Theme parks, and water parks are also within easy reach for day trips. Valencia with its famous City of Arts & Sciences is a train ride away.

For those seeking a more active holiday, horse riding is also available in the local area and Gandia is an ideal base for mountain and hill walking, with many designated routes within easy reach of the property.

About the owner
Mark van Jaarsveld and Nigel Bailey are your hosts at Villa Florencia, and we have lived out here since September 2006. Before moving to Spain we lived and worked in London, but spent much of our free time travelling. The idea of a life in a warmer climate was formulated gradually during our travels, and we now run Villa Florencia along the lines of a comfortable country hotel, giving our guests a high level of personal service - in much the same way as the places we enjoyed staying in the most!

Why the owner chose a guest house in this location
We came to the area with the idea of possibly buying a holiday home in the vicinity, and stayed at Villa Florencia ourselves as guests during our property hunting weekend. We fell in love with the area almost immediately, and on discovering that the guest house itself was on the market at that time, we then made the decision to change our lives completely and – in the space of that weekend – to sell our London home, give up our jobs and buy Villa Florencia! It suited us perfectly, with its beautiful rural aspect amongst the orange groves, yet only a very short drive away from Gandia town with all its facilities and superb beaches.

Unique benefits of the property
We now operate the villa as a Bed and Breakfast guest house, with the option of a fully equipped 2 bedroom self-catering apartment for those guests who prefer the more independent holiday. Apartment renters have access to all the facilities of the house, gardens and pool as well their own private patio area in the garden. The vibrant town of Gandia is only 5kms away, and Playa de Gandia is 3kms further on, with its beautiful beaches and lively nighttime bar and club scene. Valencia city with all its sights is 40 minutes to the north by car or train, and Benidorm a similar distance to the south with all its family entertainment and theme parks. You will soon see why this part of Spain is an area that is a favourite holiday destination for the Spanish themselves - come and join them!!
