This stylish, modern villa has 3 bedrooms and 3 newly refurbished bathrooms. The villa is spread over two floors with the main living areas and kitchen with breakfast bar at the entry level. There are also 2 double bedrooms furnished as twins, and the adjacent newly refurbished bathroom has a separate electric shower cubicle and bath. On the same level is a further shower room/laundry, also newly refurbished. Upstairs is the master en-suite bedroom with jacuzzi bath, leading to a private balcony with stunning views over the sea and towards the mountains. Ample terraces for sunbathing and a good sized private swimming pool. Air-conditioning in the master bedroom and living areas. Electric heating throughout with a newly fitted wood burning fireplace creates a fantastic ambiance for those colder nights.

Changeover day
Saturday is the preferred changeover day although we are flexible out of high season. Departure is normally at 10am, and arrival time 4pm.

Living Rooms: The villa has a large open plan living and dining room leading to a covered terrace. Comfortable furnishings, hot and cold air-conditioning, fireplace as well as satellite TV with BBC, ITV, Channels 4 and 5. DVD. Lovely views towards the sea.
Other: The bedrooms are furnished as 1 double and two twins. A highchair and cot is also available. The master bedroom upstairs features an en-suite jacuzzi bathroom as well as a private terrace. There is covered terrace and pool side furniture.
Cleaning/towels/
linen/maid service:
Linen and indoor towels are included and are provided once a week. The villa is cleaned on entry and exit. Additional cleaning at cost if required. The swimming pool is cleaned once weekly all year and twice weekly in summer.

Accessibility
Not suitable for wheelchair users, as there are some steps to be negotiated.

Outside
600sq.m grounds, flat and fully fenced mature garden with two palm trees. Large, private swimming pool. Sun loungers and outside dining and seating.

Coast/Beach
200 metres walk to the beach and local chiringuitos. The water is quite calm and suitable for swimming all year round. The beaches are clean and not commercialised. The local village, Sabinillas, also has a long beautiful beach (about 1.5km drive from the villa), promenade and children's play area.

Golf
The Costa del Sol is the busiest and most popular golf region in Europe and sometimes known as the 'Golf Coast'. With over 60 golf courses in this region, and 4 of Europe's Top Ten golf courses, you are spoilt for choice. The villa looks towards the 18 hole Duquesa Golf Course.

Skiing
Two hours drive to the Sierra Nevadas and skiing at an altitude of over 10,000 feet with brilliant sunshine most of the winter. High season in Spain occurs at early December, Christmas/New Year, mid February and Easter. Middle season is mid January, February and March.

Travel
Malaga Airport 60 minutes drive. Gibraltar Airport 30 minutes drive. Car hire recommended.

Distances
The villa is a 5 min walk to two supermarkets. Puerto Duquesa is 1km away with beach, promenade, restaurants and bars. Full marina services for boating enthusiasts. Vast choice of eating and drinking including French, Italian, Chinese, Indian, Thai and Spanish food. Estepona and Sotogrande are both 15 minutes drive in opposite directions. Great restaurants, bars, shops and boutiques. Puerto Banus 30 minutes drive and famous for its upmarket boutiques and department stores.

Booking notes
Booking enquiries should be made direct, either by telephone or email. A non-refundable deposit of 33% is payable to secure your booking. The balance, plus a £300 returnable damage deposit, must be paid at least 8 weeks prior to your booking. If your booking is made with less than eight weeks to go, then 100% is payable on booking. Linen/towel changes provided weekly. Extra cleaning can be provided at cost.
