The house is old but newly renovated (2 years ago). It is a lovely old building with 2 foot thick walls so is beautiful and cool in the summer and cosy in the winter. The interior of the house is pretty and spacious. and is furnished with beautifully restored furniture which gives it a great feel. It is just off the main road along the Soca valley and so is perfect for accessing all the activites in the region. By main road I mean a road equivilant to a B road in England. The village restaurant/bar is 5 minutes walk. The Soca river, with its renowned china blue water, is 1km away and can be reached by walking across meadow land. Please note that there is a local tourist tax to pay on arrival. This is about 1 euro per adult per night, with 50% discount for older children and free for younger children.
Changeover day
Changeover day is flexible. The house will be available from 4pm and should be vacated by 11am.

Accessibility
The main bedroom is on the ground floor as is the bathroom so would suit someone who wants to avoid stairs.
Outside
There is limited space outside but there is a bench at the front of the house which is perfect for morning coffee/tea as it is bathed in the morning sunshine. Meadow lands are less than 1 minutes walk away and give access to the river and walks.
Coast/Beach
The coast is about 2 hours drive away.
Skiing
There are two skiing resorts within reach of the house; Bovec is only 30 minutes drive away and is good for skiers with some experience. There is a cable car to take you up to the slopes which are at about 2,000m. Cerkno is about 45 minutes drive away and offers good skiing for families. Equipment can be hired at both locations.
Special interest holidays
This is a fantastic location for those looking for an active holiday. There is tons of water sports; white water rafting, kayaking, canyoning, hydrospeeding (body surfing down white water rapids), mini rafting. I'm not an expert but I understand the water provides a wide range of difficulty grades. The water is crystal clear and tastes lovely. It is cold as it comes from mealted snow but just feels refreshing when you are exerting yourself. There is also swimming, hiking, mountain biking, paragliding and hang gliding.
If you like wine there is the best wine growing region in Slovenia only 40 minutes drive away. This area is likened to Tuscany and as you drive over the hill you see rolling vinyards as far as you can see. There must be 70 odd vineyards most of which offer tasting and some offer food
Kobarid, only 5 minutes drive away, is the location of the 2 top restaurants of Slovenia and the small town forms the gastronomic centre of the region.

Travel
Trieste (Italy) is the nearest international airport. It is about 1 hour 20 minutes drive (past the wine area!). It is best to hire a car at the airport and the road is easy to negotiate, mostly along the Soca valley.
Distances
The nearest large village/small town is Kobarid (5 minutes drive) with Tolmin next (15 minutes drive). Kobarid offers small grocery stores and a credited WWI museum. Tolmin is larger, with a supermarket and a great centre for water activities (called Maya).
Further details
The house is only 20 minutes drive to the Italian border and Venice is about 2.5 hours drive away.
Booking notes
A 25% initial payment will be required to secure a booking if made more than 6 weeks before arrival. Full payment is then required 6 weeks before arrival. No money is taken for a deposit but a credit card will be asked for.
