Fabulous location. Close to everything, yet quiet. Magnificent rooftop and castle views from all windows. Private car parking (when available) or NCP car park next door. All city centre attractions within easy walking distance. All public transport close by. Situated by Edinburgh's ancient Grassmarket, with its cosmopolitan variety of cafes, bars, restaurants, theatres and quirky shops. A 10 minute walk will bring you to our famous Princes Street and its gardens. Many of the museums, galleries and attractions in Edinburgh city centre and the Royal Mile are also an easy stroll from the studio flat. The apartment is located in a quiet part of the building, away from the bustle of the main street. It is part of a gated community, with security entry. The Grassmarket is an area steeped in history, retaining its old town charm and character, and providing the visitor with an array of interesting places to visit. A lovely, bright, clean and cosy flat, which we love to stay in ourselves.

Prices are for the property per week/per night in UK Pounds.
Arrivals and departures can be any day of the week. Deposit required to book, and full payment 8 weeks in advance. Long winter lets also available at discounted rate. Usual minimum booking is 2 nights, but if one night is required, a supplement will be applied.

Changeover day
Changeovers can be any day of the week. Departure is usually by 10:30am, and arrivals after 4pm, unless by prior arrangement. Keys will usually be posted to visitors.

Bedrooms: Spacious, bright living room with amazing views. Watch TV while in the cosy hideaway double bed. The flat is at the back of the building, away from the main street, so is very quiet. Comfortable, deep mattress & quality bed linen. A great sleep!
Bathrooms: Freshly decorated, spacious bathroom with 3 piece suite and power shower over bath. Towels and hand made guest soaps provided.
Kitchen: Separate from living room, the kitchen has table and chairs, washing machine, microwave, cooker, fridge, kettle, toaster, coffee press, all crockery, cutlery, kitchenware and glasses. Fabulous view of Edinburgh Castle, cobbled lanes and The Old Town.
Utility Room: Ironing board and iron, clothes airer, vacuum cleaner, etc., hairdryer, hair straighteners.
Living Rooms: Bright and cosy living room with 32" HDTV + freeview, DVD player + films, CD/radio/iphone/ipod player, telephone, free wifi. Comfy sofa and easy chair. Ample cupboards. Lovely views. Warm, peaceful, quiet and relaxing.

The flat is in a superb location, with lovely views from all windows, and although it is in the heart of the city (and the Grassmarket being one of Edinburgh's most desirable, trendy locations) the living accommodation is quiet, relaxing and secluded.
The building is part of a gated community with security entry.

Webster's Land is a private, gated community, with security access. There is also an undercover, private car park. Key on request.

The Grassmarket has long been a place of entertainment, from medieval times to the present day. It has recently undergone a complete upgrade, with central performing arts areas and outside catering. The Grassmarket has its own special magic, and is especially lovely at Christmas time.

Coast/Beach
45 minutes drive to the nearest beach.

Golf
Close to Edinburgh's many golf courses, including Braid Hills, Craigentinny and Silverknowes. An hour's drive will take you to Gullane, Muirfield and North Berwick. St. Andrew's and Gleneagles are also within reach of a day trip.

Rugby grounds are also close by!

Close to Hillend Artificial Ski slope.

Waverley train stations is within 10 minutes walk.

About the owner
Deborah and John Sneddon, both in mid 50's. I (Deborah) am a teacher and my husband, John, works for the NHS. We have 2 grown up sons and 3 dogs. I am an Accredited Landlord with Edinburgh City Council and we have a number of other residential properties within the city and the surrounding district. My husband and I have been running this little flat (our favourite) as a holiday let for almost 3 years and get a great deal of pleasure from it. We do all the work for it ourselves and often stay there when enjoying a late night out in Edinburgh! We take a great pride in the flat and like to hear that others have found it as cosy and welcoming as we do, and the location is perfect!

Why the owner chose an apartment in this location
We bought this flat because we love the area, and it was perfect for us to enjoy nights out in Edinburgh, being within walking distance from everything. It is easy to look after, is very secure, cosy and has fabulous views. It is also in a quiet part of the building, so there is no street or traffic noise. I (Deborah) feel safe there when I am staying on my own. We also love to breakfast at Cafe Jaques, across the road (feels very decadent!) and just watch the world go by. There is also a garage, and because we live in the country, we need to bring our car into the town, and so the parking is extremely useful.
