Previously an old coach house with stabling below, this charming 1st floor flat is located in Canning Street Lane, a quiet cobbled street in Edinburgh’s West End, which is packed with bars, bistros and boutiques. The flat is 5 mins walk from Princes Street and 15-20 mins walk from the historic High Street, Castle and Grass Market area. It is also located on the edge of the business area of Edinburgh, so ideal for work as well as pleasure. The flat contains a large, pleasant and sunny, open-plan living room/dining area/kitchen with large windows and a high ceiling, a double bedroom and a bathroom. There is also a low, open-plan attic room containing a further two double-beds which, although accessed by a steep stair only suitable for teenage children and fit adults, allows for some extension in numbers accommodated. Parking in the garage below can be arranged.

Prices are for the flat per week in UK pounds. For stays longer than 7 days, suitable pricing can be negotiated.
Changeover day
The changeover day is flexible. However, we ask guests to vacate the flat by 10am to allow for cleaning before new guests arrive after 4pm, although the time of arrival is negotiable.

| Cleaning/towels/ linen/maid service: |
Towels and linen are included. If staying more than 2 weeks we clean the apartment and change towels and linen halfway through your stay, or every 2 weeks. We thoroughly clean between lets but guests are requested to leave the flat clean and tidy. |
Notes on accommodation
This is really a 1 bedroom apartment, however the low attic room upstairs with its 2 double beds allows for further sleeping capacity. The flat was designed by an architect and the stairs that reach the attic are steep and rather different from your average set of stairs. It is not recommended for the elderly or young children. The upstairs room is great for kids of about 7+ and adults and due to it rather quirky nature it is loved by most. The attic is a handy room if you are looking to have friends for a night or 2 during your stay.

Accessibility
The apartment is very accessible from the street level and is only up a set of 15 or so very shallow stairs to reach the door. As mentioned above the upstairs room would not be accessible however the bedroom on the 1st floor would be fine.
Outside
Locked garage parking (one car space) is available with the apartment at variable rates. This is very convienient as parking in central Edinburgh is always at a premium.
Coast/Beach
The nearest beach is down at Portobello which is easily reached by bus or taxi (30 mins by frequent bus). If you're heading that way, make sure you stop off at Portobello's old Victorian swimming baths for a steam or sauna in lovely tiled surroundings. If you have a car, there are a number of lovely beaches to the east of the city stretching over towards North Berwick. These are within 45 mins drive.
Golf
There are a number of great golf courses in and outside Edinburgh. If you have a car the more renouned courses such as St Andrews and Guillan are within 1 hour's drive, to the North and East of Edinburgh respectively.
Travel
Waverley Station is about 10-15 mins walk or 5-10 mins by bus. Haymarket Station is about 5 mins walk. Edinburgh airport is 6 miles to the west of Edinburgh. There is a frequent bus from Edinburgh city centre taking 25 mins (#100). It costs £3 single/£5 return. A car is not necessary if you plan to explore the city as there is a very good bus service. Majority of destinations can be reached from nearest bus stop. 3 mins walk. If you want to explore outside the city, a car recommended.
Further details
The street itself is a quiet street but near to restaurants, cafes and bars as well as some boutique shops. It is 15 mins from the gallery of Modern Art via a wonderful river walk. The apartment is also ideally located for guests attending rugby at Murrayfield and the stadium can be reached in about 15 mins walk. There are a number of shops and amenities close by, with a Somerfield supermarket only 5 mins walk. The bus stop (including airport shuttle) is only 5 mins walk. Edinburgh International Conference Centre on Morrison Street, Sheraton Spa health club, 24 hour car park by Sheraton Hotel, Internet cafe on West Maitland Street. Filmhouse cinema on Lothian Road, Odeon cinema on Lothian Road, Usher Hall on Lothian Road, Royal Lyceum Theatre on Grindlay Street, Traverse Theatre on Cambridge Street and 24 hour car park at Castle Terrace.

Deposit and balance: More than 1 month ahead a deposit of 30% is payable on booking, with the balance due 1 month before arrival. Less than 1 month ahead full payment is due on booking.On arrival please bring £100 cash for damages which will be returned if all satisfactory at the end of your stay.
