The flat is within a grade A conservation area of New Town terraces, which were built as an elegant alternative to the crowded and disease ridden Old Town that clustered round the Castle and what is now the Royal Mile. Located beside the wooded riverside of the Water of Leith the flat is quiet, yet within an easy stroll of all the pleasures of Edinburgh; Princes Street and in the opposite direction the Royal Botanical Gardens both 10 minutes away. The surrounding area has a slightly bohemian feel with lots of individual specialist shops such as modern and vintage jewellery, designer clothes, deli's, art galleries, a French patisserie, Italian cafes, cheesemonger and even a chandelier shop. Excellent restaurants/bars. The flat has a calm and relaxing atmosphere with muted colours and comfy sofas. The 'coal' gas fire, working wooden shutters and a goose down quilt with Egyptian bedlinen makes it everything you could want in a city flat.

Notes on accommodation
The flat has full gas central heating. We regret we can not accept pets (we leave our dog at home when we use the flat). The flat is not suitable for children under 14 - pale carpets and an unguarded fire! No smoking.

Accessibility
Access is via outside stone steps which are not easy for people with limited moblity eg my mum, but once inside all rooms are on the same level.
Outside
There is a shared garden to the rear and a small court yard area to the front - pleasant, but exploring everything that Edinburgh has to offer is more exciting.
Coast/Beach
Stunning views of the Firth of Forth, the road and rail bridges, the distant mountains, Bass Rock and various islands of the Firth can be seen from the Esplanade walk at Silverknowes (5-10min by car). You can walk or cycle the Forth Road bridge if you dare! Excellent beaches for walking around North Berwick/Dunbar (25min by car). Bird watching along the cliffs at St Abbes Head further to the south.
Golf
Golf courses in the area, but as we are not golfers it is difficult to advise.
Skiing
Dry ski slope just outside Edinburgh.

Travel
Edinburgh Airport 8 miles from the flat. A shuttlelink bus is on a frequent loop from airport to the City Centre. The flat is close to no 24, 29 and 42 bus routes which give very frequent services in to the City centre. Timetables and maps in the flat.

The Edinburgh Festival, Edinburgh Tattoo, Comedy Festival, Book Festival, Whiskey Festival and many more. An up to date folder of tourist leaflets, guide books, walking maps etc. is kept in the flat and local history and general Scottish history books can be found in the bookcase. In the immediate area, Stockbridge; superb local food shops; wet fish, deli's, cheesemonger, Italian and French bakers, butcher, independent wine merchants, organic food, a Waitrose supermarket and a smaller Coop supermarket. Restaurants; Scottish, Thai, Latin American, Spanish, Chinese, Italian locally and many others a little further afield. Cafes; several excellent cafes which sell wonderful fresh coffee and light snacks plus the more usual Cafe Nero and Starbucks. Often with free WiFi connections. Bars; basement real ale pubs, friendly wine bars and DJ type bars. Many serve food and also have free WiFi connections. Sport; Glenogle Swim Centre, a great old style tiled pool with cast iron balcony for a refined and gentle swim, plus a Gym which is open for casual use. From 7.30am. Banks are located in the area. The Dean and the Scottish Modern Art Galleries (1.5miles) can be accessed via the Water of Leith pathway; a traffic free route which follows the river and goes past the flat. In the opposite direction it is possible to follow the same path to the Royal Botanical Gardens (3/4 mile) and on to the port of Leith (?miles). A stroll around the local area will take in the splendid architecture. Dean Terrace and the others terraces were built by Sir Henry Raeburn, the famous Scottish portrait painter (see the National Gallery of Scotland, Princes Street) on the land of an older, wealthy widow he married. Other things in the immediate area - St Bernard's Well and Dean Village, a pre-industrial village of grain mills and associated houses.

Bookings can be made via our web site or by telephone or fax. Payment is made by cheque to Linda Calvert or by BACS. A deposit of £100 is requested on confirmation of booking and the balance 8 weeks before the holiday (except late booking when whole amount is required). A refundable good housekeeping/damages deposit of £100 is to be added to total.
