A lovely Victorian house with Conservatory situated in Edinburgh city centre. Perfect for a larger family with children or those requiring a bit more space than a flat. Nicely appointed with new furnishings, and equipped with items such as towels & linens, broadband internet connection, hairdryers, washer liquids etc. The ground floor has a fully fitted kitchen, wonderful English Conservatory, living room and a dining room. The colourful garden is fully enclosed. Upstairs there is the large master bedroom with an en-suite shower room, a further double bedroom and two single bedrooms. All bedrooms have wardrobes. There is also the second full bathroom with bath and heated towel rail. The house retains a lot of its original Victorian features. We provide extra luxuries such as broadband internet connection, gamecube, bedding and towels etc. Why stay in a hotel when you can have a Victorian House! Changeover day
Check in 4pm. Check out 10am. Changeover days are generally Saturday but we are flexible.

Notes on accommodation
Please note that we sleep the 7th person on a pull out bed in the single bedroom. This room is then only suitable for children.
Outside
The house is located in an upscale tree lined side street. There is plenty of parking out front. The back garden offers apples and berries in summer and is truly a lovely treat with its old roses, lupins, heathers, hebes, sweat pea and other shrubs and plants. Feel free to cut some roses. We also have a very unusual cobbled patio area. There is a swingball set for the children. The small front garden is also gated.
Golf
We are 2 minutes from a 18-hole parkland course with USGA specification greens and golf club rentals. 2 other courses are also walking distance. Please visit a city centre tour at our website for further information.
Travel
Edinburgh International Airport 5.2 miles. Haymarket Railway Station 1.6 miles. Car is not required as there is an excellent bus service.
Distances
Driving to the tourist sites such as Princes street and the castle is not recommended as there is little to no parking in that entire area. We are just a 2 minute walk from a main bus stop with double decker buses frequent the stop every few minutes during the day and frequently through the night. The bus trip is only 15 minutes and drives you past historic monuments and buildings. The bus service in Edinburgh is wonderful and used by both locals and tourists.
Further details
Within short walking distance (0.7 miles) is the Edinburgh Zoo, Murrayfield stadium (15 mins), a co-op grocery store (five mins) and a library (10 mins). A large park on over 47 manicured acres with wonderful formal gardens and topiarys, specimen trees, an Italian garden, and a glassed winter garden with exotic plants is just 15 minutes walk, perfect for picnics! There is also a child's creative play area and open land for ball games etc. Asda supermarket is five minutes by car.
Edinburgh is the 2nd most popular UK destination after London and is one of the most picturesque cities in Europe. This dramatic city offers over 60 art galleries and museums, beautiful buildings and architecture, a city centre castle built on an extinct volcano which towers over 2 famous streets, 'The Royal Mile' and 'Princes Street' home to Jenners department store established 1838. The vast number of historical sites, gardens, shops, restaurants and pubs make Edinburgh and our rental house a great vacation choice!
Booking notes
Deposit: A deposit of 30% is required when booking your vacation. The remaining rental balance and security deposit will be required 8 weeks prior to check-in. Reservations made 8 weeks or less prior to check in require full payment. Payment can be made by cheque, bank transfer or credit card via Paypal in GBP (there is a slight additional charge for Paypal). Guests who fail to pay their final rental by the due date may lose their booking and their deposit.
