Denburn House built in the 1700's is in a great position just 200 metres from the village centre and close to all the amenities of this beautiful village. set back from the road with private parking the house is incredibly quiet and provides a safe immediate environment. We have tried to furnish the house based on our own experiences of renting in the UK and abroad. we think we have included everything you need for a perfect family break. If we have missed something - tell us. To the rear there is a private walled garden with mature planting which is ideal for relaxing and barbecuing.

Changeover day
Saturday is changeover day with guests asked to vacate by 10:00 am. Arrival should be from 16:00 but can be arranged individually with the owners.

Bathrooms: Spacious tiled main bathroom with toilet, wash basin and bath with over bath shower. Heated towel rail. En-suite with toilet wash basin and separate shower. Heated towel rail.
Kitchen: Large kitchen/dining room with table capable of seating 10. Six chairs as standard. Gas hob with electric oven, fridge/freezer, washer/dryer, dishwasher, microwave, kettle, toaster. All cooking dishes and crockery for 10 place settings.
Living Rooms: Spacious lounge with sea views from both windows. Leather couch sits three with ease, comfortable chairs, television and CD player/radio. DVD player and electric fire in addition to gas central heating.

Notes on accommodation
The flat is carpeted in all the main rooms but the hall, kitchen and bathrooms have ceramic floor tiles making it easy to keep clean when the kids come back from the beach. With the garden to the rear and a gate separating it form the parking area it is a good safe environment for children. Sorry, no pets.

Accessibility
As the name suggests Oneup is on the first floor. Access is by a short flight of external stairs at the rear of the house, then a further five internal stairs. Once in the apartment everything is on one level. Wheelchair access is not available but those with limited mobility should find access OK. Please contact the owner for more detail.

Outside
There is a lovely private garden, part of a larger garden (the old walled garden to Denburn House) at the rear of the property. Garden table and chairs are available as is a gas barbecue. there is space in the lockable store for golf clubs etc.

Coast/Beach
Crail has 2 beaches (one award winning) within 5 minutes walk of the house. Crail Harbour is also a 5 minute stroll away. From the beaches access to the Fife Coastal Path gives 80 miles of amazing coastal walks to suit all levels. Fabulous wildlife spotting opportunities. The rock pools at Roome Bay are a great spot for kids to explore as are those at Kingsbarns. Not far are several wonderful beaches such as the West Sands at St Andrews or the fabulous beach at Elie.

Golf
Crail Golfing Society with two fabulous courses is only 2 miles from the house with the 9 hole course at Anstruther 4 miles away. Some of the best courses in the world at St. Andrews and Kingsbarns are within 15 minutes drive. There are 30 golf courses within a 30 minute drive of oneup making it ideal as a base for a golf holiday.

Travel
Crail is some 15 minutes by road from St. Andrews. The nearest airport is Edinburgh just over one hour distant with the capital itself one hour and twenty by car. Use of a car is recommended to fully enjoy the many attractions the area has to offer.
Glasgow airport is two hours and twenty minutes away by car.

Distances
St. Andrews with golf courses, restaurants, good shops and other attractions such as the cinema and the aquarium is 15 minutes drive away. The fishing town of Anstruther is 8 minutes drive from Crail and has a busy marina and harbour with the world famous Anstruther Fish and Chip shop a huge attraction. the Fisheries Museum and boat trips to Isle of May can be found here. Each of the villages on the coast has something to offer and the Chain Walk at Elie is a favourite with all ages.

Further details
Crail has a post office and two good shops for everyday shopping needs. An excellent butcher, baker and pharmacy and a fish and chip shop. There is a good range of shops in Anstruther to cater for all needs.
There is an ATM in Crail and further banking facilities in Anstruther and of course St. Andrews. Art galleries and the famous Crail Pottery are well worth a visit as are the eateries at the Golf Hotel, The Balcomie Links and the Honeypot. The tea shop on the way down to the harbour is great for sitting out watching the sea.

Booking notes
Booking should be made by contacting the owner. A deposit will be required and will be returned for cancellation up to 8 weeks before holiday date. thereafter the deposit is non-refundable on cancellation. A £100 good housekeeping deposit will be required. This will be returned at the end of the booking providing there is no major damage.

About the owner
We live in Edinburgh where we both work. We love to get away to Crail when we can for relaxing weekends playing golf, walking (inland or on the coast) and visiting the many fabulous restaurants in the area. We especially enjoy when our sons join us (only when there is no rugby on) and never tire of investigating the East Neuk villages each with its own character. The East Neuk is a special place where you can enjoy a family holiday or a golf trip with a wide range of activities on the doorstep. We hope you enjoy the area as much as we do.

Why the owner chose an apartment in this location
We discivered the area just over a year ago and fell in love with it. We both have busy lives so being able to get away to a friendly relaxing area with so much on offer is a real tonic. We love to golf so we are in the best place in the world for that. But there is so much more with an amazing coastline, fabulous villages, friendly people and centres like St. Andrews providing big town facilities. In summer there is a real buzz to the place without it ever getting too busy. The chain walk at Elie is a special attraction.

Unique benefits of the property
Oneup is in the heart fo Crail yet enjoys a lovely peaceful position set back from the traffic on the wide Marketgate. Two hundred yards from the shops, bars and centre of Crail it is only a short walk to the beach and playground at Roome Bay. The house was built in 1740 and has a lovely feel to it with many old features that complement the recent renovation. Lovely rooms that give the house the feeling of being at home. The mature private gardens at the rear are a fabulous feature as is the private off road parking to the front of the property.
