Changeover day
Changeover day normally Saturday, but can be flexible dependant on bookings. Villa will be ready by 4pm and should be vacated by 10am.

Notes on accommodation
The villa is all on one level with large grounds and although not wheelchair compliant is suitable for people with milder forms of disability. There are steps to the pool terrace.
In winter wood is available for fire in lounge together with heaters should they be needed.
Outside
The villa is in a lovely location surrounded by farmland and orchards. It is situated in a large garden with pool and terraces. The private 10x5m pool has a large patio with great views over the countryside. There are ample recliners, outdoor furniture and umbrellas. There is a large barbeque outside the kitchen and two further terraces. The garden is landscaped with lawn area, cloths line, fruit trees (help yourself to any thing that is ripe, figs, dates, oranges, lemons etc) and drive areas which can accommodate up to four cars.
Coast/Beach
10 min drive from superb and extensive beaches at Praia Verde and Monte Gordo. Many more within half an hour. The beaches are large you can choose ones with facilities close to towns or more private quite ones. Sea warm in summer and ideal for children.
Golf
Idealy located for golf courses on the Portuguese Algarve and Spain.

Close to large natural reserve ideal for bird watching.

Faro Airport is 45 min drive. Seville Airport 80 min drive. Car hire is recommended and available at Faro and Seville Airports. Some people have relied on taxis only.

Several local markets (Castro Marim on 2nd Saturday, and Vila Nova de Cacela on 3rd Sunday of each month) offer a huge range of local produce and clothes at very reasonable prices. Ayamonte is noted for its gem stones and jewellery and Vila Real for linen.
Water parks, river trips, historic towns, of road, bike riding, walks, sailing some of what is available in area.

About the owner
We love this part of Portugal as it is both unspoilt with great beaches but also has lots to do. We were not really looking to buy but saw Villa Mimosa and fell in love with its beautiful setting and the whole atmosphere of the place. We put a pool in and went through the interesting process of doing building work in Portugal and have spent a quite bit of time landscaping the grounds.Things grow so quickly it is great fun.We stay there as much as we can, work permitting, and want to share it with others as we enjoy it so much and it helps with the upkeep. As such it is set up with everything we can think of to make it a great place to stay. Hope you enjoy it.

Why the owner chose a home in this location
We had stayed in the Western Algarve and enjoyed it but felt it was not very traditional and that you could be in any Spanish or Portuguese area. When we visited the Eastern Algarve loved it. We felt we had the best of both worlds. There was lots to do but you could get into the traditional areas very easily.People are so friendly locally and it feels unspoilt. Plus you can get into Spain so easily.We really like the fact that you can choose from so many options of things to do, traditional and modern and then come back, open a bottle of wine, watch great sunsets and be in the countryside overlooking orchards.
Midnight swims are not unknown.
Unique benefits of the property
Villa Mimosa is in the countryside but close to so much in both Spain and Portugal.
There are traditional towns like Castro Marim, busy seas side towns with wide variety of places to drink and eat like Monte Gordo, market towns like Villa Real the nearby Spanish towns and the inland towns.
You can explore Seville and the region of Spain which is very different to Portugal.
The river between Spain and Portugal and up both sides are fortified towns.
The local markets are amasing as are the beaches.
There are lots of activities to do from water parks to swimming in the local resevours, bikes and so on
Villa Real is the winter training ground for lots of sports and there are numerous golf courses.
Chill by the pool, select from the library or go for the activities, it has it all!
