This modern townhouse is in a beautiful area just west of Albufeira. It is one of 15 houses on a small condominium built around a large pool and garden. The bright, spacious accommodation is well appointed and tastefully furnished. The living and dining areas open out on to a south facing patio area with steps leading into the garden. In addition to the 2 bedrooms there is a further small room furnished with bunkbeds and suitable for 2 children. This small complex is safe for children as it has perimeter fencing with lockable gates. There is plenty of grass area for children to play and as the pool is right in front of the patio, it is easy to keep an eye on them while they are swimming. It is close to some of the best beaches on this part of the Algarve coast. There are several good restaurants and a few bars within an easy walk of the property. It is ideally located for those who want peace and quiet, but be relatively near to all amenities.

Changeover day
Change over day is flexible, according to other bookings.
The house will be ready by 3.00pm on day of arrival.
Guests are asked to vacate by 10.30am on day of departure.
We try to accommodate guests according to their flight times, whenever possible.

A further small room with bunkbeds on the ground floor will accommodate 2 children.
Bathrooms: En-suite shower room to Bedroom 1 with shower, sink, wc and bidet.
Main bathroom on 1st floor with bath/shower over, wc, bidet and sink.
Shower room on ground floor with shower, wc and sink.
Kitchen: Modern kitchen with electric oven, gas hob, microwave, fridge/freezer, washing machine and dishwasher and well equipped with crockery, cutlery, cooking implements, glasses etc.
Living Rooms: Comfortable large lounge/diner with 2 sofas, dining table and chairs, satellite TV with free to air channels, DVD and music system. A log fire for the colder months of the year. Patio doors leading to private patio.
Cleaning/towels/
linen/maid service:
Towels and linen are provided and these are changed once a week. Beach towels are also provided. These are not changed or laundered during your stay, but a washing machine is provided should you wish to do this yourself.

Notes on accommodation
The property was used as a home for 5 years and because of this is set up for year round comfort i.e. dual air-conditioning/heating units in the bedrooms, a log fire in the lounge and additional heaters if required for the cooler months. It is in a south facing position and the patio gets the sun for most of the day. It is convenient for families with children as the house is close to the pool and garden making it easy to keep an eye on them. There is a shallow end to the pool for toddlers. The condominium is secure with fencing all around and lockable gates. A cot and a high chair are provided and a stairgate is available on request. This can be affixed to the top of the stairs, but not the bottom. Guests are asked not to smoke inside the villa.

Outside
The private outside area is equipped with patio chairs and table, large umbrella for the table, a charcoal barbecue and sun beds. The pool is approximately 18 x 7m. This is regularly cleaned by the condominium management company. There is a poolside lifebelt. The pool is unmanned. There is a well-kept garden laid to lawn which is accessed by steps from the patio area. There is a car port to the front of the property offering a shaded private parking space.

Coast/Beach
This part of the coast is adorned with some of the most beautiful beaches on the Algarve. In the immediate area there are 7 to choose from as well as some tiny coves only accessible on foot.

The nearest beach is Castelo, about a 10 minute walk. Evaristo is just a few minutes more. Galé and Lourenco are about 20 minutes on foot and Coelha about 15 minutes. A short drive will bring you to the 2 beaches at São Rafael. All the beaches are sandy.

Golf
Golf is never too far away in the Algarve. The nearest course is the 18 hole links course at Salgados which is about a 5 minute drive. Golf courses within a 15 minute drive are 2 new courses - Faldo Amendoeira and O'Connor Amendoeira and the 9 hole courses at Pinecliffs and Balaia.

The courses at Vilamoura are less than a 30 minute drive and in the opposite direction are Gramacho and Pinta, about the same distance.

Travel
Faro Airport is 40km and about a 40 minute drive. Car hire is recommended but not essential. Municipal taxis are reasonably priced and there are local taxi private-hire companies who offer a good service at competitive prices. These must be pre-booked. A bus stop is located a 5 minute walk away. Buses go to Albufeira and the local beaches and it is also the collection/drop off point for excursion and water park buses.

Distances
Approximate driving times are as follows: Albufeira Marina: 5 minutes. Albufeira Old Town: 8 minutes. The Strip, Albufeira: 10 minutes. Vilamoura: 25 minutes. Carvoeiro: 25 minutes. Lagos: 35 minutes. Silves: 35 minutes. Monchique and Foia (the highest point of the Algarve): 1 hour. Cap St Vincent (the most westerly point of the Algarve): 1.5 hours. Spain (Ayamonte): 1 hour.

Further details
There is an excellent choice of restaurants within walking distance and something to suit all tastes, including traditional Portuguese, English, Italian, and Chinese. All restaurants, not just in the Algarve but in the whole of Portugal always welcome children. A couple of the local restaurants/bars aim to cater for all needs of the family and have swimming pools for use of their clients throughout the day/evening. One also has a crazy golf course and games such as pool and table football. There is a well-stocked supermarket about a 10 minute walk away. This also has a butcher, fishmonger and bakery. A mini-market is also close by. More local supermarkets are just a few minutes drive. There are larger stores in Albufeira. At "Algarve Shopping" shopping complex which is less than 15 minutes in the car, as well as a large supermarket and a variety of shops there is an 8-screen cinema and a large food hall. Numerous sporting activities are available in the Algarve including water sports, cycling, mountain biking, golf, tennis, horse riding, quad biking, go-karting and diving. For those who like walking there are some beautiful local cliff-top walks and a long beach walk from Galé to Armação de Pêra. Water sports such as jet skis and pedaloes are on offer at the local beaches. There are a couple of riding stables within a 15-20 minute drive. Bicycles can be hired locally and even delivered to the door if required. Various companies also offer organised cycling and mountain biking trips. There are a number of good water parks on the Algarve. Zoomarine (where you can swim with the dolphins) and AquaLand are only a 15 minute drive. Slide and Splash and AquaShow are about 30 minutes.

30% non-refundable deposit payable on booking.
Balance payable 8 weeks prior to arrival.
Refundable Security Deposit of £150 payable at the same time as the balance. This is returned within 2 weeks of the end of your holiday subject to a satisfactory property inspection.

Payment can be taken by cheque or bank transfer. Pounds or Euros accepted.
