The property is a 3 storey villa with a spacious, fully self-contained apartment occupying the entire garden level available to rent. There is a good sized swimming pool and a purpose built BBQ area including an oven for roasting suckling pig, a local delicacy. The rear terraced garden is set over 3500 square metres and is an exceptionally quiet and secluded place. The garden also has a 50m long border with the River Nabao. You will see and hear an abundance of birds, as we have a number of 35m high Pine trees, where many of the birds spend their days. Depending on the time of year we see Woodpeckers, Kingfishers, Herons, Storks, Bee-Eaters, Kites. In August lie back on one of the reclining chairs and watch the shooting stars flashing across the skies. Guests that stay here often comment upon the generous size of the apartment, the easy proximity to visit local places of interest and the sheer peacefulness of lounging by the pool.

Changeover day
Whenever possible we are flexible on changeover days. Check in from 14:00. Check out by 10:30. We may well be able to be flexible on check out and check In - please ask and we will try to help if we can.

Bedrooms: The master bedroom is very well proportioned, with bath, shower, wash hand basin, Bidet and Toilet in the en-suite room. It has a King sized bed and has French door access to the swimming pool. Built in oak wardrobes and remotely controlled ceiling fan.
Bathrooms: The second bedroom is also well proportioned and has two single beds and dresser. It has a separate dedicated WC/hand basin/shower room. A baby cot is available fitted with a quality mattress.
Kitchen: The kitchen is modern with granite work surfaces and a small breakfast bar built in, bar stools are provided. There is a gas cooker with extractor, microwave, toaster, kettle, fridge/freezer and all utensils required to make your stay comfortable.
Utility Room: Laundry facilities are available at a small additional cost however cleaning utensils are provided as well as an iron and ironing board.
Living Rooms: The lounge has two three seater sofas, coffee table & a 42" flat screen television set up to receive all UK FreeSat channels including radio stations, a DVD player & iPod docking station & a log burning open fire for the cooler Spring & Autumn evenings.
Other: The open plan dining area is extremely spacious and is equipped with a large oak table, chairs and Welsh dresser. A large selection of books is available for you to read during your stay. Outside is a large, purpose built BBQ area with seats and table.

Notes on accommodation
The property is suitable for children but parents are responsible for swimming pool safety rules. A strict no-smoking policy within the apartment is applied although smoking outside by the BBQ & pool areas is OK. The apartment photos do not emphasise sufficiently the actual size of the space, which is truly generous.

Accessibility
This property has a sloping driveway and in addition access to the lower garden areas may prove difficult for people with mobility problems however it is possible to park directly outside the apartment and access to the garden areas around the pool is completely flat.

Outside
The accommodation has a large terraced garden to the rear that is very well populated with plants and flowers and providing access to the River Nabão, which has an abundance of birds as well as being well stocked with fish. The third terrace, which has been laid to grass, also has a large viewing/sunbathing area where you can take in the beautiful views of the river. The lower lawn (approx 30m x 20m) has a badminton court in the Summer. Golf driving and chipping nets can easily be erected for you to practice with. The BBQ also has an oven ideal for roasting suckling pig.

The swimming pool is 6 x 11m in size. It is for use only by occupants of the apartment. There are sun loungers and reclining chairs provided. Secure on site parking behind electric gates. Beside the pool is a circular stone topped table, four chairs and a centrally fitted sun shade. The pool has good a sized patio surrounding it and borders filled with colourful plants throughout the year.

Coast/Beach
The Castelo de Bode lake, starting just a 5 minutes drive from the house, has multiple fluvial beaches dotted around it. The beaches of the Silver Coast can be reached in around 70 minutes. The beautiful coastal town of São Martinho de Porto is highly recommended for its sand dunes and beach. Nazaré is around a 60 minute drive.

Golf
Golden Eagle, Praia del Rei and Santo Estevao courses are all within a 1 hour drive. Reduced green fees are available.

Travel
The nearest airport is Lisboa (1 hour).
Santander and Bilbao ferry ports are 7 hrs 30 mins.
A hire car is essential to visit all the sites that the area has to offer.

Óbidos - 50 minutes.
Fátima - 35 minutes.
Batalha - 45 minutes.
Castelo de Bode Lake - 5 minutes.
Lisboa - 54 minutes on intercity train from local station.
Mira de Aire caves - 25 minutes.
Golegã - 12 minutes.

Further details
The World Heritage Site of Tomar has a multitude of cafes and restaurants and has numerous cash point dispensers. It also has an A + E hospital and dentists in case of emergency requirements. There are three good sized supermarkets and numerous bakeries. It also has a weekly open market, ideal for stocking up on locally produced fruit and vegetables.
There are two cafes/bars and a good restaurant within walking distance of Caracara and numerous restaurants within a 5-10 minute drive. There is a mini-market in the village.
Highly recommended trips would be to Fatima, one of the Catholic world's most holy sites. The perfectly preserved medieval town of Obidos is a must see if only to walk through the 16th century bougainvillea adorned cobbled streets. The town is enclosed within battlements, which you can walk around and see the scale of the town.
It also hosts the annual Festival of Chocolate - a 2 week jamboree of delights for chocolate lovers.
Take the short drive to the 60Km long Castelo de Bode lake where you can partake in a number of water sports or simply chill out on one of the cruise boats enjoying a glass of wine and a meal on the way.
November is the month to see the National Horse Fair held in Golegã, where men on horseback walk into specially constructed high entrance tents for a drink. Here you will see the famous Lusitanian horses perform in daily events.

About the owner
Ken and Kay took early retirement and moved to Portugal in 2008 having spent the previous 6 six years living and working in Brazil and Ghana. Ken was an engineer by profession and Kay a community nurse. We are both energetic outdoor types and love hill walking, running and playing golf. Our latest "toy" is an inflatable canoe that we take out on the river at the bottom of our garden or the nearby lake. We have a Siamese cat called Poppy. Ken likes to play Golf regularly at the Golden Eagle course and teaches Portuguese to local ex-pats during the Winter months.

Why the owner chose an apartment in this location
We chose the Tomar area because it is so beautiful and demonstrates the true face of Portugal in its lifestyle and culture. We have virtually everything a person could need right on our doorstep. Tomar is a World Heritage Site with some fantastic places to visit and attracts many tourists throughout the Summer and Autumn but we love just walking the cobbled streets of the Old Town at any time of year. We also have easy access to all facilities including supermarkets, hospitals, dentists, ten pin bowling, cinemas showing the latest films in English, numerous restaurants and cafes. There is the magnificent 60km long Castelo de Bode lake on our doorstep where we often go for a walk or take our canoe for a paddle.

Unique benefits of the property
Our house is secluded and quiet and we have great views of the River Nabão, which runs along the bottom of the terraced garden. There are plenty of fish to try your hand at catching and the bird life is just enchanting, as we get everything from Owls to Buzzards, Woodpeckers to Kingfishers and Cormorants to Herons. I almost forgot to mention the beautiful Bee-Eaters. We have 3500sq.m of gardens, which we, along with JCBs, tractors and men, worked constantly on for 3 years to construct. Life here is tranquil and you can definitely take life in the slow lane if you want to relax by the pool. However we are only a short distance from the main IC3 trunk road which could have you in Lisbon in an hour. If you don't fancy the drive the main line train station can be reached in about 10 minutes.
