This townhouse can only be described purely and simply as luxurious and is beautifully furnished. Our three bedroom house benefits from three terraced areas one with a fitted BBQ, it has a private front garden leading to beautiful landscaped gardens and a central swimming pool with a separate children's pool. There is also a safe childrens play area away from the main pool and gardens. The secluded main terraces and the bedroom terrace enjoy the sun from late morning right through to sunset. Breakfast can be enjoyed in the morning sunshine on the upstairs terrace to the front of the house. The house has air-conditioning, electric and security shutters and is contemporary in design throughout. We have Satellite TV and DVD players in the lounge and all the bedrooms. The kitchen is new, modern and fully fitted. The bathroom is fitted with a jacuzzi bath. Access to the site is through electronic security gates, controlled from the house with CCTV. Security Safe installed in house.

Notes on prices
Prices are for the property per week in UK pounds. Longer Term Rents can be negotiated with the owners. The above rental charges are based on weekly/two weekly rentals. Deposit due with booking. Rental and Damage Deposit due 8 weeks before departure, Damage deposit fully refundable following property inspection by cleaners. Towels provided are for indoor use only, please bring your own beach towels.

Changeover day
Stay Saturday 2.00pm to Saturday 10.00am, unless by prior arrangement subject to availability. Please ask as we will try our best to accommodate your needs.

Notes on accommodation
Our property manager, who is English, can collect you at the airport (Return Trip - €80 for 4 adults), and take you directly to Balaia Residence where he will be happy to tell you about the house, the area, beaches, restaurants, car hire, bike hire, shopping etc. The property is close to Albufeira and is fitted to the highest standard, the gardens are secure and very safe for children, the younger ones can also enjoy the play area with its slides and swings. The pools are excellent, well maintained and clean, the main pool is 18 x 12m and the childrens 12 x 4m, please use the shower before going into the water. Parking on site is easy, it is a small complex with ample parking for everyone. The site security is excellent with electric gated security. There are lots of shops, supermarkets, bars and excellent restaurants nearby. Internet access at Balaia Golf Village, 2 minutes away. This is our second home and we want you to feel just as we do when we are there, relaxed and comfortable.

This property has not been adapted for wheelchair users.

Outside
There is a large shared swimming pool 18 x 12m and a children's pool 12 x 4m. They are set in the centre of a large landscaped garden, we overlook these, being situated at the higher part of the small complex (22 houses). The large main terraces, accessed through the patio doors, enjoy the sun from late morning right through to sunset. The first terrace has the brick BBQ leading to the relaxing/eating terrace with a large glass topped table and 6 chairs. A large adjustable umbrella will keep you shaded if you prefer. There are also 4 sun loungers and a portable umbrella for those who like lying in the sun in our private garden. Upstairs, the bedroom balcony has a table and two chairs, great for enjoying a glass of local wine and the sunset. The front terrace has a glass topped table, 4 chairs and a parasol, great for having breakfast in the sun or just having a bit of peace and quiet in the shade. This is an beautiful small relaxing complex, with only a very few holiday lettings.

Coast/Beach
There are two beautiful beaches within easy reach of the house (10 minutes walk). Santa Eulalia, with water sports, bars, restaurants and cafes, you can also hire sun beds and parasols. Maria Luisa, also with the same facilities, but just slightly smaller.
A walk to Falesia Beach will then let you walk right along the long beach to Vilamoura Marina, nice spot for lunch, then a leisurely walk back. There are bars and restaurants along this beach, so refreshments and stops are available.

Golf
Balaia Golf Village, Balaia - 9 holes - 2 minutes walk. Pine Cliffs, Sheraton Hotel - 9 holes - 10 minutes drive. Oceanico Golf, Vilamoura - 18 holes - 15 minutes drive - 7 beautiful courses and a lovely marina. Quinta da Logo, QdL - 36 holes - 20 minutes drive - 3 courses. Plus, within easy access: Salgados - 18 holes, Gramacho - 18 holes, Penina - 36 holes, Vila Sol - 18 holes, Vale do Lobo - 36 holes, and lots more.
Balaia Golf always have special offers available for most other Golf Courses posted throughout the year at very competitive prices. Try twilight golf, even better value for money. Speak to the Pro there for best available prices on the day, everywhere, they will also make the booking for you.
Great Visitors Golf Competition at Balaia, 2.00pm turn up and play 9 holes of competitive golf, followed by a beer and a sandwich.

Travel
The nearest airport is Faro, approximately 25 minutes away. Car Hire is not essential, but depending on how much you want to see and explore, would be recommended to get the most out of your holiday. Economical Transfers to and from the airport can be arranged through us or our Property Manager. There are small supermarkets within easy walking of the house, the larger supermarkets are either a short drive, or a taxi ride away. Taxis are cheap so trips to The Old Town or the supermarket is easy.

Distances
The nearest village is Balaia Golf Village, just over the road. The nearest traditional village is Olhos de Agua, just 10 minutes down the road. Albufeira is an easy 15 minutes walk away, but the old town of Albufeira is about 15 minutes further on. Vilamoura Golf and the Marina are a short 15 minute drive or taxi away. Places of interest: Albufeira, Vilamoura, Gale, Portimao, Lagos, Vila do Bispo, Cape St Vincent, Sagres, Silves, Monchique, Quarteira, Loule, Faro, Tavira and of course Spain.

Further details
We have provided some excellent recommendations for places to eat, shop, sunbathe, cycle, walk, visit, swim, have fun, and relax. These lists are available at the house, we have enjoyed them, so should you. Special fun places for families of all ages include Zoo Marine, Slide & Splash, Aqualand and Sand Fiesta, all within easy reach from Balaia, either by car, special coach, taxi or public transport. Don't forget the Go Karting at Quartiera, it's a great day out for all the family. There is always something happening in the Algarve, make sure you get your copy of the Algarve News to keep you up to date, or check the Tourist Offices.

Booking notes
A non refundable deposit of £150 is required when booking to secure the dates you require, the balance to be paid within 8 weeks of departure. A refundable damage deposit of £150 is required with the final balance payment, this will be returned following a house inspection. Stays of one week include only end of stay laundry and cleaning. Stays of two weeks or longer include weekly change of towels, laundry and cleaning.
Price includes all water and power. Please bring your own beach towels.

We have spent some considerable time buying our furniture and accessories for the house, and we like what we have. We hope you appreciate the items and will look after them as we would like you to.
