Close to several stunning beaches and world class golf courses it is only a 45 min drive from Lisbon Airport. The villa is light, bright and airy and benefits from large sunny windows and south westerly facing garden with a living area of 240m square. It comprises of light ceramic tiles downstairs, polished limestone staircase and wood veneer floors in the upstairs bedrooms and ample storage throughout. One of the larger villas on the complex, its high position ensures maximum privacy when using the pool and the best of the glorious sunshine throughout the day.

Changeover day
Generally flexible with both changeover dates and check in and departure times depending on other bookings, although we do specify check in after 4pm and departure 10am is preferred during the busy months of July and August.

Bedrooms: Bedroom 1 double bed, bedroom 2, 3 twin beds, ample storage space, bedside cabinets and fully air-conditioned. Bedroom 1 and 2 (upstairs) open onto their own balcony, bedroom 3 (downstairs) open onto patio area. Light and airy.
Bathrooms: 3 bathrooms. Bedroom 1 en-suite with sink surrounded by stone surface, toilet, bath with shower head, separate shower, bidet. Bedroom 2 en-suite with sink, toilet and shower cubicle. Downstairs toilet, sink, shower cubicle. large mirror over sinks.
Kitchen: Spacious, fully equipped with double sink, microwave, oven, electric hob, fridge freezer, washing machine, toaster, electric kettle, cutlery, crockery and all necessary cooking utensils, extensive marble work surface and storage cupboards.
Utility Room: Ironing board and iron, mop and bucket and dustpan and brush, clothes pegs, cleaning products.
Living Rooms: Open plan living area with 2 and 3 seater leather sofa with coffee table, sideboard, 6 seater dining table and chairs, 32" Samsung flat screen TV with Satellite channels, DVD and CD player with ST and USB opens onto pool area and garden, log fireplace.

The villa is prepared prior to arrival.Each guest is provided with beach, hand and bath towels and fresh bedlinen on arrival. If guests require extra maid service this can be arranged on request for an additional charge (usually around 10 euros an hour).

Notes on accommodation
All guests are provided with a complimentary welcome basket from the owners which consists of tea, coffee, bread, wine, eggs, ham, fruit juice, milk, sparkling water, Jam, cheese and butter. The villa is air-conditioned throughout with separate remotes for each room. Guests have access to a number of inflatable pool accessories including arm bands, floatation ring, paddling pool. Other items include board games, books, DVDs, painting set, frisbee and balls to keep children entertained. Baby facilities include an inflatable baby bath and a pop up cot with mosquito net and a 3 in 1 booster seat (which also doubles up as a bag with pockets and changing facility - ideal if you are out and about with a baby or toddler). A potty and high chair can be arranged if requested. For security purposes the villa is installedwith a fire blanket, smoke alarm. There are other practical but essential items like a first aid kit, sewing and shoe shine kit.

Accessibility
The property benefits from 2 car parking spaces on the plot and further 2 roadside parking directly outside the villa. The front of the property is accessible by climbing a small flight of stairs as seen by the photos so wheelchair access is difficult. May not suit people with major walking or climbing difficulties. Having said that, if access to property can be gained, the downstairs bedroom is ideal for individuals with mobility issues.

Outside
The garden is private and lawned. It can be accessed from the lounge and bedroom 3 and benefits from it own outdoor unheated private swimming pool (24m square and 1.5m depth) with its own cover. There is a patio area with sun loungers, barbecue and table and chairs. A rotary washing line is situated in the back part of the garden.

Coast/Beach
Within 5-10 mins drive from a number of beautiful beaches. The sand is soft and golden and the shorelines are unspoilt. The closest is the lagoon which is calm and surrounded by stunning woodland and a purpose built cycling track, ideal for cyclists but great for picnics, walks, sailing, windsurfing, water skiing and kite surfing. Bom successo beach is a 5 min drive as is Praia d'el Rey (Marriott hotel). Peniche and Baleal (20 mins drive) provide the best surfing in Portugal.

Golf
The Lisbon coast has been described as the emerging star of Portuguese golf and the villa is just minutes away from Bom Successo (opened in October 2009), and Praia d'el Rey (world renowned with signature holes 13, 14, 15 running along the Atlantic coastline). Within a 30 min drive are Golden Eagle (Rio Maior) and CampoReal (near Torres Vedras) and within a 1 hour drive is Quinta da Martinho and Penha Lenga. It is probably best to book in advance.

Travel
The villa is situated 72km from Lisbon airport which is less than an hour by car (transfers by taxi will cost around 95 euros). Porto airport is a 2.5 hr car journey. Car hire is essential and the best way to get around. This should be booked in advance from Lisbon. Lisbon airport does have the car rental firms on site as well.

Distances
Praia D'el Rey (10 min) golf, tennis, restaurant and spa.
Caldas Da Rainha (15 min) bowling, shops, cafes, ceramic museum, fruit markets. Was originally a Spa town for royalty.
Peniche 20 minutes seafood, surfing capital, water park, scuba diving.
Bombarreal 15 minutes go-carting and wine tasting tours.
Lisbon 1 hour. Belem tower, restaurants, museums, tours, nightlife.

Further details
Obidos town is a must to visit and is a 10 min drive. It is a beautiful town lined by medieval walls, cobbled streets, souvenir shops, restaurants and cafes. Obidos castle was voted one of the 7 wonders of Portugal. Try visiting it after dusk when the moonlight gives it a more romantic feel. It will be hard to miss the stalls which offer the local cherry liqueur (ginjha ) served in chocolate cups.
There are a number of banks, ATM machines and supermarkets (supermercado) which can be found in Obidos and Caldas da Rainha. The supermarket of preference is Pingo Doce which is located just outside Obidos on the way back to the villa.
Obidos is the host of a number of events and festivals throughout the year. These include the International Chocolate Festival (March), Holy week (April), Medieval Fair (July), Contemporary Art Month and Classical Music Month (May). This holiday would appeal to lovers of golf, nature, sunbathing,watersports,fishing,photography, seafood, wine, culture, history, peace, tranquility, horseriding to name but a few. Families of all ages, couples, groups of friends can experience a more relaxed less commercial holiday and appreciate Portugal as it really is.

The full balance must be paid 8 weeks before arrival and this should include a damages deposit of £250. This deposit will be refunded into your account within 2 weeks of your departure providing everything is in order. Cancellation policy (£10 admin charge), canc 8 weeks b4 arrival-full refund, 4-8 weeks b4 arrival- 50% rate refunded, 2-4 weeks b4 - 25% refund, less than 2weeks - no refund.

I am a 37 year old dentist with a keen interest in property. I live in England with my husband and adorable rottweilers (Roxy and Diesel). I have been to places far and wide including Malaysia, Bali, Jamaica, Seychelles, Mauritius, America, Greece and Egypt.

Why the owner chose a home in this location
My main reasons for investing in Portugal was wanting a holiday home which I could go to at a drop of a hat. With only a two hour flight, no time difference, year round sunshine and budget flights it seemed ideal. Technicalities besides, having just visited Obidos for the first time I feel like I have picked a gem! I found the Portuguese people to be so pleasant and helpful and we weren't hassled by people wanting to sell us things, so refreshing compared to my previous trips abroad. The weather for September was glorious, reaching the late 20s and we missed the summer rush which added to the tranquility and beauty. I fell in love with Obidos, tried ginjha (which was gorgeous!) and was gutted that we didn't have time to do any wine tasting. There is something here for everyone! Enjoy!

Unique benefits of the property
When we arrived at our villa it definitely had curb appeal. The steps leading up to the property and surrounding wall give it a majestic presence. As we are set above road level, the swimming pool is not overlooked so sunbathing and use of the pool can be done in complete privacy.
