Prices include gas/electricity and pool heating. Discounts available for long lets. Months of July and August weekly or fortnightly rental only. £250 refundable damage deposit is payable before arrival.
Changeover day
Flexible, although during high season Saturday is preferable.
Arrivals after 3pm. Departures before 10am.

Notes on accommodation
Villa has central heating and constant hot water. Suitable for families or adults. Cot and high chair can be supplied upon request. Please bring own linen for cot. As we have a large heated swimming pool children must be supervised at all times around the pool area.
Outside
2 sets of French doors lead out from the open plan lounge/dining area onto the patio areas which are fully furnished with a large round table, 8 chairs, parasol and BBQ. The garden has its own large heated pool with 4 sun loungers. Private driveway to side/front for parking.
Coast/Beach
Praia D'el Rey has its own unspoilt sandy beach which can be easily reached by car within 5 mins. Parasols and sunbeds can be purchased at the beach for day or half day entitlements. The beach is usually manned by lifeguards during high season. Strong currents are known in this area and the region is known for its surfing. Equipment can be hired. There are other beaches close by which can be reached by car at Obidos Lagoon, Baleal, Peniche and Foz.
Golf
The villa is only 5 mins walk away from the 18 hole championship golf course. Since opening in 1997 the course has gained international recognition as one of the finest on the Iberian Peninsula (Oeste Magazine). The par 72 course is a mixture of dramatic link holes and lush woodland set amidst pine forest. Golf buggies/clubs can be hired. Also located on the resort is a driving range with putting green. Golf lessons available.
10 minutes further up the road is the new design resort Bom Successo with an 18 hole golf course, designed by Donald Steel. This championship course has already been heralded as one Portugal's golfing gems. A demanding course with spectacular views.
40 minutes inland near Rio Major is the Golden Eagle Golf course designed by Rocky Roquemore. This championship course is unique due to its beautiful natural setting and the Golden eagles that circle overhead in the late afternoons.

If you are not a golf fanatic, the complex offers a range of other activities such as floodlit tennis courts and football pitch. It is also home to Club Aventura which specialises in outdoor activities such as quad biking, go-carting, horse riding and cycling etc. You may also want to indulge yourself at the nearby 5 star Marriott Hotel spa or gym at additional cost.
Travel
Lisbon airport is a 45 minute drive away. Car hire is strongly recommended although taxis can be hired from the airport costing approx 90 euros each way. Directions given upon booking.
Distances
Obidos Medieval village - 15 mins drive, restaurants, shops, local "Port and Ginga" tasting.
Obidos Lagoon - 10 mins drive.
Peniche - 15 mins drive, fishing village, supermarket, fish restaurants, boat trips to the Berlenga islands.
Caldas De Rainha - 20 min drive, farmers market, large park with boating lake, shopping, supermarket, restaurants.
Lisbon - 45 mins drive, harbour, shopping, museums, restaurants.
Further details
There is a local shop situated on the resort providing essentials. Larger supermarkets are located in Serra D'el Rey, Peniche (Intermarche) or Caldas de Rainha (Modelo). A cash machine is situated by the 5 star Marriott Hotel. Papers can be obtained from the hotel shop. Several restaurants are available within the hotel. The Clubhouse offers snacks and a A La Carte restaurant to pick from. Take out service is also available.
Should you need one, a telephone is situated outside the clubhouse.
Activities can be booked through Club Aventura such as quad biking, horse riding, bicycles and tennis etc. (great for kids and adults).

Please contact owner by email or phone. A 20% deposit is required at time of booking and full payment is required 8 weeks prior to arrival. A refundable deposit of £250 is required for any breakages. This will be refunded within 2 weeks providing there are no problems on check out.
