Casa Mimosa is a recently built (2009) villa standing in total seclusion and yet only 3kms from Santa Catarina and 2kms to the main road between Tavira and Sao Bras. It is surrounded by lovely countryside with many species of birds to observe and wonderful starry skies at night for stargazers. On the upper veranda there is a lovely view of the Serra and the changing skies during sunset are beautiful.

Changeover day
We are flexible over the changeover day but do prefer Saturday if possible. Normally we would ask that the villa is vacated by 10am on the day of departure and arrival time is not before 3pm. These times can be varied within reason on request.

Bedroom 2: double bed, large built in wardrobe, en-suite bathroom (shower only), shares upper balcony.
Bedroom 3 is a twin on the ground floor.
Bathrooms: Bathroom 1 is en-suite to bedroom 1 and has bath, built-in shower, wc.
Bathroom 2 is en-suite to bedroom 2 and has bath, wc.
Bathroom 3 is across hall to bedroom 3 and has a shower, bidet, wc.
Kitchen: Fully fitted, brand new, air-conditioned kitchen with cooker, hob, extractor, fridge freezer, dishwasher, washing machine, microwave, toaster, BBQ utensils, table and chairs.
Living Rooms: Large spacious, air-conditioned, sitting room contains double sofa, triple sofa, two armchairs, Samsung flat screen HDMI TV, Phillips HDMI DVD player, Satellite. Within this large space there is also dining area for dining table and chairs (6).
Cleaning/towels/
linen/maid service:
Towels and linen are provided and are cleaned every week at changeover. The property and pool are also cleaned once a week at changeover.

Notes on accommodation
Water is provided by a borehole pumping system and this water is then treated with a water softener. Solar panels provide hot water and this supplies to the house, to the underfloor heating system (every room) and also any surplus in summer to the pool. Internet access (WiFi) is available 4km away in Santa Catarina.

Outside
The property has a brand new private 10x5m swimming pool. The pool is kept clean by a saltwater and pH-balanced filtration system. The pool has a lighting system that is perfect for evening swims! There is a main covered veranda outside the sitting room that is perfect for the warm afternoons and outside the kitchen is a second veranda with a table, umbrella and chairs for 6 that is ideal for breakfast in the mornings. Another veranda is shared by the two upstairs bedrooms and is perfect for an evening drink.

Coast/Beach
There are many beaches along the Eastern end of the Algarve. Ideally suited to people of all ages, which makes them particularly appropriate for families, are the beaches of Barril, Tavira, Manta Rota and Altura. All of these beaches have been given the Blue Flag and Gold Quality awards, serving as confirmation of their environmental quality, as well as of the high quality of their water and infrastructures. Many of these beaches are a short 25 mins drive away.

Golf
The villa is based in the Eastern end of the Algarve and closely located golf courses (30 mins) include Monte Rei, Benamor, Quinta da Cima, Quinta da Ria, Quinta Do Vale and Castro Marim. West from the villa are the numerous courses at Quinta do Lago and Vilamoura.

Travel
Car hire is definitely recommended. If flying in to Faro airport then this is about a 30 mins drive away.

Distances
Santa Catarina (4kms away) has bank (ATM), supermarkets, cafes and Internet via WiFi. Sao Bras is 10 mins drive away and has shops, supermarkets, banks etc.

Further details
Tavira is 20 mins drive away and has beaches, shops, markets, cafes, restaurants.

Booking notes
Payment may be in UK pounds or euros. A booking deposit of 50% is required on booking with the remainder payable 8 weeks before departure. Payment details will be provided when booking. A security deposit of £250 is required. This will be refunded at the end of the holiday within 3 weeks of departure once our manager has checked the property. Please note that our manager will take an electricity reading at the beginning and end of each stay and a charge of 20c (euro) per unit will be made.

House swap
More booking notes: During winter and spring our manager also notes the gas consumption used for the underfloor heating and a charge will be made.

We have recently finished the build of Casa Mimosa and hope that everyone will enjoy the use of it in the years to come.

Why the owner chose a home in this location
We bought the plot because we loved the fact that there were no neighbouring properties. But also it is very close (2km) to the main road between Tavira and Sao Bras and hence most parts of the Eastern Algarve are very quickly accessible. So this combination of privacy and convenience meant we really liked it.
