This private and detached luxury villa with heated pool has all the comforts of home and a holiday home as well, including broadband internet facility, Sky TV and 42" plasma TV. It has incredible views to the Ocean and the Town of Albufeira. In the evening time the Sparkling lights of Albufeira can be seen from the villa Including the ground floor patio area and pool deck, and often there are firework displays from Albufeira and Vilamoura which can be seen from our high vantage point. The heated pool can be heated up to more than 30c The villa and pool is not overlooked and there is no passing traffic, We have dozens of references from past guests which you are welcome to read, many are regular guests returning year after year. The villa is very secure with a monitored professional security company. Secure double glazed windows and doors, and a private driveway with locked gates. Notes on prices
Discounts are available for long winter lets, contact owner.
Heated pool is charged for at cost price as per electricity meter. Extras are electricity at cost price (0.19 euro cent per Kilowatt) as per meter reading. Telephone/internet broadband standing charge 25 euros per week. Final cleaning fee 50 euros.
Subject to Insurance MPV may be available. £350 security bond required for all bookings.
Changeover day
In Summer (May to October ) normally Saturdays, but contact me to see if other days are possible.

| Bedrooms: | Master bedroom on the 1st floor has a queen size bed. Pool bedroom on ground floor has 2 3ft single beds. Garden bedroom on ground floor has a double bed. |
| Bathrooms: | All bedrooms have private en-suite shower/toilet facilities. Master bedroom also has a Whirlpool bath (jacuzzi type). Pool bedroom also has a bath as well as shower facilities. |
| Kitchen: | The kitchen is fully equipped with all the appliances and utensils needed. |
| Utility Room: | We have a washer and a drier in the utility room. |
| Living Rooms: | In the living room we have a 42" plasma TV connected up to Sky. We also have a PC and flat screen monitor connected to broadband with internet connection. |
| Other: | We also have a dining room which is seldom use as all guests, when dining in the villa, seem to prefer to eat outside on the undercover patio dining area. |
| Cleaning/towels/ linen/maid service: |
All towels and linen are included, however beach towels are not included. Our cleaning staff clean before and after arrival . |

Winter guests have a heating system in the villa powered by the Airco, split system. We also have open fire in the living room and portable electric heaters.

Accessibility
Guests with mobility problems will find Eagles Nest quite easy to use as 2 bedrooms are on the ground floor. There are no steps in the villa itself nor on the route between bedroom and bathroom. However you would be required to travel to the nearest town or shops.
Outside
We supply outdoor furnishings to include parasols, pool beds. Our pool is totally private and for the sole use of our guests. It can be heated on request and is 10 x 5 meters = approx 31 x 16ft. The pool Is not over-looked we have sun loungers for 6 persons -and also an outside (under cover and private) shower and toilet. We have a super BBQ area where you can BBQ the local fish purchased from the fishermen on Albufeira Beach or from the local fish Market in Albufeira - and of course BBQ the great steaks from local butchers or supermarkets.
Coast/Beach
The Algarve is noted for its beautiful beaches and Albufeira is no exception. There are vast numbers of small and large beaches, the nearest of which is approx 5 minute drive. There are beautiful walks along the cliff (not too high) beach tops as well as the long golden sandy beaches Small beach coves with incredable rock formations abound in this area.
Golf
There are numerous golf courses within 20 minutes drive of the villa and we can help with discounted green fees. Vilamoura has at least 6 championship courses which is only 20 minutes drive from the villa -and Salgados Links Course is only 10 minutes from the villa there are many many more all along the Algarve Coast Line.
Skiing
Water sports are catered for nearby at Albufeira and Portimao.
Travel
The local airport Is Faro. It is a 35 minute journey to the villa from Faro airport. We can arrange private transfers to and from the villa for our guests or if you wish you can arrange your own private car hire at the airport. We will send you directions to the villa if you hire a car.
Distances
Our nearest village is Pateo, 2 minutes walk. Nearest town is Albufeira a 3 to 4 minute drive or 15 minute walk. The zoo marine park is in Guia which is 10 minutes max from the villa
and Salgados golf course is 10 minutes drive approx. The nearest shopping mall is 8 minutes drive.
Further details
We have a number of really fine restaurants within walking distance and dozens only a short drive away. Supermarkets are plentiful with the nearest just 5 minutes away and a very large shopping mall, including large supermarket and numerous shops, cinema, bowling lanes, ATMS etc etc, just a 8 minute drive from the villa.
Booking notes
Booking is very simple -just confirm your dates and send a 25% deposit. Balance can be paid up to 8 week prior to your booked dates.

Sandra and I are a retired couple (Early Retirement) who purchased this lovely Villa on the Algarve in Portugal so that we could spend some summer and winter months enjoying the beautiful weather and scenery. We are happy to let our home to responsible families to also share this wonderful area and our home.

We Purchased our villa to enjoy our retirement.
We love our area as the local people are so nice and friendly, the local restaurant owners know us (and our guests) and always make us very welcome.
The villa is very quiet and peaceful as we are only 1 of 2 villas on this land and yet we are only a few minutes drive to Albufeira, all local beaches, shopping malls, etc and the jourey time is only 35 minutes to the airport.

Our villa is like home from home. We have tried to furnish it with the best furniture and the facilities of Broadband combined with Sat (Sky) TV. Keeps us in touch with all family and events at Home.
Our private heated pool is the best execise to keep fit and burn off those calories which we so much enjoyed at the super restaurants in the locality.
