This large luxury townhouse set over two floors is located within the award winning 5* Praia D'el Rey Beach and Golf Resort at Vila da Praia beach village. The house is furnished to a very high standard. The living/dining area opens onto a large balcony and both the living room and the master bedroom have stunning views of the beach and golf course. The pool is approx 10m away with shower and sun loungers, this is shared with approx 10 other townhouses. Please note that if you have difficulty walking, there are approximately 10 steps up to the property as it has a raised position over the beach.

Notes on prices
Prices UK sterling. If applicable you are responsible for any payment charges. Minimum 3 night stay. Changeover normally Saturday during July/August but we may agree different days. 25% deposit required at time of booking, balance in full together with a £200 refundable deposit (subject to no loss, damage or exceptional cleaning costs etc) due 8 weeks before arrival. Subject to there being no loss or damage etc, the £200 deposit will be repaid approx 14 days after your departure date.

Accessibility
The property is accessed from the parking area via a smaill flight of steps (approx 10 treads) or directly from the beach via a flight of steps (approx 15 treads). The internal rooms in the property are on two floors accessed via an internal marble staircase.
Outside
On large corner plot with balcony and stunning views overlooking the sea and golf course. The property has beautifully maintained communal gardens and the shared swimming pool has shower and loungers.
Coast/Beach
The property is in a prime location close to the beach/sea with no roads to cross. There is a beach front cafe within 200m of townhouse.
Golf
Praia del Rey was selected by the International Association of Golf Tour Operators (IAGTO) as European Golf Resort 2007 and won best Portugese resort 2008. ‘Golf World’ selected it as the 13th best in Europe, and Gold Award winner for best golf development by ‘Homes Overseas’. The course is a mixture of links and mature woodland. Golf can be booked direct through the PDR Pro Shop or internet booking services. British golf pro's are available for lessons and the practice facilities are outstanding with short and long game areas, and several putting greens. There are other excellent golf courses along the Atlantic coastline and inland from Praia del Rey within a short drive to add variety. Conditions are exceptional throughout the year. Full hire services at the clubhouse pro shop. The clubhouse also has a bar/restaurant. Please be aware that the pro shop may ask for handicap certificates.
Special interest holidays
This is a renowned surfing area with a number of surf schools close by. There is also a kids club in high season within the complex which run activities such as surfing lessons, paint balling, mountain biking, tennis. There is a small fee - further details available on request.
Travel
50 min drive from Lisbon airport. Several operators fly direct to Lisbon including Easyjet, TAP, BA, BMI and Thomson. Porto airport is a 2½-hour drive. Car hire is advisable to get around the resort and its beautiful surroundings. There are shuttle buses on the resort in high season running the whole length of Praia del Rey. Further details
The luxury Marriott 5* hotel has 3 restaurants and a first class spa. Serra del Rei and Obidos Lagoon are a 5 min drive.
Obidos (historic castle town) and Peniche (Fishing Village) are 10km away. Baleal (Surf, beach) 7km. Foz Da Arello (Beach Resort) 20km, Caldas de Rainha (city with shopping) is 30 min away, World Heritage town Sintra, Fatima and Estoril approx 50km/1hr away.
10-30km to wine caves and vineyards of the region. Berlenga Islands (Nature reserve) are a 40 min boat ride from Peniche. There are ten 18-hole quality golf courses within an hour's drive.
Booking notes
25% non refundable deposit at time of booking. Balance of booking plus £200 refundable fee (subject to no damage occuring and only reasonble cleaning/laundry costs being inurred) due 8 weeks before arrival date. If the key to the property has to be collected outside of normal working hours a resort fee is payable for collection which shall be charged in full to the guest.
