The apartment is in a superb location in a peaceful position on the borders of the old town and the new and just a few minutes walk from the fabulous beach. Take a leisurely stroll past the numerous cafes and bistro's to our five mile long, golden sandy beach where you can enjoy lunch at one of the many beach front cafes or restaurants. There are several handy supermarkets too for those who prefer self catering. The apartment is spacious, comfortably furnished, air-conditioned and offers English Satellite TV and a DVD/VHS video player.

Changeover day
Changeover days can be flexible. On arrival guests will be able to access the apartment after 2pm and are requested to vacate the apartment by 10am when leaving to allow time for the apartment to be cleaned for the next guests.

Bedrooms: Bedroom 1 has a King size bed. Bedroom 2 has twin beds with pull out guest bed beneath which is Ideal if you have 3 children who want to sleep in one room together.
Double sofa bed in living room. Travel cot available at no extra charge.
Bathrooms: Large, light and airy, fully tiled bathroom with full size bath/shower over, WC, bidet and vanity unit.
Kitchen: Fully equipped kitchen with cooker, gas hob, fridge/freezer, washing machine, dishwasher, microwave, toaster, kettle, coffee maker, iron, ironing board and good selection of cooking utensils.
Living Rooms: Spacious open plan living room with kitchen and dining area to seat 6 in one half and lounge area with 3 seater sofa bed, 2 seater sofa and satellite TV in the other half. Patio doors open out on to the balcony overlooking the pools.
Other: Large airy entrance hallway with built in cupboards.

Notes on accommodation
The air-conditioning is reversible therefore heating available in the cooler months. Secure underground parking with lifts to all floors. Medical centre and English speaking dentists just a few minutes walk away. We would request that guests do not smoke in the apartment and no pets are permitted. Smoke and gas detector alarms are fitted in the apartment. Portuguese rental licence held.

Accessibility
There are ramps to all external access doors and lifts to all floors therefore easy access for buggies and wheelchairs to this 2nd floor apartment.

Outside
There are 2 outdoor pools in the development (one is a smaller one for the children) which are accessible by a locked gate. The apartment balcony overlooks the pools so that you can enjoy a nice relaxing glass of wine whilst watching the swimmers having fun if you don't fancy getting wet yourself!

Coast/Beach
Armacao de Pera boasts one of the longest sandy beaches along the Algarve therefore, even at the height of the summer the beaches are never too crowded. At one end the fishermen still work from the beach and pull their boats out onto the sand at the end of the day. A boat trip to enjoy exploring the fascinating coastline caves along the Armacao de pera coast is not to be missed. A variety of water sports are available.

Golf
There are approximately 20 golf courses, including 6 international courses, all within a short driving distance and more courses planned for the future. For the golfing enthusiast - you will be spoilt for choice!

Special interest holidays
Whether you are interested in history, wildlife, water parks, shopping, golf, sight seeing, horse riding, water sports, motor racing or just getting a sun tan -Armacao de Pera is the perfect location, ideally positioned in the centre of the spectacular Algarve. There is a new motor circuit nearby at Portimao with a variety of events for the motor and motorbike enthusiast and an international Go-Kart circuit too. The Algarve enjoys one of the longest holiday seasons for a European destination, promising sunny days from May through to October. The months of July and August remain peak season, when temperatures can soar into the high 30Cs. But spring and autumn are the optimum time to visit – the crowds won't be so pressing and the temperatures are still very agreeable. This is a popular winter destination for those who don't want to travel too far to get away from Britain's chill winds..

Travel
Faro airport is approximately 40 minutes drive away. A shuttle service is available and can be booked in advance on-line. A taxi is approx 100 euros return depending on the size taxi booked and we can supply details of a local company if required. Car hire can be from as little as 30 euros per day for a small car depending on the time of year.

Distances
Albufeira, the Zoo marine park, the Algarve shopping mall with its host of international shops, cinemas and bowling, Vilamoura marina and several large water parks are all within a short driving distance. There are also many lovely old towns and villages to visit. Just about all the major tourist attractions are within a 30 minutes drive of the apartment. The new motor racing circuit and international karting circuit near Portamao are approx 15/20 minutes drive.

Further details
There are several small supermarkets and banks within a few minutes walk from the apartment plus a medical centre and English speaking dentists. The old part of the town is a maze of cobbled streets with numerous little shops, bars and restaurants. There is a fruit and vegetable Market every Saturday. For those who like to keep in contact with home or office - there are several free wi-fi locations close to the apartment and also an internet cafe. The Algarve enjoys one of the longest holiday seasons for a European destination, promising sunny days from May through to October. Booking notes
A 25% deposit would be required to confirm the booking and balance to be paid 8 weeks before holiday commences. A refundable deposit of £200 to cover accidental damage would be requested prior to arrival. This would not be banked and would be returned within 7 days of you vacating the apartment in good order. Payment can be made by cheque, bank transfer or Paypal.

About the owner
We are Adrian and Carol and we have 2 teenage daughters, a son in his 20's and 4 grandchildren. We all love Armacao de Pera as there is so much to do and see. Adrian and I love the peaceful area of our apartment but our teenage girls love the fact that they can find a lively bar within easy walking distance and we are happy that it is a safe area for them to be out and about in. The whole town is very family orientated and child friendly. Children are made just as welcome in the restaurants in the evenings as during the day. Our grandchildren love the new playground area by the beach that was created last year when the whole seafront had a 10 million euro face lift and became a pedestrianised area. The apartment is a much loved second home.

Why the owner chose an apartment in this location
We bought the apartment because we love the location. It is so central to everything. It is in a quiet spot but only a few minutes walk to all the shops, bars, restaurants and most importantly - the gorgeous beach. We just love our apartment and only wish we could spend a lot more time there. We like to stay in the cooler months as it can be very hot in the summer, particularly in July and August. In Even in December 2011, we enjoyed 22 to 25 degrees most days and in January 2012 it was a bit cooler and drizzly but still a lot warmer than in the UK.

Unique benefits of the property
Personally, we like to hire a car so that we can visit some of the wonderful old villages as well as the water parks and local attractions but the great thing about our location is that it is not essential to have a car. Public transport is available and so much is within easy walking distance. Most of the attractions have a courtesy bus service too (but you usually need to book the day before). We have tried to make the apartment a comfortable second home rather than just a rental property and if there is anything our guests suggest, we try to act on it. Its the little things that make all the difference.
