This is an exceptional apartment. We purchased it from the owner of the development and it is located right beside the clubhouse with its 2 restaurants, shop and other amenities and close to the children’s facilities. It is in a small bloc with a large shared pool and open area for playing (all visible from the balcony and living room). It is a few minutes walk to the beach and to the 5 star Marriott Hotel. The golf course is our favourite in Portugal. The resort is top quality, set in a largely unspoilt area of the country. It is 10 minutes from Serra del Rey with its great local bakery/café and butcher, 10 minutes to the busy surfing and marine area of Baleal and also 10 minutes to the calm water Obidos lagoon for swimming and sailing. Only 15 minutes away by car are the ancient walled city of Obidos, the market town of Caldas da Rainha and the Aqua Park and vibrant fishing village of Peniche. It is around an hour from Lisbon airport, Cascais and Sintra. Local wine is excellent!

Off season an extra £50 a week for gas central heating start October till end May.

Availability dates are correct: we update them immediately we receive a firm booking.
Prices are in pounds sterling: euros are also acceptable.
Short stays (from 3 days upwards) cost us more but are possible by negotiation.
We welcome long lets, for which lower prices may be available on request.
Changeover day
Saturday preferred, checking in from 1600hrs, checking out from 1000 hrs - or by prior arrangement.
| Bedrooms: | Bedroom 1 has large double bed, private balcony and superb views. Bedroom 2 with twin beds, shared bathroom. Bedroom 3 also has twin beds (plus pull-out bed if needed, but tight on space). Each room has its own colour scheme and special character. |
| Bathrooms: | The master bedroom has its own en suite bathroom with basin, bath, shower, bidet and wc. Bedrooms 2 and 3 share a bathroom with basin, bath, shower, bidet and wc. |
| Kitchen: | Good sized light kitchen with all the necessary amenities: cooker, fridge/freezer, washing machine and drier, oven, hobs, toaster, kettle, dishwasher, washing machine and coffee machine. |
| Utility Room: | Central heating and storage room; there is a large amount of cupboard space in the kitchen. Ample room in the apartment and on the balcony for other guest storage; there is also a communal garage below for which we can provide a key on request. |
| Living Rooms: | 3-seater sofa and 2 armchairs plus extra chairs, coffee table with books and games, TV, DVD player. 6 seat dining table. Dining area between the living room and the kitchen, making an intimate but spacious centre to the apartment. |

Notes on accommodation
Great for children and / or for couples.
We have not provided facilities ( high chair, cot etc) for babies or young todlers - though no doubt this could be arranged.
All linen and towels are provided for the apartment; please bring your own beach towels.
Accessibility
Steps down to the building's entrance and up to the first floor make it unsuitable for wheelchair guests.
Outside
The outside area has nice gardens, some landscaping and of course, the green expanse of the golf course. The pool is excellent, shared with the neighbours, has shallow and deep end and is large. It is wonderful for warm Summer days - and for hardy north Europeans throughout the year !
Coast/Beach
400m approx to the beach. Miles of wide, sandy beach with wonderful Atlantic waves and views of the Berlengas islands in the distance. Boat trips go regularly from Peniche to these islands in season, and they are also frequented by scuba divers.
Golf
Praia del Rey's golf course has been ranked no. 1 in Portugal and no. 13 in Europe. It is a links course, with 5 holes on the cliffs and spectacular views. One par 3 hole is on a small exclusive green over a lake where swans swim around, generally undisturbed!
Travel
Lisbon airport is around an hour from Praia del Rey and a couple of hours from Oporto. Use of a car is highly recommended.
Distances
Ancient walled city of Obidos is approximately 10km from development with its beautiful old churches, interesting shops and wonderful restaurants. There is also a new supermarket, pools and sport centre in Obidos. Peniche is approx. 10km also. Small village of Serra d'el Rey is 5km.
Further details
Small supermarket in complex and in Serra del Rey, larger ones in Peniche and outside Obidos. Caldas da Rainha: spa town with good shops and local market selling seasonal produce daily. Peniche: fishing port with excellent restaurants, especially for fresh fish. Seasonal water park. Obidos: picturesque medieval walled town with castle and walk along the battlements, good restaurants. Golf clubhouse has bar, good restaurant and a good drinks terrace for the sunset. Takeaway menu available. Marriott Hotel in complex has bar, restaurants and health spa.

50% non-refundable deposit with booking and remainder 6 weeks before start date of your holiday; £150 breakage deposit payable on arrival (UK or Portugal cheque OK) and returnable subject to inspection after your departure.

About the owner
Thank you for your interest in our apartment ! Our lives are between Cascais, Portugal (near Lisbon), the apartment. My wife is mainly French, I am British, and our three children were born here in Portugal.
Cathy is a potter and artist with her own studio in Cascais. You will see her pieces and pictures in the apartment. I work in a company I formed with friends many years ago, which takes me overseas mainly to the Gulf and the UK. Our 21 year old is at Bath university, our 18 year old is in his gap year in S America and our 15 year old is at international school near Lisbon.
We love being up at Praia del Rey: and when we're not there it's very good to know that someone else is enjoying it - and contributing to the mortgage!

Why the owner chose an apartment in this location
We bought our apartment in the early 90s and still find it a special haven for us as a couple and as a family. The wide expanse and magic beach suits us all, and the golf course is so beautiful. There is so much to visit and do locally - a taste of the real Portugal - and the apartment is so cosy to settle into that we find it a perfect holiday home. This is greatly helped by Marianne Fletcher-Smith, who takes care of it in our absence, keeping the plants in good shape and organising all cleaning, laundry. If we are not there it will be she who will welcome you and give you the local information you will need to make the most of your stay. Our hope is that you also fall in love with the place and become regular guests, using it as your holiday home also over the years ahead!
Unique benefits of the property
Wonderful sunsets from the veranda and the beach. Local restaurants and wines. Boating on the lago de Obidos and out to the Berlengas islands. The golf and tennis. Our new DVD machine, which also plays CDs! Watching the boats out on the ocean - bring binoculars if you can! Finally, the location of the apartment in Praia del Rey is perfect - right by the clubhouse with all its amenities, and a few minutes walk down to the sea and to the hotel, with all its own 5 star amenities!
