Fully equipped 3 bed end townhouse close to Tavira town centre and its many restaurants. Five blue flag beaches close by and Tavira island a short boat trip away. Only 35 minute drive from Faro Airport, with rest of Algarve easily accessible. Starting from the bottom up, large garage (able to fit minibus), entrance porch, up to first floor lounge/dining area with plenty of seating, flat screen TV with Sky and DVD/CD player and air-con; cloakroom and fully equipped kitchen also on this level; double doors (with security shutters) allow access directly opposite children's pool and 20 paces to main pool. 2nd floor has 3 double bedrooms, master en-suite and large bathroom with jacuzzi bath/shower, all with security shutters, air-con. Stairs to double roof terrace, one side with artificial grass, shower and outdoor furniture, and the other with table, seating for 8, gas BBQ, electric awning - great views of countryside, river below and the coast in the distance.

Changeover day
Saturday's are our preferred changeover day, although we can be flexible. Guests can usually check-in at 3pm. In peak season the property needs to be vacated by 11am, 12 noon otherwise.

Notes on accommodation
Underfloor heating in lounge/diner. Coffee maker, toaster, kettle, vacuum cleaner, stereo also included. Suitable for children, although we've been unable to find stair gates wide enough to fit, so guests are advised to keep a close eye on young children. 2 travel cots available
Accessibility
The property is spread over 4 floors, so there are 3 flights of stairs. Also, to walk into town, you firstly need to negotiate 100+ steps down to river-level and then it's 3-4 minutes to the town centre. It's not too bad, as we've done it numerous times with 2 young children and a baby in a buggy + my 70 year old parents do it a couple of times a day! If you have mobility problems, I would suggest driving or using a taxi (fares are cheap).
Outside
There's an internal patio going up the middle of the building. There's a small balcony outside the kitchen and 2 of the 3 bedrooms. We have a small 'garden' just outside the lounge which can fit a couple of loungers (there's also development loungers near the pool and plenty of space to place our own loungers if we don't want to stay by our 'garden'). There are 2 roof terraces, one with a settee, 2 chairs, small table, 2 loungers and a shower; the other with a dining table, 8 chairs and a barbecue. Manual awnings to all windows and an electric awning on dining table side of roof terrace.
Coast/Beach
There are many lovely beaches along the east coast of the Algarve; some accessible by small boat or miniature railway and others can be accessed directly. The nearest is a 5 minute drive followed by a short walk and then a 5-10 minute miniature railway journey.
Golf
There are 6 golf courses within a 20 minute drive - Monte Rei, Castro Marim, Quinta da Ria, Quinta da Cima, Benamor & Colina Verde. The Algarve's major courses are about a 30-40 minutes drive away and further courses are accessible just over the Spanish border.
Travel
Faro airport is approximately 30km/35 minutes away and can be reached via the IP1 (also called the A22) or N125. We recommend renting a car and can supply contact info for a couple of car hire companies that we use. A taxi from the airport would cost approx 30 euros and there are train and bus connections from Faro town centre.
Distances
Ayamonte on the Spanish side of the border is only a 20 minute drive away and Seville can also be reached by car in about 1.5 to 2 hours. Tavira has its own indoor market selling fresh produce, fish, meat etc and is only a 5-10 minute drive, while the Pego do Inferno waterfall is only a 15 minute drive. Easy access to the IP1/A22 means that you can reach the water parks, golf courses, shopping centres etc that are available across the Algarve.
Further details
Tavira is a working town, not just a holiday town, and therefore most of it's shops, restaurants etc are open all year. There is a good choice of restaurants serving local and international cuisine, with fish obviously being one of the main, but not only, dishes. There is a new shopping centre just 5 minutes drive down the N125 from our property with a massive supermarket. There are also a number of other supermarkets close to the town centre or on the outskirts of Tavira, all within a 15 minute drive (you could walk to the small one in town in about 10-15 minutes). The town centre also has a few banks and many shops selling a variety of goods.
Booking notes
We take a 30% non-refundable deposit when you confirm that you want to go ahead with the booking and the remaining 70% 8 weeks prior to arrival; note - if you cancel the booking after having paid the 70%, we will reimburse it if we manage to re-rent the property. If we have not received the 70% 50 days before your arrival, we will re-advertise the property. 300 euro cash breakage deposit payable with final instalment. This will be refunded as soon as the property has been checked for damage.
