Our brand new stylish and contemporary 4 bedroom villa is built on a larger than normal plot on the award winning AlmaVerde development and spa. We've upgraded the standard specification and added all the mod cons such a gas effect fireplace in the sitting room with widescreen TV above, underfloor heating throughout, a wine fridge in the kitchen and we've made the mezzanine level a kids area with a flat screen TV, DVD player and games console. Outside, the heated pool has a fold away electric cover and extended terracing so that there is more space to put sun loungers and terrace furniture. The gardens are fully landscaped. To the front of the villa is a private drive and enough parking for a couple of cars. AlmaVerde Village itself has 4 flood-lit tennis courts and a Wellness centre both within 5 mins walk of the villa. Burgau beach and two 18-hole golf courses are just 5 mins drive away. Lagos (10 mins) offers a range of great restaurants and bars as well as a beautiful marina.

Changeover day
Our preferred changeover day, especially in high & peak season, is Friday or Saturday however we can be flexible so please don't be put off enquiring because of this. Check-in is 4pm onwards and check-out is 10am but again we can sometimes be flexible.

Living Rooms: Large living room furnished by an interior designer: 3 sofas, large coffee table and 2 side lamp tables; gas wood burner effect modern fireplace with stone surround.
Flatscreen TV on the wall; tiled; 2 sets of double doors out onto terrace.
Other: The living area is split level and the kitchen, sitting room and dining area are all open plan. The dining area has a wooden table which seats 8 comfortably.
Cleaning/towels/

A selection of house, beach towels & white bed linen is provided.
On arrival you will be given full sets of clean towels & bed linen - bed linen only will be changed after 7 days.
The villa is fully cleaned on arrival and again at the end of each week.

Notes on accommodation
The air con is an eco-friendly 'Cool House' system - the system will be on to allow for a comfortable temperature permanently but should you want to alter this for any reason we ask that you contact the on site management team.
There is a heating system in place & the villa also has under floor heating throughout.
We are happy to provide cot beds & highchairs free of charge if required.
So that you can settle into the villa quickly without the worry of finding the local supermarket we will provide a standard Welcome Pack of the basics such as tea, coffee, bread, wine, beer, cereal etc with our compliments.
You will find in the villa a clothes horse, iron and ironing board for your use in the kitchen cupboard.
There is no internet access for the villa at the moment but we are hoping that there will be a WIFI system soon.
As well as having a safe, the house is fully alarmed and monitor.

Accessibility
Inside the main living area is split level and there are stairs leading up to the mezzanine level and roof terrace. The bedrooms are positioned either side of the main living area and are all on the ground floor.
The pool is at the front of the house. Terracing and gardens are both at the front and back all on one level. The property has not been adapted for wheelchair users.

Outside
There is a roof terrace that can be accessed from the mezzanine area which has a separate table and chairs for occasional use.
Outside we have a table that can fit 10 people comfortably and 8 sun beds. We're provided a large Weber gas BBQ and all the utensils to go with it.
The pool has an electric cover and is approximately 27 linear metres. During High and Peak Seasons the pool heating is included in the rent and left on - during the lower seasons it is optional and at an extra cost.
Guests have access to 4 floodlit tennis courts and a children's playground which is no more than 5 minutes walk from the Villa. AlmaVerde can arrange tennis lessons for you and they hold some small tournaments during the year which you and your family can compete in.
There is also a Wellness Centre a few minute's walk away where you can book therapies and beauty treatments. AlmaVerde offer individual treatments or packages and please contact the Wellneess Centre directly for more information.

Coast/Beach
The nearest sandy beach is Burgau, just under 5 mins by car, which has a lovely beach bar. As well as Burgau beach there are many other great beaches close by - some busy with beach bars and restaurants, others more secluded and peaceful.

There will be a folder in the villa containing more information on the local beaches and our advice is to explore as there are some lovely places to be found.

Golf
Parc da Floresta and Boa Vista are both within 5 minutes and there are many more golf courses available around Lagos. In some cases the management team at AlmaVerde may be able to arrange discounted tee times depending on notice and time of year - please contact them during your stay for more information.

Special interest holidays
Birding holidays are very popular in the Algarve, as are walking and cycling holidays. There are also a range of activities for the thrill seeker such as paragliding, windsurfing, kite surfing, etc and surfers will find surf schools and plenty of beaches down toward Sagres.

Travel
Faro Airport is only 50 minutes drive away. We recommend that you hire a car and we can introduce you to a local car hire company who are very helpful. If you prefer to get a transfer from the airport this same company can arrange this.

Distances
Burgau is about 5 minutes by car, Salema 5-10 minutes, Lagos 10 minutes, and Sagres roughly 20 mins away. The nearest Ecomarche supermarket is on the outskirts of Salema or there is Baptista in Luz on the way to Lagos - if you prefer to go to the main larger Ecomarche supermarket this is in Lagos.

For kids, there are two waterparks and Zoomarine ocean theme park between Lagos and the airport. From Lagos itself you can go on the dolphin safari or hire boats.

To book we require 25% of the rent up front and then the remaining balance is due 8 weeks before your stay. Booking & cancellation conditions apply so please ask about these.

We also take a £200 security deposit which covers any damages or extra costs incurred (if any) during your stay. You will be given a full inventory and if there are any changes or alterations please tell us straight away.

About the owner
We are a family of four living in a small village on the outskirts of Chipping Norton and 114 AlmaVerde is a much loved second home to us. We have kitted it out to be a really comfortable, modern, family friendly villa - literally a home from home. Our aim is to get the holiday started the moment we (and you!) arrive, which means that the villa is maintained to the highest standard, it's clean, light and airy, there are decent books to read, great films to watch, bbq set up on the terrace, wine fridge ready to be loaded, loungers arranged around the pool ... hopefully everything you need to have a wonderful holiday.

Why the owner chose a home in this location
We have been going on holiday to AlmaVerde for many years and it seemed a natural step to buy a family home there when the opportunity arose. Our children are 8 and 6 now; in the early days we would spend many hours on the beach - and in beach bars - while they built sandcastles and buried Daddy. More recently they want to go to the bigger beaches further West and spend the morning body surfing; as these beaches are more remote and away from the madding crowds, we normally take a picnic and a few beers. The beauty of this area is that you really do have the best of both Worlds; you can choose a bustling restaurant in the middle of Lagos or a sleepy beach bar in Sagres - or, of course, a simple bbq and a delicious bottle of wine at the villa.
