There is direct access from the apartment to the large landscaped gardens where there is a small childrens playground. The private roof terrace is equipped with garden furniture, wind-sensing awning and barbeque - the perfect place to enjoy a leisurely breakfast or evening drink watching the sunset.

Changeover day
Saturday is the preferred changeover day but other days can be considered.

Notes on accommodation
The property is fully air conditioned-there is a unit in each of the bedrooms and one in the living room they are operated via remote control. They can also be used to heat the apartment in winter. There is a small selection of DVDs, books and games for all the family. Video controlled entry system to apartment. The SKY satellite gives all the free to air channels including BBC and ITV-see our website for the full list available. If you have your own SKY card you can bring it with you and use it in the digibox.

Accessibility
The property is a first floor appartment with access via stairs from the ground floor. There is stair access to the roof terrace from first floor.
The walk from the complex to Tavira town also involves steps-but you can also drive and park in the free car park 1min away-and from there it is a flat 2 min walk along the river to town.
Outside
The property has twin private roof terraces with large table and chairs, sun loungers with side tables, artificial grass, plants and hedges, barbecue and wind sensing awning. The living room has large sliding patio doors with access to central area consisting of large pool and smaller children's pool, enclosed jacuzzi area, changing rooms, decking and gardens including small children's play area. There are several seating areas in various parts of the gardens.
Coast/Beach
The nearest beach is on the Isla de Tavira which is accessed by boat. The boat to the beach leaves from the river in Tavira - 5 mins walk away. If you have a car, you can drive a short distance to St. Lucia where you can take a speedboat across the estuary or alternatively try Pedras d'El Rei where a little train will transport you to the beach. There are plenty of restaurants on both quayside and beach. A slightly longer car journey will take you to the stunning Barrilla beach at Praia Verde.
Golf
The Eastern Algarve is a golfers paradise, with 7 world class courses within a 20km radius of the apartment;
Benamor 4km away (5494m par 71) ranked in the top 10 courses in Europe with great sea views.
Quinta de Ria, 7km away (6110m par 72), is an 18 hole golf course in the Ria Formosa natural park-it has been described by golfers as the most breathtaking in the region.
Quinta de Cima, 7km away (6256m par 72 ), opened in 2002; the greens are tricky and well protected by large bunkers. Voted best course on the Algarve in 2004.
Monte rei North (6567m par 72), designed by Jack Nicklaus, opened in 2007. A round of golf here includes green fee, shared golf buggy and bottled water.
Quinta do Vale (6511m par 72) designed by Seve Ballasteros-it sits in a natural valley overlooking the Guadiana river. Seve's promise was to create a course to please everyone no matter what their handicap.
Special interest holidays
Boat trips can be organised, completely tailor-made to suit your own requirements - glass bottom boats to view the sea-life, barbecue on the pirate ship and view the Algarve coast from the sea, or spend a day fishing.
There is an observatory located 7km north west of Tavira-Casa De Estudo Para Astronomia (CDEPA). It was set up for astronomers and their families and friends to enjoy a visit to one of the best star sites in Europe. It offers a planetarium, Night Observations, Megalithic Astronomy, Introductory courses in Astronomy and Astrophotography. The main telescope is a 20 ins F5 Newtonian and is housed in a sliding roof observatory.
Enjoy a day bird watching in the Ria Formosa nature reserve - the most important birding site in the Algarve. Covering 60km it comprises large areas of dunes and lagoons, channels and islands, saltpans, pools and river mouths.
Why not visit one of the deserted beaches along this part of the coast on a catamaran or cabin cruiser?
Travel
Faro airport is only 35km from Tavira - an easy drive via the A22 motorway and takes between 20-30 mins. Alternatively a private transfer costing approx 35 euro can be arranged - ask for details.
Seville airport is a 1½ hour drive via motorway - it is nice to stay a night in Seville and see the sights and if you have kids visit the fantastic Isla Magica theme park which opens from 1100-2300 in high season.
Distances
The historic town of Tavira is an 8 minute walk from the property with a range of bars and restaurants with many interesting places to visit. There are several small fishing villages close to Tavira town-about a ten minute drive away is is the lovely village of Santa Lucia - with a host of great fish restaurants. The Spanish border is 20 minutes drive to the East from the property with Faro, Albufeira and Vilamoura less than 30 minutes drive to the West via the new A22 (IP1) motorway.
Further details
Tavira town has many restaurants, cafes and bars, catering for all tastes and budgets. The nightlife is good without being too noisy. There is a daily market selling fresh fruit, vegetables, meat and fish, and there are several supermarkets in the town including Lidl and Aldi. The newly opened Il Continent shopping centre has many shops and restaurants and is in the centre of Tavira. There is a mini train which gives a tour of the town and can help to get your bearings - it departs from the riverside near the Roman bridge. To get a 360 degree view of Tavira you should visit the camera obscura which is located in a disused water tower in the centre of the town-not to be missed it gives a real time view of the town. For those interested in history there is plenty to keep you busy with a walking tour of the town to see the Roman bridge, the castle and the numerous churches. Some of the buildings in Tavira are extremely old and date back to the Moorish times. If you have children with you a visit to a waterpark is a must and there are several to choose from- Aqua Show, The Big One, Slide and Splash are a few examples-they are all accessed very easily via the A22 in about 30-45mins - it is also possible to take a day trip coach there from Tavira. Zoo Marine is also worth a visit with dolphin and seal shows as well as water rides and 3 swimming pools to cool off in. There is also a beautiful carousel and other fun rides.
The Spanish town of Ayamonte is only 10km away - it can be reached by ferry from Vila Real or via a bridge from Portugal. It has a wonderfully Spanish feel to it and there is a lovely old medieval quarter with narrow streets and cobbled plazas lined with trees, restaurants and bars. When you have finished shopping in the wonderful array of shops relax with a glass of wine and some tapas.
Booking notes
A non refundable 30% deposit is payable at the time of booking and the balance is required 8 weeks prior to arrival. A refundable security deposit of 200 to be paid 8 weeks before arrival and refunded upon receipt of the return of the keys. A welcome pack is included in the price. Additional items such as high chair and cot etc must be ordered at time of booking to guarantee availability. We have a local contact on hand to deal with any issues that may arise during your stay.

About the owner
We have been coming to Tavira in the Algarve for the past 5 years. Ever since our first trip, we dreamed of buying a property in this lovely town, which has retained the essence of the real Algarve, a charming historic town. We were thrilled to find such a unique luxury private condominium with incredibly spacious accommodation, including a huge roof terrace with mountain and pool view, with access to the romantic square in the town centre 5 mins away. We like to think of the apartment as our second home and have furnished it to a luxurious standard. We want our guests to enjoy what we love about this area.

Why the owner chose an apartment in this location
Tavira is 25 mins from Faro Airport and has all year round low cost flights from UK and IE airports The climate is mild and boasts approx 300 days of sunshine. It is only 30 mins from the Spanish border and you can drive to Seville in 1hr 30mins. The beaches are superb and there are 5 blue flag beaches. The Ria Formosa is a nature lovers paradise and there are cycle trails and mountain walks. Tavira island offers excellent fish restaurants in a peaceful tranquil setting ,and can be reached by ferry boat or miniature railway crossing. The Roman bridge in the town spans the river and there are many varied alfresco restaurants to suite all tastes and budgets.
Unique benefits of the property
Our guests appreciate the convenience of being able to walk into town from the apartment - collect the fresh bread and fruit for breakfast, stroll into town for dinner in the many local restaurants.
The roof terrace - our favourite feature - has sunny and shaded areas with sun loungers, reclining chairs/footstools to mountain view side and a dining table/chairs and barbecue on the roof terrace for long summer nights dining with friends and family.
The property has heating and air con in all the rooms and is cosy in the winter with sky TV and DVD.
The apartment is like a home to the owner - and so it comes equipped with all of the conveniences that add that something else to your holiday.
It is a very easy journey from both Faro and Seville airport.
