The villa is set in 6000sq.m of land with oak and pine trees and on the slope of a hill that tapers away into a small ravine. It has its own private swimming pool set in landscaped gardens, and is surrounded by fruit orchards trees and rambling vineyards adjacent to the nearby village. The peace and tranquility of the setting make this location the perfect family getaway with plenty of room and all the privacy you will need for a truly relaxing and memorable holiday. The house has no immediate neighbours and so affords perfect security and privacy with no disturbance at all. The South-facing pool and BBQ areas provide the most spectacular views and are an absolute delight for sun worshippers with all-day sunshine till late in the evening. Historic Obidos, just 4km away offers the best restaurants serving Portuguese and international cuisine. The little village of Usseira and Bom Vento have shops, a post office and bank plus a couple of cafes and a mini market.

Notes on prices
Prices are for the property per week in Euros.
Rates include cleaning and laundry before and after visit. If additional maid services are required during your stay, this can be arranged at an additional cost. Electricity and water are included in the rates. During the winter months, or cold spells, a central heating surcharge will apply. A fully refundable security deposit of 300 euros will apply to all bookings unless otherwise arranged with the owners.

| Other: | The villa boasts a huge recreation room (60sq.m) which is kitted with a plasma screen, plenty of DVDs CDs, PlayStation, board games, books, a small refrigerator and has a toilet of its own. It is the perfect place for the family to chill out and relax. |
| Cleaning/towels/ linen/maid service: |
The property is cleaned once per week on the changeover day. All bedlinen and towels are provided within the rental price except for swimming/beach towels which can he rented extra. Cleaning is included in the rental price. |
Notes on accommodation
There is a nominal charge for extra heating during cold spells outside the winter period. Fire wood can be provided at an extra cost on request. Each room is provided with pedestal fans and every room has a low level night light. The rooms are large and airy and the covered area of the villa is large enough for children to have a wonderful time in complete safety and security. The villa stands in 6000sq.m of land and the views are stunning in all directions.

Outside
The grounds are absolutely enormous with fruit orchards on three sides. The driveway leads from the main gate to the patio overlooking the swimming pool. There is a spacious BBQ area by the pool with table and chairs for guests to have their meals. The BBQ is an extension to the recreation room and has views over the pool and surrounding countryside. The swimming pool is 10m x 5m in size and is lit up at night. It is 1m deep at the shallow end and 1.8m deep at the other end. There are deck chairs/sun loungers by the pool for the use of guests. There are landscaped gardens to the front and rear of the villa and around the pool as well all fitted with automatic irrigation systems. The main gates has electronic controls. There is a pedestrian gate which also operates electronically. All external areas of the villa are well lit at night.
Coast/Beach
The nearest beach is at Foz do Arelho which is 5 miles away by car. There are sea views just a couple of hundred metres from the house. Another beach at Peniche / Baleal just a 15 minute drive away is renowned for it surfing and boat cruises and deep sea fishing excursions. There are several good surfing camps which offer coaching classes at very reasonable prices. The beach at Sao martinho is 25 minutes away and has very safe waters for little children.
Special interest holidays
Special interest holidays will be on offer later in the year from September onwards. These will feature painting, pottery, cookery, yoga and give guests the opportunity to join and help in the grape harvest. More details will be made available in week 34. We are also soon to be offering home cooked meals (Portuguese cuisine) at the villa at an extra charge per head.
Travel
Lisbon International Airport is 45 minutes away by car using the A8 motorway which is just 4km from the villa. Whilst public transport is fairly regular and reliable, the use of a car is recommended for greater convenience. The nearest railway station is located at Obidos and the other at Caldas da Rainha. You can catch trains to Lisbon to do the day trip is you wish to car-free and carefree.
Distances
Villa Adriana is located just 4km southEast of Obidos. Caldas da Rainha, the famous Spa town is another 5 km away from there but can be accessed by motorway in minutes. The world renowned pilgrimage centre at Fatima and the monastery of Alcobaca, the Gothic cathedral at Batalha and the Templar Castle at Tomar are all roughly an hour's drive from the villa. All of these are not to be missed. Most famous of all of course - Obidos, the medieval town (world heritage site) is right on your doorstep.
