This superb luxury duplex apartment is fronted by mature palm trees with fantastic views across the shell shaped bay of Sao Martinho do Porto. Two large balconies offer a wonderful view of the old harbour and it is only a short walk to the waters edge where the soft sand and calm seas offer ideal conditions for family holidays. Within the old part of the town, with its maze of cobbled streets and colourful houses can be found a quaint little church, traditional bakeries, and a daily market full of fresh fish, fruit and vegetables. The duplex has 2 bedrooms and 2 bathrooms and will sleep 4 persons comfortably. There is a shared swimming pool and gardens and a short 75m walk to the beach, local bars and restaurants. Locally on offer are activity sports including golf, surfing, sailing, wind surfing, paragliding, mountain biking, walking & fishing. For cultural sites you can visit the fortified mediaeval town at Obidos, the holy shrine at Fatima and Alcobaca's magnificent monastery.

Changeover day
Changeover day is flexible & we will try to accomodate most requests. We request guests arrive after 14:00 hrs at the start of a rental period and depart before 10:00 hrs in order to allow apartment cleaning between rentals.

Notes on accommodation
All utilities including gas, electricity, water and council tax are included in the rental price. The apartment has a combination boiler and central heating system. We politely ask all guests to adhere to our non smoking policy while occupying the apartment. A charge of £55 is made to cover apartment cleaning and laundry services.

Accessibility
The apartment is situated on two floors and access to it is up a short flight of stairs. The pool and the beach are accessible via a series of steps which are not suitable for wheelchair users.

Outside
A shared pool is monitored by a lifeguard in the Summer season. Pool entry is strictly monitored for residents only. There is also a small paddling pool for children.

Coast/Beach
Sao Martinho do Porto has a wonderful shell shaped bay protected from the surf of the Atlantic Ocean. The apartment is 75m from the beach.
Other beaches along the coast provide many opportunities for surfing.

Golf
The golf course at Praia D'el Rey has recently been voted the best in Europe and is 25 mins drive. Rio Maior (Golden Eagle) course 18 holes par 72. Distance 25 mins. Torres Vedras (Vimeiro) course 9 holes par 67. Distance 34 mins. Peniche (Atlantico) course 9 holes 18 different tees par 72. Distance 30 mins. Obidos (Praia D'el Rey) course and country club 18 holes, par 72. Distance 20 mins. Obidos Bom Sucesso (Golfe das Oliveiras) course 18 holes par 72. Distance 20 mins.

Travel
Lisbon Portela Airport is an easy 1 hour drive along the A8 motorway. BA, TAP, Easyjet and BMI Baby all have regular flights from the UK to Lisbon. Oporto airport is a 2.5 hours drive and also has connections to the UK with TAP and Ryanair. Car hire is recommended. There is also an express bus service to Lisbon which takes approx 1 hour 15 mins.
Local firms offer airport transfers for approximately 110 euros return (please ask for details). Regional trains exist but journeys times can be long.

Distances
There are many interesting historical towns in the distict (Leiria) within the province of Estremadura. Obidos is a historical fortified town 15 mins drive. Alocobaca is the local administrative centre with a beautiful historical monastery built to celebrate the conquering of the Moors, 20 mins drive. Batalha is a christian centre for pilgrimages with another beautiful monastery, 30 mins drive. Nazare - a popular seaside town, great beach, fantastic seafood restaurants - 10 mins drive.

Further details
The town has a small local market selling fresh fish & vegetables. There is a small supermarket, hardware store and several butchers and bakers as well as a collection of tourist shops. There is a good selection of local restaurants and bars within walking distance of the apartment. Larger restaurants with more diverse cuisine can be found in the larger towns of Nazare and Caldas da Rainha.

Booking notes
A deposit of 20% with the balance due 6 weeks prior to arrival. A security deposit of £100 against damages / breakages is required and is fully returnable. Please contact the owner by e-mail.
