This 2 storey village house is situated within an exclusive, new urbanisation located 5 minutes from the A22 motorway. 10 minutes from Lagos; Portimao and the Alvor fishing village. The golden sands of Meia Praia beach very suitable for families. Here you will find beach bars, boat trips, fishing etc with several excellent golf courses nearby. All the attractions that the Algarve is renown for are easily accessible. Lagos is a very quaint historic Portuguese town with cobbled streets, squares, lots of restaurants, cafes, bars, supermarkets and shops of all types. There are lots of activities within the area, all within brilliant sunshine. A car is essential for staying in this location. Zoomarine, where you can swim and interact with dolphons (pre-book in mid summer). The west coast of the Algarve with its panoramic views, wonderful surfing, fishing, fantastic views are within a 30 minute drive. Take a day trip to the hustle and bustle of Lisbon. Water parks open May to September.

Changeover day
The changeover days are flexible, throughout the year. No set rental periods. Earliest arrival time is 15.00 and the latest departure time is 10.00. Flexibility on times is dependent upon other relevant bookings.

The bedrooms and bathrooms are situated on the ground floor. The 2 twin beds in each bedroom can be zipped together to make a double if preferred. One bedroom has a shower room, basin and toilet, the other bedroom has a bath, bidet, basin and toilet, also a hair dryer for your convenience. The patio doors in both bedrooms lead out onto a terrace which provides easy access to the pool. On the first floor there is a cloakroom with toilet and basin, a lounge / dining room, and a separate kitchen. In the lounge there is a double sofa bed; satellite TV; DVD; Radio/CD player; The dining table comfortably seats 6 to 8 people. In the well equipped kitchen there is a cooker; microwave; toaster; kettle; fridge/freezer; washer/dryer; dishwasher; iron/ironing board; coffee machine; Also cleaning equipment for the housekeeper, or for our clients use if required.

Notes on accommodation
There are air conditioning units in each bedroom and the lounge, which provide cool or warm air for your comfort.
A cot, high chair and stair gates (top and bottom of the stairs) are provided for babies, and should be requested when booking.
The village is very safe for children. A few pool / beach toys are provided.

Accessibility
Unfortunately this property is not suitable for people with mobility problems.

Outside
The urbanisation has been laid out extremely well. Landscaped gardens are meticulously maintained by the condominium. There is a south facing terrace on both levels overlooking the communal pool. On the ground floor terrace, you can lounge on the sun beds and chairs provided. On the first floor terrace there is a table and chairs where you can eat outside and watch the sun come up for early risers or the unmissable sun sets, where the skies are a wonderful sight to behold. The pool is not heated, so can be cool out of season.

Coast/Beach
There are numerous fabulous beaches all along the coast, for which the Algarve is so famous. The nearest beach is Meia Praia, which has 3 miles of golden sands. This beach, very suitable for families, is only a 10 minute drive from the property. There are numerous snack bars and restaurants with toilet facilities, to enable you to spend the whole day on the beach. The West coast is totally different, it has panoramic views, wonderful surfing beaches, and "water park" enjoyment created by nature.

Golf
The Algarve is renowned for its excellent golf courses. A free golf guide is in the village house for your perusal. The owner is a golfer and would be very happy to not only book your golf at discounted rates, but to show you the course personally hole by hole!!! (should you wish for a partner to play a round or two with you) There are several golf courses within between a 5 and 20 minute drive, these include Palmares; Alto Golf; Penina; Boavista; Gramacho; Salgados; Silves;

Travel
The flight from the UK takes between two and a half and three hours, depending upon which airport you depart from.
UK to Faro airport which is 50-55 minutes drive away from the village house.
A car is essential for this holiday. There are numerous car hire companies that operate from Faro airport or, if requested, the owners will arrange for a car hire service, at the relevant cost, to collect you on your arrival at the airport.
Your hire car can then be delivered to the village house.

Distances
Driving times: Alvor fishing village = 15 minutes; the historic bustling town of Lagos = 15 minutes. Lagos is a very quaint Portuguese town with cobbled streets, squares, lots of restaurants, cafes, bars, supermarkets and shops of all types; West coast beaches = 30 minutes; Palmares golf course = 10 minutes; Monchique mountains = 45 minutes; Zoomarine, where you can swim and interact with dolphins = 30 minutes.

Further details
The owners have compiled a file containing details of local supermarkets, restaurants, banks, medical facilities and leisure activities which is kept in the village house for your information and perusal.
There are several water parks along the Algarve, two of which are within a 20 and 30 minute drive.
Golf is of course a major sporting activity here, and boasts some of the best golf courses in the world. The owner will be very happy to book a round of golf for you, and / or partner you whilst you play.
Carrefour is the nearest large supermarket and is an 8 minute drive. The owners provide a "welcome pack" with essential items until you can shop.
Restaurant Caseiro in Arao, is within walking distance or a couple of minutes drive. The prices are very reasonable, the restaurant is very popular with the locals. Many of our guests, who have arrived in the evening, highly recommend this venue.

Booking notes
Bookings and enquiries to be made via our web site (see below). 25% deposit is collected 7 days after booking date. The balance is collected 56 days before the booking commences. There is a breakage deposit of £200, which will be refunded 7 days after the end of your stay, subject to verification of the inventory. If you require a mid-week change of towels, bed linen and cleaning service a charge of £25 will be collected with the balance at 56 days.

The village house is situated on a small development, both property and grounds are well kept and presented. It was spotlessly clean, layout and furnishings faultless. Will definately return - thank you for a great holiday.
2) My family really enjoyed staying in this beautifully furnished villa. Our children enjoyed playing in the pool, and with the beach only minutes away, the location was perfect. We enjoyed the tranquility of the village, yet a short drive took you to bustling towns, reasonably priced restaurants, and family activities. Perfect holiday, we will be back!!!
3) The owners of this fantastic property went out of their way to ensure that this was the holiday of our dreams. The beach / pool toys provided were a godsend to our lively 2 year old. My husband was very keen to play some golf and appreciated having the owner to partner him. We will be back next year.
