It is part of a small private secure development of large houses located in an exclusive estate built on a hill top just a short 15 minute downhill walk to the lovely and ancient town of Tavira. It offers a large swimming pool, flower gardens and panoramic views. Tavira has many shops, bars and restaurants, a marvellous fresh daily market for vegetables, fruit and fish. It also has some of the most beautiful beaches in the entire Algarve. A short 5 minute boat trip or an old tram will bring you out to the island and what will greet you then will be worth the wait.

Bedroom 2 (1st floor) floor with double bed.
Bedroom 3 (2nd floor) with two single beds.
All these beds are new as is all the bed linen, pillows, furniture and own bathrooms etc.
Bathrooms: Ground floor bathroom: extra large 900mm shower, WC on the ground floor.
First floor bathroom with bath, shower, WC and bidet.
Top floor with extra large 900mm shower, WC and bidet.
All new. Cleaning twice weekly provided if requested.
Kitchen: Cooker, hob/oven, fridge/freezer, microwave, juicer, coffee maker, sandwich maker, washing machine and dishwasher. All new equipment and all bought for this season, 2012.
Living Rooms: Lounge/dining area, satellite 36’ plasma screen TV with BBC/ITV/Sky News/Golf Channel etc, a log fireplace for the winter, air con units for the summer. Air con units are also in all 3 bedrooms.
Other: All new linen bought for 2012.
Cleaning/towels/
linen/maid service:
A guest service is provided 24 hours a day. Fresh bedlinen and sets of towels are changed weekly. Final cleaning is at no extra charge. Also no deposit will be put on your visa, instead, a small cash deposit to the people who look after you for the week .

Notes on accommodation
As the house contents and furnishings are all new, you will enjoy comfortable surroundings and a child friendly house.
Both cots and highchairs are available on request at no extra cost. Also a stairgate downstairs can be fitted by the agent if required.

Accessibility
Suitable for elderly and wheelchair users. Best of all there is a downstairs en-suite bedroom for the grandparents and a also regarded as a child safe house for peace of mind.

Outside
There is a very large shared swimming pool and gardens. It's never too busy as most houses are owned by ex-pats who are not often there. A spacious south east and south west facing balcony terrace with garden furniture, sun loungers, parasol and BBQ will give you great enjoyment in the evenings. The gardens are accessed through the ground floor and you can sit surrounded by trees and read a book in peace. The sitting room leads out to a private sun trap for evening sunshine.

Coast/Beach
Tavira has some of the most beautiful beaches in the entire Algarve. A short 5 min boat trip will bring you out to the island and what will greet you then will be worth the wait. A great idea is to drive 5 min to Santa Lucia and get an old Tram to the beach. The journey only takes 3 mins but children will love it.

Golf
Within a short distance of the town Tavira there can be found 4 splendid golf courses: New Monte Rei course 10 mins away. Benamor Golf (18 holes), Quinta da Ria and Quinta do Cima (both 18 holes) and Castro Marim (18 holes). Special reduced golf packages available to our guests. A taxi to all courses costs about €8 or car hire costs from €15 per day. Airport Transfers can be arranged. The house has 4 sets of clubs and they can be hired for €9 per day each or €25 each per week.

Special interest holidays
We can arrange a days sailing on a 40 foot luxury yacht which includes a beautiful lunch with drinks. You will be collected from the house and dropped back at the end of the day.

Travel
Tavira is situated 30 mins east of Faro airport. We can arrange a pick-up, there is also an excellent train or bus connection for shopping in Faro. From Tavira a train goes throughout the Algarve to Sagres, a trip to Seville (Spain) can be made by bus. Taxis around Tavira are a set fee of 3.90 euros.

Distances
Historic Tavira is at walking distance, another option is to travel 15km to the charming fishermen's towns like Olhão and Fuzeta, the nature reserve Ria Formosa is 8km away, unspoilt villages like Santa Luzia, Cabanas, Cacela Velha 6km, Spanish border 35km.

Further details
Tavira has many shops, bars and restaurants, a marvellous fresh daily market for vegetables, fruit and fish, regional and flea markets. Patio which is just located over the Roman bridge and is without a doubt is the best resturant in Tavira. Go early though, between 6.30 and 7.00. Guided tours in the historic town, tourist train, museums and over 35 churches, antique Roman and Moorish places of great value.

Booking notes
Payments: 30% at booking and 70% 4 weeks before arrival. Refundable deposit of 200 euros to be paid on arrival. Welcome packs with food and drink are provided free of charge. All food and drink comes fresh with each new guest.

Bill Canning is a 38 year living in Co. Kilkenny in the south east of Ireland with his wife, Grainne, their 3 year old girl Grace, their 1 yr old Baby Emma and their pet cat. He has 2 properties in this private development, both are available to rent all year round.
