Boa Vista is a large detached holiday rental villa on an 800sqm lot, 6 to 8 mins walk from the Roman bridge (the centre of Tavira old town), a car is not essential. With a wrap-around marble-tiled terrace and a roof terrace, it offers panoramic views of the Algarvean hills, the river and the Roman bridge, the Moorish castle, and out to sea. It easily accommodates eight guests (a cot and a high-chair are provoded for babies). The pool area has 8 loungers, umbrellas, etc and a child security fence. Alfresco dining for eight is provided close to the pool and also on a shaded portion of the terrace beside the kitchen. Tables, chairs, umbrellas are also provide on another section of the terrace off the utility room and on the roof terrace (which also has some loungers). Wi-Fi internet access is included, telephone on request. Air-con (included in the rates) is provided in lounge, dining room and master bedroom, fans elsewhere. The villa is equipped throughout to a very high standard.

Notes on prices
Prices are per week in GBP including air-con, WiFi internet, laundry, cleaning, etc. We quote in Euros or US$ on request.
Pay by Bank transfer or by PayPal.
Discount 5% for 2 week stay (3 weeks 7.5%).
Rates based on party of eight. Except in July/August, a discount of 5% for is allowed for each guest less than eight (subject to max discount 20%).
Obligatory final cleaning £80 on each rental. Late arrival service charge GBP20 after 8pm (20h00) with reservation or €30 when collecting keys.
Changeover day
Changeover is usually (but not necessarily always) Saturday. Arrive 4pm. Depart 10.30am but flexible if overlapping bookings permit.

Notes on accommodation
Air-con, Wi-Fi internet, TV, cleaning, towels, linen, laundry, etc all included in rates. Child-security fence at pool provides safety for children. Local area is quite upmarket, relatively quiet and secure. Large selection of novels, etc is available for use of guests; also an array of pool toys, flotation aids, tennis rackets, basket ball, etc. Small pets might be accepted but only by prior arrangement -- please enquire. Telephone can be connected on request. A welcome pack is provided free on arrival -- it includes the basics so you don't have to rush out to the shops first thing when you get there.
Accessibility
Not suitable for disabled. However, we have had several elderly people stay without problems but there isn't wheelchair access.
Outside
The 11 x 5m (36x16ft) private pool is screened by high walls. A child-security fence is provided. There are umbrellas and loungers (8), etc, at poolside. An 8-seater table with umbrella allows for al fresco meals on the poolside patio (another 8-place table and chairs is provided on the roofed terrace area off the kitchen). A poolside shower is provided. Eight sliding windows open onto the wrap around terrace on the ground floor. The wrap around terrace has two furnished areas overlooking the pool, one shaded. A postern gate at the rear of the property gives access to a footpath leading to the centre of town (6 to 8 mins depending on age and agility!). A second footpath nearby leads down to the riverside.
Coast/Beach
Tavira is on the estuary of the River Gilao. Ilha da Tavira (Tavira Island) boasts some of the best beaches in the Algarve; it is reached by several ferries (fare €1,00 in 2011, children free), by water taxi or (over a causeway) or on a "cartoon" train beloved of young and old alike. The white strands of Ilha da Tavira stretch for ~13km (8 miles) and even include a remote nudist beach. There are bars, restaurants, massage facilities, loungers, umbrellas etc on the island at several locations.
Golf
Three courses lie 5 to 10 minutes drive (Benamor, Quinta da Ria, Quinta da Cima) while Castro Marim, Colina Verde/Maragota, Monte Rei and Quinta do Vale are within 20 to 30 mins. Isla Canela and Islantilla are just over the nearby Spanish border and most of the world-renowned Algarve courses lie within one hour's drive. All of these courses boast magnificent ocean views together with well maintained greens and fairways. For the non-golfers, Benamor and Quinta da Cima offer excellent lunch!
Skiing
On average, it snows once every ~50 years in the Algarve -- the skiing is rather poor!
Special interest holidays
Tavira is surrounded by the Ria Formosa Nature Park. This is rich in flora, fauna, lepidoptera, etc for the more academically minded. For those interested in relaxing, it offers horse-riding, cycling, just plain walking, etc. Tavira itself offers a variety of Roman, Moorish and Crusader sites. In the Guadiana Valley, you find remains going back to Phoenician times. The Guadiana Valley (the border between Spain and Portugal) is 20km/15miles away and has several ancient walled cities well worth exploring; you can take a river-boat cruise up the river from Villa Real do Sto Antonio to visit the walled towns, it stops for lunch en route. In the hinterland the Algarvean hills offer some wonderful scenery and wildlife and an insight into what life was like in this part of the world 100 years ago.
Travel
The nearest airport is Faro (35km/20miles/30mins) but Seville (2 hours drive, motorway except last 4 miles) sometimes offers an attractive alternative. Jerez and Lisbon also possible but 3 to 4 hours drive. Car is not essential - you are in Tavira town and taxis are plentiful/inexpensive by UK standards (2011 rates max €4 in town, €40 from the airport 4 PAX). Car and bicycle hire are available locally. The Algarve boasts excellent and inexpensive regional trains and buses and fast express buses.
Distances
Distances from Tavira are as follows: Faro (City or Airport) 35km/20miles, 30 mins. Seville 150km/100miles 90 mins (Airport 2 hours). Lisbon 350km / 200 miles 3.5 hours. Alcoutim, Mertola 60km/35miles, approx 1 hour. Spanish border (no formalities) 25km/15miles, 20 mins. A commuter train serves all the main towns along the Algarve coast at a frequency of approx once per hour. Express buses connect Tavira with Huelva, Seville and there are regular buses to the smaller local towns.
Further details
Tavira has several major supermarkets such as Contintente, Mini Preço, Pingo Doçe, Lidl, Aldi. The recently opened Tavira Gran Plaza shopping mall is heaven for the shopaholics. The nearby luxurious Pousada Convento da Graca boasts a luxurious restaurant but there are also many other much less expensive restaurants within 5 to 10 mins walk. Banks, ATMs etc are also approx 6 to 8 mins walk. The area boasts gyms, tennis, scuba diving, microlites, paragliding, horse riding, surfing, cycling, canoeing, bird-watching, hiking, trail biking, etc. During the summer (June to September) the Camara (local town council) organises a wide range of entertainments - street theatre, film festival, exhibitions, fairs, ballooning, concerts, folk music and dancing, etc.
The Guadiana River marks the border between Spain and Portugal. Centuries of conflict have left a series of walled towns along the river valley. Take a boat trip upriver from Villa Real do Santo Antonio (20 miles) to view these towns with a stop for lunch en route upriver.
Local entrepreneurs offer fishing (deep sea or inshore), boat rides, sight-seeing tours, horse-and-carriage rides, etc. Express buses connect Tavira with the shopping delights of Lisbon and Seville - the dedicated shopper can go there and back in a day. There is also an express train service to Lisbon. Both trains and buses in Portugal are extremely inexpensive by UK standards. The port of Tavira is still an important fishing centre and the local fish market displays an astonishing variety of seafood on a daily basis. Day-charter sailing can be arranged on a luxurious 42 ft yacht. Or you can just relax by the pool!

About the owner
Born in Ireland, I worked as an engineer for a variety of international companies, mainly American. I travelled extensively but I maintained a family home in Dublin. I had a vacation apt in Tavira but, in 2003 (following a change of ownership in the company for which I worked and with my family raised) I took early retirement and purchased a villa there where I now spend several months a year -- I also have four vacation apts which I rent out. I travel extensively but now accompanied by my wife. I spend 50% of my time as a volunteer on a variety of assignments in Asia and Africa. In particular, I have spent almost four years in Uganda since I retired in 2003 -- I just returned from there in mid Nov, 2011. I am fortunate in having good people in Tavira who take care of my properties.

Why the owner chose a home in this location
When I retired and moved to Tavira, I wanted something more substantial than a vacation apartment. Set on one of the several small hills in Tavira town, Colina da Asseca is a mature development six to eight minutes walk to the centre of the old town and enjoys uninterrupted views over the old town and the Roman bridge, and out to sea. The Ria Formosa Nature Park and the wonderful beaches of Ilha da Tavira (Tavira Island) are close by while the Algarve Hills and the Guadiana Valley are within easy reach. And the excellent international connections through nearby Faro airport are a big plus. Also, there is no through traffic in the development which is another plus.
Unique benefits of the property
Villa Boa Vista no neighbours on one side or behind and is in a development with no through traffic; this combined with high walls surrounding the property makes it a relatively private and quiet location. I can relax on the terraces or by the pool, I can stroll to the town centre, I can head for the beaches, the hills, the walled towns of the Guadiana Valley, I can go chasing butterflies or birdwatching in the Ria Formosa, I can meander through the Algarve, I can be in Seville in 90 minutes, I have half a dozen golf courses within twenty minutes drive, I have an astonishing variety of restaurants (from the cheap local establishments with polished aluminium tables and paper tablecloths to the pricey elegance of the Pousada da Conventa da Graca with its polished waiters), etc.
