This marvelous house, set in very extensive and well tended mature gardens, featuring a large kidney shaped pool with separated children's pool, lovely BBQ/outdoor dining area, sun-terraces and private parking. The house is orientated north/south to capture the sun from dawn to dusk. It provides a high standard of comfort in any season, with air-conditioning in summer; heating, fireplace and heated pool for the cooler times. The location is secluded and quiet, yet within walking distance of local amenities and just a short drive from the large resorts of Vilamoura and Albufeira. Local resorts offer a great variety of restaurantes, cafés and bars. The area, with its Southern European climate, is great for holidays at any time of year, whatever your taste. Sun and sea, golf, nightlife, good food - Algarve has it all. The long sandy Falesia Beach, with it's back-drop of stunning cliffs, pine-forests and palm trees, and bar/restaurant, offers fabulous views along the coastline.

Changeover day
We can usually take bookings for arrival and departure on any day of the week and for any number of days. As a rule, check-in from 3pm, check-out until 11 am - but please request further information if these times are not convenient.

Accommodation
Bedrooms: 4 bedrooms - all with en-suite bathroom, plus small annexe for baby or young child.
Ground floor - 2 double bedrooms, 1 twin bedroom.
First floor - master suite with double bedroom, plus large walk-in wardrobe doubles as 'half' bedroom for infants.
Bathrooms: Four en-suite bathrooms plus one separate WC.
Two bathrooms with separate bath and shower stall.
Two bathrooms with combine bath/shower.
Kitchen: Fully equipped kitchen including cooker, hob, fridge/freezer, washing maching, dishwasher, microwave, electric kettle, toaster, coffee-machine, etc.
Utility Room: Utility room with extra fridge, storage, cleaning equipment, iron, ironing board, etc.
Living Rooms: Spacious and comfortably furnished living/dining area on ground floor with access to terraces and pool area. Equipped with TV (terrestial and satelite), Radio, DVD, ADSL Internet connection. Open fire for the cooler season (also central heating).
Cleaning/towels/
linen/maid service:
All household towels and linens are included, bedlinen changed weekly, towels twice weekly, regular cleaning (3 or 4 times weekly). Other arrangements available on request.

Notes on accommodation
Suitable for almost anyone - familes, golfers, or just a group of friends. We have your comfort in mind - and the villa provides an excellent standard of accommodation with air-conditioning/heating/maid-service, etc. Cots and highchairs are available, plus extra divan beds when needed. With security in mind - the villa has fire alarms, burglar alarm and a personal safe. All equipment is modern and well maintained.
We are on hand locally, and happy to help with any details such as general information and recommendations of where to go in the area, and we can arrange outings and transport, etc.

Accessibility
Although the villa is not especially adapted for guests with mobility problems, as most of the property is on the ground floor, access to all rooms (except for the 1st floor suite) is relatively easy. There is parking within the grounds, close to the entrance of the villa - and the outdoor leisure areas are all on level ground. Local pavements and roads however are not all suitable for wheelchair users. Please feel free to request further information.

Outside
The villa is completely private, enclosed and surrounded by an extensive, well tended and mature garden which includes a large kidney shaped pool (which can be heated) and a separate kids pool. Swimming pool - size: 9m x 5m/Depth:0.8m-1.9m. Purpose built brick BBQ, shaded dining area, furnished sun-terraces, pool/leisure area with sun-beds and shades. Private parking.

Coast/Beach
Local beaches vary in nature - from long sandy beaches to smaller coves with rock pools. Many beaches have bars/restaurants. Access to most is very easy, with just a few more secluded beaches posing more of a challenge. Parking available at or near many beaches.
Local beaches are Praia da Falesia, Praia do Barranco, Praia de Olhos D´Agua, Praia dos Tomates, Rocha Baixinha. Nearest beach just over 1 km (10m brisk walk/20 minute gentle stroll). 4 or 5 other beaches within 10m drive.

Golf
Right in the centre of the Algarve you are never far from a golf course. With many courses, including a championship course, Vilamoura is only a 10 to 15 minute drive. The 9 hole course and academy at Pinecliffes Sheraton is just a few hundred metres from your villa. Within forty minutes you can drive to something like 20 courses.

Travel
30 km from Faro airport - roughly 30 minute drive (airport transfers available). Car hire not essential - but we can send prices/information if required. Scooter, bicycles, motor-bikes, etc. also available. Local taxis - 2 services/local rank. Normal taxis very reasonably priced, but not always available at short notice in high-season. Pre-booking special taxi costs a little extra. Mini-buses also available by request. Local bus services - regular and reasonably priced.

Distances
Fabulous local restaurants which cater for all tastes, cafés, bars, shops and supermarkets - are all within a few minutes walk in nearby Açoteias.
Algarve is famous for the nightlife - larger resorts of Albufeira and Vilamoura well known for clubs and discos. Two Marinas in the area. Vilamoura, a well established harbour of luxury yachts and other craft, with shops, restaurants, etc. Albufeira, modern vibrant centre with unusual architecture and Old Town Albufeira more traditional character.

Further details
Portugal is well known for good food and wine - including the famous Rosé wines and Port. Restaurants are plentiful and varied - serving a good variety of grilled fish and meat, plus shellfish and many traditional dishes. From cheap and cheerful to 5* luxury, there´s something for every taste, and all within a short walk of the villa. Many international restaurants offering alternatives such as Italian, Chines, Indian - you can even get great English breakfasts and sunday roasts. Local activities include beach sports (sailing, diving, waterski, jet-ski, fishing, kite-surf, windsurf, etc.); cycling; walking; tennis; bird-watching; jeep safaris; boat trips and mini-cruises.
Various theme parks with breathtaking water slides for the adventurous and pools for the rest of us - children's play areas and slides - a giant water coaster - mini-golf - jacuzzis - tropical bird park and shows. Also Zoomarine with amazing Dolphin show and other aquatic stars, plus an aquarium museum.
Algarve Shopping Centre is approximately 12km from your villa, with a good variety of shops, a bowling alley and amusement hall, 9 screen multiplex cinema and food hall this is a great place for adults and children alike.

Booking notes
To confirm a booking we require a deposit of 25%, which can be paid by credit card, bank transfer or through PayPal. The balance of payment should be paid on arrival, or approximately a month beforehand.
