Constructed in 2006, a spacious single storey villa with private pool, newly furnished to a high standard and situated in a small village with a cafe / bar and close to lovely walks. A short drive from beaches and golf and centrally located for exploring the central and eastern Algarve. Large accomodation on one level consisting of three good sized bedrooms with extensive fitted wardrobes. Two of the bedrooms have en suite facilities and the third is next to the family bathroom. A large comfortable lounge dining room with a log fire and offering satellite TV, DVD player, stereo system and modern furniture. Good sized modern fully equipped kitchen with granite worktops, dining table and quallity AEG appliances, plus a spacious entrance hall and a garage equipped as a games room wth a samll pool table and a table football game. Built in barbecue and outside kitchen area and extensive paved patio areas for outside living. All main rooms have airconditioning / heating units.

Changeover day
Preferred changeover days are Saturday or Thursday, but we will be flexible as far as possible.
Check in time is 4pm and check out by 10.30am.
| Bedrooms: | Bedroom 1 with king size double bed and luxury en suite with double sized shower. Bedroom 2 has two twin beds and an ensuite shower room. Bedroom 3 also has two twin beds. All 3 rooms have fitted wardrobes aircon units and modern furniture. |
| Bathrooms: | As described above there are two ensuite shower rooms and a family bathroom with shower over the bath. All are fully tiled, have modern high quality sanitaryware and individual room heaters. |
| Kitchen: | Large eat in kitchen with granite worktops, AEG appliances including oven, gas hob with extractor, microwave grill, fridge freezer and dishwasher. Air-conditioning unit and tiled throughout. Fully equipped for 6 persons. Washing machine in garage. |
| Living Rooms: | Large lounge dining room has 3 seater, 2 seater sofas, a reclining chair and dining table to seat 6. There is a built - in log fire and an aircon unit and two sets of patio doors overlooking the pool. A satellite TV system is provided and a DVD player. |
| Other: | The garage can be used as a playroom with a small pool/snooker table and a table football game for the use of guests. |
| Cleaning/towels/ linen/maid service: |
Maid service and cleaning is provided weekly, when towels and linen are changed. We provide both indoor and pool towels but please bring your own towels for the beach. |
Notes on accommodation
This is a no smoking property and no pets are allowed.
As previously mentioned all main rooms have air-conditioning/heating units and all windows have shutters for security and to keep the rooms cool during the day.
There are electric gates to the front of the property and security grilles to all doors at the rear.
Accessibility
The house is all on one level and may be suitable for persons with mobility problems, although it has not been specifically built or adapted for wheelchair users.
Outside
The plot is fully fenced /walled with electric security gates and has been completely landscaped to provide small lawned areas, a "mediterranean garden", extensive patio areas and plenty of parking. There is a private pool for guests exclusive use (approx 8m x 4m and a max depth of approx 2m) and in addition there is a built in barbecue with outdoor sink / kitchen. Sun loungers, parasols and table and chairs are provided for 6 persons and there is a large covered area outside the lounge for outdoor dining.
Coast/Beach
Beaches are a short drive away, the nearest at 17 - 20 minutes at Faro to the South, or at Fuseta or Tavira to the East or Vale de Lobo to the West.
Golf
Golf is close by - a 20 minute drive to the East at one of the underrated courses towards Tavira and the Spanish border or a similar distance to the west at Quinta do Lago, Vale de Lobo or Vilamoura.
Travel
We are located a short drive from Faro Airport ( approx 17 - 20 minutes ). A car is essential.
Distances
The villa is only 7kms from Loule and 4kms from Sao Bras for shopping and eating out. There are a good number of places to eat in the area and at nearby Santa Barbara De Nexe - something to suit all tastes and budgets. There is a small cafe bar close by in the village which also serves food at lunchtimes and sells basic provisions.
All of the major atractions of the Central / Eastern Algarve are within easy driving distance of the property.
Further details
Loule is a large and interesting town with all amenities and Sao Bras provides all of the basic needs, including banks, pharmacies, supermarkets etc.
The property is located on the edge of the so called 'Garden of the Algarve' or the Barrocal, an area of natural beauty and fertile farmland, rivers and hills. It is ideal for exploring the countryside by car and on foot, with a number of walks including the famous Fonte De Benamola trail being easily accessible and with scenic drives to villages such as Alte and Salir within easy reach.
Booking notes
To enquire or make a reservation please email or call - on firm commitment to book the villa we will send you a booking form and details of the conditions etc and ask for a deposit of 25% of the total rental cost by return of post. Balance to be paid six weeks before departure with a £150 key / damage deposit. Keys will be sent 7 - 10 days before departure.
Welcome grocery packs can be provided by our local representative by prior arrangement.
