Located in the small village of Manta Rota which has a butcher’s and a brand new supermarket, daily market in high season and a variety of bars and restaurants all within walking distance of the villa.

Changeover day
Saturday is preferred changeover day but other arrangements may be made available on request. Arrival time is 4:00pm and depature time is 10:00am

Other: Dining Room, with place sitting for 6, King-size leather sofabed, tall chest + back balcony with extra outside seating.

Towels and linen are provided, and changed weekly at an optional extra cost.
£30 is included in the price of your stay towards the exit cleaning anything above this amount will be paid by the client (this will be ascertained prior to departure)

 

Notes on accommodation
The villa has walls surrounding all of the outside areas so is therefore safe for small children. Parking is directly in front of the villa as it sits on a T junction side road. The villa benefits from air conditioning to the lounge, dining room and all 3 bedrooms. It also has central heating throughout (hopefully not needed in the summer!).

Accessibility
The property is accessed via 3 steps onto the main patio area from there you have the main front door and 2 sets of patio doors as access to the villa. A king size sofa bed is on the ground floor in the dining room. Downstairs living area is flat with no steps.

Outside
From the lounge you access the main patio area via french doors. The private swimming pool is 6 mtres by 2.5 mtres, there are 2 bali sunloungers, table chairs and parasol, outside shower, large barbeque, and double sink with under storage.

Coast/Beach
From the villa a short level walk of 8 minutes (400 metres) brings you to the Manta Rota beach. The beach is both very wide and long and for those who wish to it is possible to walk to Spain along the beach !

Golf
Golf is in abundance with 2 Championship courses Quinta da Cima and Quinta da Ria within 5 minutes, Benamor Championship course is 9 minutes away, Casto Marim 12 minutes, and so it has been said the finest course in Europe opened this year, Jack Nicklaus's Monte-Rei which is just a 15 minute drive away.

Travel
The nearest airport is Faro, A dual carrageway/Motorway will bring you to the villa in approx 35-40 minutes (57kms).
It is advised to hire a car for ease of travel from the villa to other interesting regions.
The roads in Eastern Algarve are good and traffic is light, (apart from the summer months)

Distances
The old town of Tavira is 12 kms away with its old cobbled streets, wonderful rooftops, cafes and bars this should not be missed.
Vila Real is 8 kms away with a marina that looks directly over to Spain and a traffic free town centre that makes this Aa very picturesque town.
Faro is 57 kms
Seville 130 kms

Further details
Manta Rota is starting to enter a growth stage with a new supermarket opening in the centre, a new butchers and a new beach esplanade with shops, bars and childrens play areas.
There are many market days in the centre of town during the summer months, with a huge monthly market at Vila Nova de Cacela just 1 km away.

Booking notes
A 25% deposit is required to reserve required dates. The balance is payable at least 8 weeks before arrival. Refunds for late cancellation will be given on the following basis -
8 weeks + -no cancellation charge. 4-8 weeks -50% refund.
2-4 weeks -25% refund. less than 2 weeks- no refund
A deposit of £200 is required. Further details available upon booking. The key holder will meet you upon arrival and show you around the house.
