Luxury new 2 bedroomed, 2 bathroomed apartment, does easily sleep 6 as it this is a very comfortable spacious apartment with everything you need. Overlooking the Pine trees and beautiful views all through the apartment. Equipped 40ft balcony with sun all afternoon and evening. Stunning Views from all the rooms, even the kitchen. We have amazing sunsets sitting on the balcony in the evenings. Fantastic gas BBQ with a great rotating spit for chickens and joints of meat. Lovely gardens and childrens play area along with outdoor swimming pools and tennis court. We have tennis rackets and balls for your use and lots of sunbeds and lilos. We are surrounded by 6 main golf courses, Luguna Golf Club/driving range. Minutes from the marina and beautiful golden beaches. A superb location with shops and restaurants all close by. The marina is lit up at night and very upmarket with plenty of entertainment for all ages.

Changeover day is Saturday to Saturday. Apartment to be vacated by 11 am. If Saturday is not possible please negotiate with owner.

Bedrooms: Bedroom 1 with Queensize bed - can be made into twins. Stunning views and very spacious with lots of wardrobe space in both bedrooms. Plenty of towels and linen.
Bedroom 2 has twin beds.
Lounge also has a very comfortable double sofa bed.
Bathrooms: En-suite bathroom to bedroom 1 with bath/shower over, wc, bidet and wash basin. Huge large mirrors and lots of space. All tiled in a classic style.
Second bathroom with huge walk in shower, wc and bidet, wash basin. Both bathrooms have wall heaters.
Kitchen: Kitchen is fully equipped with an oven, hob, fridge freezer, washing and drying machine, dishwasher, microwave, juicer etc. Very nice china and dinner service. Masses of cupboard space. Also with amazing views down the fairway of the golf course.
Living Rooms: Spacious lounge and dining room with brand new furniture including a double sofa bed, dining table and 6 chairs, sideboard, 3 small tables, 2 lamps. 42" LCD SKY TV and DVD player. Balcony doors open to an amazing peaceful view of trees and golf course.

Notes on accommodation
This is a great spacious apartment with stunning views throughout. It manages to be spacious yet very comfortable, yet stylishly furnished. Home from home with sky TV, air-conditioning, hot and cold in all rooms with extra heaters. Plenty of linen, bedding and kitchen has a supply of products you don't need to buy. Suitable for families and other guests of all ages and people who are looking for a quiet peaceful location. Not overlooking the pool. No smoking or pets. Extra heating in the bathrooms has been fitted. Safe in master bedroom. Has a masterkey box fitted outside for your convenience when picking up the keys its all on a 4 digit code. Very quiet, secure and safe condominium with lovely gardens.

Accessibility
Suitable for wheelchair users. Easy access, all lifts wheelchair friendly. Although a Penthouse apartment easy access and great lifts as we are on the third floor. As its spacious apartment is ideal for mobility.

Outside
Stunning 40ft balcony overlooking stunning views with a great BBQ and plenty of outdoor furniture and tables. Large sunshade and pretty potted plants. Great to sit out on in the even and watch the sun go down looking at the varied species of coloured birds flying through the pine trees. Eating out on the balcony in the evening is a must. By the tennis courts and pools there are extensive gardens and patios for communal use. We have a very large adults and childrens outdoor swimming pools. There is also a play area set out in the middle of the complex for children. The pools are salt water with shower and there is an indoor heated pool.

Coast/Beach
The Falesia beach is only five minutes walk from Vilamoura Marina, shops and restaurants. It is a fantastic long golden beach and runs all the way to Faro. The coastline is very picturesque with little bars and cafes along the way. If you have a car - just 5 minutes away towards Albufeira there are two amazing beaches - little fisherman coves - safe swimming and very pretty. One is called Praia St Eulalia and the other is called Praia Olas de Aqua.

Golf
This golf residential apartment is situated central to courses, including Millenium, The Old Course, Pinhal course, Laguna, Victoria and next to the Golf Academy Driving Range where you can enjoy practising 100 balls for 5 Euros and playing on their practise three hole golf course and pitch and putt areas.

Special interest holidays
On the nearby local beach there is sports and diving with jet skis, paddle boats for hire. There is miles of amazing pure golden sands. On the beach there are 4 poster beds with sunlounges and restaurants. Close by we have the Lake Spa Hotel with all great Spa facilities and spa treatments of every type. Its definately a holiday you don't want to miss, its relaxing yet plenty of culture and places to see. Closeby we have a many Water Parks, Adventure Parks, lots of interesting places to visit. We have the most amazing beaches with small coves and palm trees. Very inexpensive cafes and restaurants close by, all different cultures including Japanese Sushi, Chinese, Indian and lovely Portuguese foods. You have to try the chicken Piri Piri and their National cakes which are deliciouse and every cafe sells them.

Travel
The main airport for the Algarve is Faro only 20 minutes to the apartment. You can hire a car from the airport which varies greatly in price from winter to summer. The roads are easy and straightforward, after leaving the airport, about one and a half miles go past the turning for Faro and take the next turning heading to Portimao, then follow the road for about another mile and a half staying on the 125 bypassing Almancil on towards Portimao then left for Vilamoura. Car hire is essential.

Distances
Within minutes in the car to the nearest town of Vilamoura and the famous Marina, fantastic shops and many different restaurants that cater for any tastes in cuisine. Moreover, within five minutes to the market town of Quarteira, 10 minutes to Loule and 15 minutes to Albufeira making this location perfect as it is only 20 minutes to Faro.

Further details
In Vilamoura we have many shops, supermarkets, post offices, restaurants, petrol stations and banks. Just a few minutes away towards the Marina there is a great little area for a very nice meal and a lovely bar, called Parky's where you will get a lovely large glass of good wine or pint of beer 1.50 Euros or a bottle for 5 Euros. The restaurant on the corner has great Portuguese food. The waiter service here is second to none and the food is so good and yet very resonable, approx 10 Euros a meal.

Please send cheque payable to Mrs C Jones through the post for 25% (non-refundable) deposit required on booking. Balance required 8 weeks before arrival. Standard procedure of 200 Euro or £150 deposit will be required for breakage and other damage. Refunded after the apartment and inventory has been checked.

About the owner
My husband Geraint and myself, Charmaine live in a lovely Victorian house on the West Coast of Wales, Nr Aberdovey. We have converted most of the house into apartments. My husband has worked on the house for 10 years whilst I have run part of it as guest house. Eventually, we hope to live half the year in Portugal and let our apartment for the other half. I am 55 and have three daughters and two grandsons. We love Portugal, especially Vilamoura, ideal location, quiet but near enough to all the amenities. The apartment is perfect and although spacious its very homely.

Why the owner chose an apartment in this location
This is the best area in the Algarve because it is so sought after. In Vilamoura it has the Marina and beautiful restaurants and bars and the beaches are amazing. All around our apartment into Vilamoura are cycle paths and walking paths through the palm trees. Its only a few minutes from the beach and it is a lovely quiet area, all you can hear from the apartment are the birds in the pine trees. Love the salt pools and tennis courts.

Unique benefits of the property
It is very tranquil and luxury to sit out in the morning and evening on the balcony and just relax without the noise of traffic or people.
