Changeover day
Preferred changeover in 2011 and 2012 will be Saturday or Sunday but if this doesn't suit you, please feel free to ask us - we will be flexible if it's at all possible.

Notes on accommodation
For winter time, every room has wall mounted radiators. The large lounge and hallway have additional oil-filled radiators. There is also a log-burning fire but this is very rarely used! Children will absolutely love the place with its shared pools, numerous play areas, football coaching, tennis, golf, horse riding, weekly disco and fun clubs for all ages.
Outside
Lovely front garden for extra late afternoon sunshine. Huge private balcony with fabulous views. Four shared pools ranging from large to very large.
Coast/Beach
The Algarve's south coast is visible from the balcony. Salema beach and fishing village is 6 minutes away by car (a pleasant 45 minute walk), offers numerous local restaurants and bars. Burgau beach is 10 minutes by car. Praia da Luz is 15 minutes away and features a stunning beach, spectacular rock formations, a choice of excellent restaurants and many fine shops, cafes and bars. Other beaches within 30 minutes drive include Zavial, Martinhal, Sagres, Bordeira, Arrifana, Lagos and Meia Praia.
Golf
Beautiful par-71 golf course with driving range and chipping practice area, practice bunkers and three putting greens.

Travel
The house is just 55 minutes from Faro Airport and 150 minutes from Lisbon. Car hire is reasonably priced and thoroughly recommended.

Salema Beach 2 miles, Burgau 4mls, Praia da Luz 6mls, Lagos 9mls, Sagres 10mls. Cape St Vincent (formally known as The End of The World) is just 12 miles away!
Further details
Budens village, which boasts three restaurants and a few small Portuguese bars and cafes also has a decent sized supermarket with everything you could need and two smaller shops for emergency supplies of just about anything. There is also a petrol station and post office. All within 10 minutes walk of the house!
Booking notes
10% deposit required with your booking. 40% instalment at least 60 days before your stay. Remaining 50% at least 30 days before. Last minute reservations require 100% payment with your booking. Cancellation refunds: >8 weeks is 100%; >4 weeks is 50%; >2 weeks is 25%; <2weeks: no refund. Security deposit cheque for £250 will be returned to you uncashed as long as no significant accidental damage or breakages are reported following your stay. If you break a mug, glass or plate, simply replace it.

About the owner
We are a married couple with two teenage boys who have all been fans of the Algarve since our very first visit over twenty years ago. We have been holidaying in the Western Algarve several times a year for almost a decade now and never tire of it. In June 2011 we toured Spain and Portugal taking in 8 cities and 2500 kilometers of driving and we have to say that the best three days we had were in the Algarve. In terms of climate, atmosphere and cuisine it was just unbeatable.
Barcelona was spectacular but incredibly busy. Seville was awesome, but unbearably hot. Cuenca was breathtaking but the cuisine was questionable. Toledo was interesting, but mostly closed. The Western Algarve was beautiful, the weather perfect and the local cuisine could not be matched - anywhere.

Why the owner chose a home in this location
As keen golfers, swimmers and walkers - the Algarve is unbeatable. The Western Algarve is particularly friendly, remarkably green and far from the madding crowds of the resorts near Faro. PdF is a fantastic Golf Resort with loads of other facilities for families and golfers alike.
Salema - a fishing village just 5 minutes away by car - has a perfect beach, three or four excellent restaurants and a great little cocktail bar - sometimes that's all you need!
Unique benefits of the property
The house is really close to Budens village so many amenities are a short walk away and properly Portuguese, plus the added benefit of a large international supermarket. The view from the balcony is a real time waster. You can happily just sit for hours looking over local farmland, the village and the rolling hills to the Atlantic Ocean. The warm sunshine is perfectly tempered by the cooling Atlantic breezes.
