Our villa is air conditioned/heated and offers year round facilities for families, golfers and couples. Furnished to high specification it sleeps 8. Downstairs is a fully fitted modern kitchen and large spacious lounge/diner. There are 2 double bedrooms on the ground floor and 2 more upstairs. There is 1 bathroom on each floor. The private sun terrace has both a gas and charcoal BBQ and leads onto a large swimming pool and separate shallow pool for children. It is a bright modern villa with all home comforts, including a broadband internet access point. Just bring your laptop and cable to connect to the modem if you want to surf the net. The location of the villa makes it an ideal base for the many golf courses in the area and is only a 5 minute walk from the beach in Olhos d'Agua which leads onto Falesia beach giving miles of sand and sea. On a quiet road yet beside large supermarket, shops, taxi rank, bus stop, lots of restaurants and bars. Only 5 minute taxi ride to the nightlife

Notes on prices
Prices are for the property per week in euros.
Discounts given for long term winter lets. Winter holidays in the sun for golfers and pensioners are particularly attractive when combined with low cost winter air travel.
Changeover day
Changeover day is Saturday. However, during low season, other days will be possible if requested. To facilitate cleaning staff, incoming guests can arrive at 3pm or later, on day of arrival, and must vacate the villa by 10 am on day of departure.

Notes on accommodation
Pets and smoking absolutely not allowed in the villa. Ashtray is provided on the terrace. The villa is situated on a private enclosed complex and is suitable for children. Satellite TV is provided in the villa from the Astra 2A/2B satellite. All the BBCs, ITVs, Sky & CNN news channels plus many more, too numerous to mention as well as most UK and Irish radio stations are available to enable visitors to stay in touch with soaps, home news and sports. The villa also has both paved and green space for play, close to the pools. There is no lifeguard at the pool so parents must supervise their children, in the water, at all times. All rooms have air-conditioning/heating. Because of the large number of bars, restaurants, nightclub and proximity to the beach, guests may not feel a need to hire a car. Transfers from the airport and back can be provided on request. This costs 25 euros each way for up to 4 persons and 50 euros each way for up to 8 persons.

Accessibility
Many areas have steps and so the villa is, regretably, unsuited to wheelchair access.
Outside
The villa has a shared garden with large paved patio area. The private sun terrace has both a charcoal and a gas BBQ. Also on the terrace is a patio table with parasol, 8 chairs and 6 cushioned sun loungers. This leads onto the large swimming pool that is shared by all the villas and a smaller, separate children's pool.
Coast/Beach
Five mins walk to Maria Louise and Olhos D'Agua beaches. 10 minutes to Falesia and it's miles of golden sand. If you are feeling energetic walk from Olhos to Villamoura along the beach. It will take you at least 2 hours and you may wish to get a taxi back.
Golf
The championship courses at Vilamoura are only a 15 minute drive away and nearer to home there is the luxury 5* Sheraton Pine Cliffs resort which boasts it's own 9 hole course overlooking Falesia beach. Also the 9 hole at Balai is only 3 minutes by car. There are 5 quality golf courses 10-15 mins drive from the villa.
Travel
The nearest airport is Faro which is approximately 30 minutes by car. It is not necessary to hire a car as all your needs are catered for locally but if you would like to explore the Algarve, drive to Lisbon or over to Spain then we would certainly recommend you hire a car at the airport on the way in, as this saves on taxi fares from and to the airport. We can arrange for a local firm to collect you from the airport at the cost outlined above.
Distances
A few mins walk to shops, restaurants, cafes and bars. Major supermarket less than 100 metres from villa. Fresh meat and vegetable market beside supermarket. Taxis, bus stop, chemist and other specialty shops are all less than 100 metres from villa. Ten mins drive to famous 'strip' in Montechorro, while 5 minutes gets you to the centre of Albufeira. Lots of golf courses are only minutes from the villa with Balai and Falesia being only 5 minutes away.
Further details
Special rates are available for lets of more than 2 weeks.There are ATM machines in many locations with the nearest located in the supermarket across the main road. There is a major bank within 500 metres of the villa. To get petrol go to the main road, turn left and the petrol station is about 500m on your left. Vilamoura is about 15 mins car ride, with its marina, shops, restaurants and casino. There are many theme parks, Splash and Slide, Aqualand, Wet and Wild, Crazy World and Zoo Marine (the dolphin show is excellent!). Tickets for all these events can be booked 100 metres from villa, beside the taxi rank. The Algarve shopping centre is a 30 minute drive with it's hypermarket, boutiques, and numerous restaurants offering a variety of cuisine, bowling alley, and multiscreen cinema providing most films in English.
Booking notes
A 25% deposit will be required on booking the villa. In the event of cancellation this booking deposit is non refundable. The remaining 75% (together with €200 *security deposit) must be paid 8 weeks before date of occupancy. Once full payment has been received, you will be advised of key collection and location of villa.
*Security deposit will be returned to you within 14 days of cessation of occupancy, provided that there has been no damage to the villa or it's contents.
