This lovely 3 bedroom townhouse is situated in a quiet location just on the edge of Albufeira. It is 1 of 14 houses on a small exclusive condominium with a large pool. The house has 3 large bedrooms - 2 doubles and 1 twin. The doubles share a good sized balcony. There are 3 bathrooms, 1 of which is en suite. All rooms are spacious and bright and have been tastefully decorated and furnished to a high standard. There is air conditioning, heating and ceiling fans throughout, providing year round comfort. It is located close to Balaia Golf Course (a few minutes drive) and also within a short drive are some fantastic beaches – Olhos da Ągua, Sta. Eulalia and Falesia. Restaurants, bars and shops are within easy reach at Albufeira and Olhos da Įgua. In addition Vilamoura is only 15 minutes in the car.

Changeover day
Change over day is flexible. The villa will be available at 3.30 pm on your day of arrival and we ask you to vacate by 10.30 am on your day of departure. If at all possible we will try to accommodate you according to your flight times.

Accommodation
Bedrooms: Bedroom 1 with double bed and ensuite bathroom. South facing balcony.
Bedroom 2 with double bed. South facing balcony.
Bedroom 3 with twin beds.
All are a good size with plenty of wardrobe space.
Bathrooms: Ensuite bathroom to bedroom 1 with jacuzzi bath/shower over, bidet, wc and sink.
Main bathroom with jacuzzi bath/shower over, bidet, wc and double sink.
Ground floor shower room with shower, wc, bidet and sink.
Kitchen: Fully equipped kitchen including cooker, hob, fridge, freezer, microwave, dish washer, washing machine, iron, ironing board.
Living Rooms: Spacious lounge/diner with 2 sofas, dining table and chairs seating 6, satellite TV, DVD and selection of DVDs, music system, books and games. Double patio doors opening out onto a south facing terrace, ideal for alfresco dining.
Cleaning/towels/
linen/maid service:
Maid service is twice a week. Linen and towels are provided, although guests are asked to bring their own beach/pool towels. Towels are changed twice a week, and linen weekly.

Notes on accommodation
There are air conditioning/heating units in all bedrooms and the lounge/diner. Additionally there are ceiling fans in these rooms.
It is a private gated condominium with underground parking.
For the children there is a small playground and a children's pool.
Guests are kindly requested not to smoke inside the house.

Outside
Patio furniture, sun beds and barbecue are provided. There is a good sized shared pool and separate children's pool. There are communal landscaped gardens with a children's playground and brick built barbecue. It is easy to park near to the house and there is also a secure underground parking space.

Coast/Beach
Just 5 minutes in the car and you will come to some lovely beaches – Sta. Eulalia in one direction and Olhos da Ągua in the other and a little further on with bring you to the long long sandy beach, backed by high cliffs at Falesia. Albufeira itself is no more than a 5 minute drive. Here the coastline continues westwards with never ending beautiful beaches.

Golf
Balaia Golf (9 hole course) is about a 15 minute walk or just a few minutes drive.
Pinecliffs (9 hole course) is about a 5 minute drive.
Vilamoura courses - 15 minute drive.
Salgados (an 18 hole links course) - 15 minute drive.

Travel
Faro airport is about a 35 minute drive (about 40km).
Car hire is necessary for this location.

Distances
Centre of Albufeira - less than a 5 minute drive. Olhos da Įgua - less than a 5 minute drive. Vilamoura - About 15 mins.
The historic town of Silves is about 30 mins. Monchique about 50 mins. The pretty seaside village of Carvoeiro 30 minutes. Water parks are within a 15 minute drive, e.g. Zoomarine, (here you can swim with the dolphins), Aqua Land and Aqua show. Algarve shopping, a large shopping mall with an 8 screened cinema, bowling alley and food hall - about 15 minutes.

Further details
There is a huge selection of bars, restaurants and shops in Albufeira with something to suit all tastes.
Olhos da Ągua is a small bustling fishing village, again with a good choice of restaurants and bars.
Vilamoura also offers a good choice and in between there are lots of restaurants and bars dotted along the road.
For those of you who enjoy activities, nearby there are tennis courts at Quinta da Balaia, horse riding at Vale Navio and of course all the water sports on offer at the beaches.

Booking notes
Upon booking, a non-refundable 20% deposit is required. The balance is due 6 weeks prior to the commencement of your holiday.
A refundable damage deposit of £150 is required and this is payable when the balance of your payment is made. This will be returned to you within 2 weeks of your departure, if no damage occurs.
