These stylishly comfortable townhouses are splendidly located just 400m from the award winning Falesia Beach and just 10 mins drive from Vilamoura and Albufeira. It is only 40 mins drive from Faro Airport and the world renowned Sheraton Pine Cliffs Resort and Golf Course is practically on the doorstep. Nearby Acoteias has an excellent selection of typical Portuguese and International restaurants, newsagents, shops, supermarkets, bank, a taxi rank and bus stops. For your convenience, located just 100 meters from the house is a small selection of local restaurants, bars, cafes, newsagent, supermarket and tennis courts. There are just 6 houses on the small exclusive condominium built around a large pool and nicely landscaped gardens, thus ensuring a delightful area for swimming and sunbathing. The houses have their own private BBQ and terrace dining area perfect for dining alfresco! It is ideally located for those who want peace and quiet, but also to be near all amenities.

Changeover day
We are flexible with arrival days as a lot of the low cost airlines fly mid week, except in high season (July and August) where change over days are normally Friday/Saturday/ Sunday - please check when querying. Check in time is 3pm and check out 11am.

Town House A Sleeps 4/6 (2 Bedrooms)

Bedroom 1 on 1st Floor with double bed leads onto large balcony with furniture overlooking front gardens. Bedroom 2 on 1st Floor with twin beds overlooks the Sheraton Hotel to the back of the house. Extra Z Bed for 5th person and can be placed in either bedroom. Bathroom including bath, shower over bath, WC, basin & bidet downstairs. Bathroom including bath, shower over bath, WC, basin & bidet upstairs. Fully fitted and equipped kitchen including hob, oven, fridge/freezer, microwave, dishwasher, washing machine, table and chairs as well as all utensils and basic condiments. Free Standing BBQ is located outside of the kitchen for easy convience. Spacious living area with Leather sofa and two arm chairs, open Fire Place, TV, DVD and CD Player. Comfortably decorated the lounge area has full patio doors leading out to a large terrace area with table and chairs and into gardens. Bedlinen and towels provided on arrival for occupants.

Townhouse C, Sleeps 8/10 (3 Bedrooms)

Bedroom 1 on 1st Floor with double bed and ensuite bathroom (walk in shower) leads onto a balcony overlooking the front garden. Bedroom 2 on 1st Floor with twin beds and ensuite bathroom (walk in shower) overlooks the Sheraton Hotel resort. Bedroom 3 on 2nd Floor with 2 double beds and ensuite bathroom (Bath with shower over tub) with large balcony overlooks the front of complex 1 fully fitted bathroom located on ground floor. Fully fitted and equipped kitchen includes oven, hob, fridge/freezer, microwave/grill, dishwasher, washing machine, table and chairs and all utensils and basic condiments. There is a built in barbecue located outside of the kitchen in the small garden for easy convenience. A spacious sun filled living area with a 2 leather sofas, TV and DVD, dining table and chairs for 6 and ceiling fan. Decorated to a traditional standard the lounge area has full patio doors leading out to a large terrace area with table and chairs leading into garden area.

Notes on accommodation
This accommodation is most suitable for families and couples. Cot (€10 per week) and Highchair (€15 per week) are available. Guests are asked to bring their own beach towels please. Guests are kindly requested not to smoke inside the house but to use the outside areas. A cleaning service is provided during your stay as follows: A mid stay clean with towels and linen changed for all stays of 10 till 14 Days. Extra cleaning and linen is available at a cost - please request on booking.

Outside
There is a large pool (shared just with the other residents) with a lawned area for sunbathing. Steps lead up to the pool and are gated. Sunbeds and umbrellas are provided for use at the pool or in the landscaped gardens of the complex. The condominium itself sits in spacious grounds of mainly grassed areas and is gated for extra privacy. Each House has its own BBQ located just outside the kitchen area, and also has a spacious front terrace area perfect for relaxing or dining alfresco!

Coast/Beach
Just 400 meters away is the award winning Falesia Beach with its stunning red rock cliffs and golden sands beach. The longest beach in the Algarve, it offers an excellent choice of facilities including parasols, sunbeds and in high summer there are water sports available. The beach is ideal for walkers and there are a limited number of bars and restaurants all offering various mouth watering cuisines to suit all tastes including fantastic fresh sea food.

Golf
There are many high quality golf courses within a ten minute drive of the accommodation. The closest is the neighbouring Sheraton Pine Cliffs Golf Course which includes the famous 'Devils Parlour'. Close by are a range of courses at Vilamoura including the Millennium, Laguna, Victoria and Vilamoura's' Old Course. There is also a golf academy and driving range.

Travel
Faro airport is just 30km away and a 40 mins drive to the accommodation. As the Algarve spans a large area with wonderful sights and attractions, car hire is highly recommended to explore, but not essential for this villa as there are a number of excellent restaurants and bars within walking distance and the beach is a 5 minute walk away. Local Taxis are reasonably priced. As a car is not essential for this property we can also arrange airport transfers (please request on Booking).

Distances
An excellent selection of bars and restaurants as well as a supermarket are located very close to the complex for those not wishing to travel too far. Acoteias village is 1.4 km away - just a few minutes by car or a pleasant walk and has a great selection of very popular bars, restaurants, shops, supermarkets and a bank. Vilamoura is only a 10 minute drive away with its stunning marina and if in need of some fabulous nightlife - Albufeira is only a 5 minute taxi ride away.

Further details
There are many major attractions for all the family to enjoy including Zoo Marine (where you can swim with the dolphins), horse riding on the beach and some brilliant fun filled water parks all within a half hour drive of the house. Locally there is golfing, tennis, horse riding and a sports facility.

2 large shopping centres are 'Algarve Shopping' in Guia and 'The Forum' in Faro just 20-30 minutes by car. The Algarve Shopping, is a large mall which is approx. 15 minutes drive away. Here you will find a variety of shops, a big supermarket, a bowling alley, a multi-screen cinema (most films are in English with Portuguese sub titles) and a food hall.

The water parks are within easy reach - Aqualand and Slide and Splash being the most popular. The parks all provide buses that will pick up you up and return locally. If you want to get away from the coast for the day then a drive to Monchique and Foia (the highest point of the Algarve) is highly recommended. On the way you could visit the castle in Silves and stop for lunch of chicken Piri-Piri in the small mountain town of Monchique. It will take you less the an hour to get there.

Alternative ways of exploring the Algarve are by joining one of the many jeeps that head out each day (high season) to explore the unspoilt Algarve. This is a great day out for the family and will pick up and drop off in the area.

As Acoteias is ideally situated between Vilamoura and Albufeira there are plenty of great boat trips leaving from both Albufeira and Vilamoura marinas everyday. You can choose from a full or a half day and this can often include a trip into the caves and grottoes of the beautiful Algarvian coast line. If you fancy a drive into Spain then the border is only a 50 minute drive and Seville approx two hours depending on traffic.
There is an information book in the house with lots more information on great days out. We are also on hand to give you lots of advise on the local area as well as the Algarve.

Booking notes
A non refundable deposit of 25% is required to confirm your reservation. The balance is due 6 weeks before your date of arrival. A refundable breakages deposit of £150 or 200 euros is required to be paid. Providing there is no damage this will be refunded within a week of your departure.

TownHouse C can sleep a max of 10 people, there is a charge of €15 per day per person for each extra bed.

Weekly rental rates of cots and highchairs are: Cots €10 & Highchairs €15.

Thank you once again for a fabulous holiday - the villa was gorgeous and spacious. Didn't realise it would be that big... it was bigger than our house!!. Loved the area as well, really nice and quiet and fab location for food, shops and beach. Went to Albufeira for a day out which was nice but we all agreed it was to busy and couldn't wait to get back to the pool - which we had to ourselves most of the time! - from Jemma & Family.
We've had the most enjoyable stay. Apartment has everything one needs, very peaceful, yet near enough to all you need. The square is really good and everybody is very happy to serve you and make your stay enjoyable. The beach here is fantastic. We've had the best of weeks - Margaret & Friends.
