Situated on the beautiful Lisbon Coast, this well appointed villa, built in 2006, provides a great base for a fantastic holiday. It lies in a quiet cul de sac on the edge of the village of Ribamar and within 5 minutes drive is the lovely town of Ericeira, voted the 'pleasantest place to live in Portugal'. The area is famous for its beautiful beaches and fantastic seafood restaurants (many of which are within minutes of the villa) and its civilized, laid back way of life. The exciting capital city of Lisbon is only 40 minutes away, as are the beautiful and popular seaside resorts of Cascais and Estoril, whilst the historic towns of Sintra and Mafra are even closer.

Changeover day
Changeover day is usually Saturday but there is some flexibility. Guests may not be able to gain access to the villa until 4pm on the day of arrival & must be prepared to vacate by 11am.

Cleaning can be provided if required during stay, with payment arranged locally. Property is thoroughly cleaned prior to stay.

All bedrooms are provided with an electric fan. For the cooler months, the villa is provided with under-floor central heating and a wood-burning fireplace in the living room.

Accessibility
The villa is ideal for children, a buggy, cot, high chair & car seat are all available as well as a range of toys & games. The ground floor bedroom and bathroom make it suitable for guests with mobility problems, a wheelchair ramp is provided

Outside
Main patio area with gas barbecue, cosy heater, range of outdoor furniture and shower. Gated steps leading up to private swimming pool (7m x 3.5m). Further patio area with furniture at front of villa - ideal for al fresco breakfast.
For the comfort of our guests the side and front gardens comprise of artificial lawnwed areas making it safe and ideal playing area for families with young children.

Coast/Beach
Located only 500m from the sea as the crow flies, but the steep inclines would usually necessitate a car. 5 mins drive to the famous surfing beach, Praia da Ribheira d'Ilhas, where sections of the world windsurfing championships are held and lessons are also available. The more tranquil St Lorenzo beach is also only a 5 mins drive. Numerous other beautiful beaches are within a 30 mins drive.

Golf
Golf is widely enjoyed within the region, with the Praia del Rey course, ranked no. 1 in Portugal by Peugeot's 2003 guide and 13th best in Europe by Golf World being just one of the 14 courses within an 18-80 km range of the villa. This includes courses at Estoril, Torres Vedras and Peniche.

Travel
The villa is well-placed for access to the motorway network.
Lisbon airport is a 40 minute drive & is well-served by both scheduled and low cost airlines. Thomsonfly are due to start flights from Manchester in early May. Direct flights to Lisbon also available from Gatwick, Luton and Birmingham.
Alternative airports are Faro and Porto, both about 300km away.
Car hire is highly recommended, although there is a bus stop at the end of the road.

Distances
Lisbon - 50km (45 mins). Mafra - 10km (15 mins). Sintra - 20km (30 mins).

Further details
The quiet adjacent village of Ribamar has 2 supermarkets, butcher's, baker's, restaurants and bars. Ericeira, 10 minutes away, is a beautiful cobbled town with an extensive range of shops, restaurants and cafes.

Booking notes
A non-refundable 25% deposit secures your booking; the balance is payable 8 weeks before arrival. In addition, a £250 security deposit is added to your final payment to cover any breakages. This will be refunded within 7 days after the end of your rental period.
