Only 50 minutes from Lisbon airport, 15 minute drive to Obidos and 20 minutes to the beach.

Notes on prices
Prices are for the property per week in UK Pounds, based on 6 people sharing. (Additional occupancy may incur an extra charge) There are off season and low occupancy discounts available. Long lets are also negotiable depending upon the number of intended guests, length of let etc. Please check with the owner regarding part-week rates per night, and all special offers.
Changeover day
Changeover day is flexible to ensure guests can make use of cheaper flights if required. Please contact the owner to discuss. The villa is available from 4pm on the day and must be vacated by 10am on the day of departure.

Notes on accommodation
Suitable for families and those who require accommodation all on a ground floor level. No smoking guests please. Please advise if a cot or highchair is required. Central heating, although rarely required makes this an all year round holiday location.
Accessibility
The villa is all ground floor with one small step up to the area outside the frontdoor. The inside internal door widths are all 68cm and the en suite bathroom is spacious with easily accessible shower tray.
Outside
Grass gardens to rear, front and side of the villa. A sun terrace, large pool area, brick built barbecue and two outdoor eating areas. Private pool (7m x 3.6m, depth 1.2m) with a thermal cover which increases the pool temperature. Outdoor furniture, including 6 sun loungers, parasols and garden games. Ample Parking. Beautiful views of the surrounding countryside and a small private play area next door shared by 4 villas.
Coast/Beach
The villa is approx 20 mins from the beaches of Foz do Arelho on the Obidos Lagoon, particularly favoured by families with children owing to the calm and sheltered waters of Obidos Lagoon. The sandy surfing beaches of Baleal and Peniche are just over a 30 minute drive. Slightly further afield deserted and protected beaches can be found in abundance.
Golf
There are many local golf courses for both golf enthusiasts and beginners. The Golden Eagle at Rio Maior is only a 15 minute drive. The world famous course at Praia del Rey is 25 minutes away, as is Bom Sucesso. A 30 minute drive will get you to Campo Real at Torres Vedras and all the Lisbon and Estoril courses are no more than an hour away.

Lisbon Airport – 55 mins drive.
Porto Airport – 2.5 hour drive.
Faro Airport – 2.5 hour drive.
Car is essential.
Distances
Rio Maior - 10 mins.
Obidos and Caldas da Rainha - 15 mins.
Foz do Arelho - 20 mins.
Peniche – 30 mins.
Further details
There are many restaurants, bars, shops and markets within a short drive. In addition the village has a mobile shop selling fresh produce. A cafe/small shop is available with in walking distance.

A provisional telephone booking will be held for up to 5 days, to enable the completed booking form and deposit to be received by the owners. A deposit of 25% of the total cost is required with the completed booking form. Balance payable 8 weeks prior to departure. A security deposit of £150 is required for each booking. This is fully refundable.

About the owner
I live in Buckinghamshire with my wife and two girls. We both work and purchased our villa as a holiday home and long term investment. We love Portugal and wanted a place where we could arrive and relax from our everyday work, and still have enough to keep our children (13 and 9) happy!! Purchasing a property abroad has always been a dream, and has been a journey which although overwhelming at times we have thoroughly enjoyed. We have set up our villa as a home from home and it is really important to us that people thoroughly enjoy their holiday. We know much about the area and are more than happy to share what we know. Why the owner chose a home in this location
We brought our villa in Rabaceira as it is in a beautiful, quiet area, yet near enough to the sea with great places to visit and many activities for our children. The location fulfils our desire to fly out for a long weekend, as we have now got the travel time from our front door in England to our villa in Portugal down to less than 6 hours. I play golf and love watching the bird and wildlife, my wife and children are happy to relax by the pool and when we settle down for a barbecue at the end of a day by the pool we realise just why we love our villa. The locals in the village have made us really welcome and we love the mobile bakery and food vans which come to the villa. The restaurants around are great and you certainly have lots of choice.
Unique benefits of the property
The villa for us is great, as we have supermarkets, restaurants and things to do near by. However, we are able to get away from it all. The views are stunning and as we are not in a tourist village it means we experience 'true' Portugal. The older generation in the village still use the clay sinks in the middle of the village for their washing! The villa has large garden areas, with a quiet garden and barbecue/terrace area at the back, a pool area and a further garden area at the front of the villa.
