Newly built, Villa Joao sleeps up to 8, has two sitting rooms and is a beautiful child friendly villa furnished to an extremely high standard in the village of Cerro do Ouro, 7km north of Albufeira old town. It has its own privately situated pool with child safety fence and lovely garden. Villa Joao has entertainment facilities including a pool table, table tennis, a treadmill and a playstation 2 console. It is the perfect place to relax in peace, to use as a base for a golfing holiday, or from which to explore the nearby attractions of the Algarve.

Prices shown are for the property per week in UK Pounds- inclusive of water, gas, electricity, linen, towels (excluding beach towels) and a starter pack of groceries/beverages.

Changeover day
Saturday is our changeover day. Access to accommodation is made from 4pm on arrival day and clients are required to leave the accommodation by 10am on the day of departure.

Accommodation
Bedrooms: Bedroom 1 with super king size bed and en-suite. Opening onto pool area.
Bedroom 2 with large double bed.
Bedroom 3 (downstairs) with twin beds.
Bedroom 4 (downstairs) with twin beds.
Bathrooms: En-suite to bedroom 1 with large bath tub, shower, WC, bidet and twin basins.
Bedroom 2 with private facing bathroom again with bathtub, shower, WC, bidet and basin.
Bathroom on ground floor with bath tub, shower, WC, bidet and basin.
Kitchen: Fully equipped kitchen. Table/seating for 6. Large fridge/freezer, dishwasher, 4 ring hob, oven, microwave, toaster, kettle, full set of crockery and glassware for inside or outside dining.
Utility Room: Washing machine, iron and ironing board.
Living Rooms: Downstairs lounge with 2 large sofas, tables, TV with cable and satellite connection and fireplace.
Upstairs lounge with large sofa, tables, TV with cable & satellite and DVD player. Lounge opens onto huge terrace overlooking the surrounding countryside.
Other: Dining room with table/seating for 6, dresser, bureau, opens onto pool area. Through the front door is a spacious hallway, off which are the downstairs lounge, kitchen and inner halls to master bedroom and twin bedrooms.
Cleaning/towels/
linen/maid service:
Towels are changed once or twice per week and linen once per week. Beach towels are not provided.

Notes on accommodation
A complimentary starter pack of groceries and beverages is also included. Extra folding beds (with linen) are available for an additional charge of £60 per bed per week. There are air conditioning/heating units in all the bedrooms and the downstairs lounge. All rooms have secure shutters/grills. Air conditioning/heat exchange - £100 per week extra. We kindly ask that smokers do so outside.

Outside
Entry is at the end of the lane through electronic gates onto the driveway which has ample parking for 4 cars. The pretty walled garden has a large lawn, palm tree, shrubs and night lighting. There is a private swimming pool with a separate children’s pool. The pool is separated from the house by a pool safety fence for toddler security. The property itself is securely fenced and has gate security control. There are plenty of sun loungers, parasols, tables, chairs and a large BBQ.

Coast/Beach
Within a 10 min drive are several beaches, the closest being Albufeira, Baleeira, Oura and Balaia. All of these have a number of bars and restaurants.

Golf
There are several golf courses within 30 mins drive. These include Vilamoura's 5 courses, Quinta do Lago, San Lourenco, Balaia and Salgados. All of the Algarve's many other courses are within easy reach by car.

Travel
Faro airport is approx 35 mins drive. A car is strongly recommended.

Albufeira 6km. Vilamoura 15km. Loule 20km. Faro 35km.
To the west: Portimao 30km. Lagos 45km. Monchique 50km. Sagres/Cape Vincent & Atlantic Coast 80km. Lisbon 250km.
To the East: Tavira 55km. Spain 80km. Seville 250km.

Further details
There is a well stocked village shop within 5 mins walk of the villa with an adjoining cafe, and an excellent local restaurant just a little further down the road. Outside the shop/cafe is a regular bus route to Albufeira. Within 10 mins drive, and also on the local bus route, there is the Algarve shopping centre with a large supermarket and numerous other outlets.
For those seeking activities, the following are all within easy reach- Krazyworld, which has a great main pool, a couple of shallow pools for very small children, crazy rides and a children's funfair; Aqualand; Slide 'n' Splash; horse riding; sea water sports; and of course, the golf courses. Vilamoura has a huge marina surrounded by cafes, bars, boutiques and fashionable shops. Albufeira is famed for its beaches, sunbathing in the day, and for its many restaurants, bars and discos that enliven the night. Loule has many fine old churches and buildings, and a famous covered market that spills out onto the streets on Saturdays. The towns of Alte, Messines and Silves with its imposing castle, are all full of history and local charm. Driving around the hills offers ample opportunity to explore and appreciate the beauty of the countryside and gentle pace of life that exists outside the hustle and bustle of the coast and tourist resorts.

Booking notes
A 25% deposit is required within 5 days to confirm booking. Balance is due 6 weeks prior to arrival. If booking is made within 6 weeks of departure date, full payment is required. If the client decides to cancel a confirmed booking, cancellation terms will be applied.
