Casa Res Ipsa is situated approximately 2km north of the traditional village of Santa Catarina. This unique village houses all holiday needs, bank, barber, bars, newsagents, chemist, supermarket and petrol station. The house itself has all mod cons, central heating, air conditioning, aga style gas oven and electric module, plus fully fitted modern kitchen and large basement games-room. Outside 11x5m saltwater swimming pool, large pool terrace and various other terraces around the house plus the good old BBQ! Casa Res IPsa seems to be 25 minutes from everywhere you need to be on your holiday, the beautiful unspoilt town of Tavira, with surrounding beaches too many to mention, golf courses, airport, fantastic shopping at the Forum Algarve in Faro, nearer home some superb local restaurants and bars, visit to believe!

Changeover day
Thursday is our ideal change over day, but we try to be as flexible as possible.
| Bedrooms: | Bedroom 1 with king size bed private terrace and en-suite. Bedrooms 2 and 3 with twin beds looking out to the pool, shared bathroom. Bedroom 4 with double bed and shower room. All bedrooms have air conditioning. |
| Bathrooms: | 1 bathroom with bath, shower, WC and wash basin. 3 shower rooms with WC's and basins and one with bidet. |
| Kitchen: | Kitchen with granite work surfaces, Aga style gas oven plus matching electric module, American fridge, washing machine, dishwasher and microwave. |
| Living Rooms: | Large kitchen/dining room, lounge with double sofa bed, Sky free view, DVD and CD player plus large selection of books and some CD`s. |
| Other: | Large basement games room. |
| Cleaning/towels/ linen/maid service: |
All linen is supplied including bath towels (not beach towels). Bedding changed once a week and house cleaned once a week unless otherwise requested, this can be arranged with booking. A welcome food package awaits our guests. |
Notes on accommodation
Entire 1 acre garden area fenced and gated, also telephone at gate.
Air conditioning is an extra £50 per week if required.
Outside
Large gardens, patios, BBQ,outdoor furniture etc. 11x5m salt water swimming pool with extensive lighting in pool and around house and garden.
Coast/Beach
The beaches of Tavira, Pedras del Rei, Tavira Island and Fuzeta are all within a 20-25 drive. Pedras del Rei is particularly fantastic, you can walk to the beach or catch the lovely open carriage train (1 euro each way) across the Ria Formosa wetland sanctuary. Recommended for kids and adults alike.
Golf
The courses of Quinta do Lago,Vale do Lobo and Vilamoura are between 30 - 45 mins drive west (depending on course). Benamor is aprox 25 mins to the east. The excellent Quinta de Calma/Quinta da Ria courses are approx 30 minutes to the East.
Travel
Faro airport is 30km away (25-30 min drive).Car essential!
Distances
The lovely village of Santa Catarina is 5 mins drive away where you can get all you needs for your holiday, petrol station mini-market, chemist, bank, restaurants, cafes and bars. The fantastic old town of Tavira is a 20 minute drive away, a must see! Great culture, great fun! Zoomarine and various water parks are all within a 45-60 min drive.
